Far East Organization opens Amber House condo for sale with prices from about S$2,900 psf

[SINGAPORE] Far East Organization will be opening its Amber House project in the East Coast for sale on Saturday (Jun 28), with prices starting from S$1.9 million. Located along Amber Gardens in District 15, the freehold residential development comprises 105 units in a 16-storey tower. It spans a total land area of 3,801.4 square metres, with a gross floor area of 11,495.4 sq m and gross plot ratio of 2.8. Two-bedders sized 635 to 753 sq ft are priced from S$1.92 million or S$3,020 per square feet (psf). Prices start at S$2.9 million or S$2,960 psf for three-bedders, which span 980 to 1,238 sq ft; and S$5.13 million or S$2,940 psf for four-bedders sized 1,744 sq ft. Amber House is a redevelopment of the former Amber Glades, which the group acquired through a collective sale for S$118.1 million in March 2011. It was previously named Amber Sea and was expected to launch in October 2021, but this was put on hold in light of 'evolving market conditions' then. The group's deputy director of sales and leasing Michelle Tang had said then: 'We are reviewing the concept and planning for Amber Sea to ensure we deliver an enhanced residential development with enduring value.' 'As such, the launch of Amber Sea will be on hold to allow for further evaluation,' she added. Sign Up Sign Up In response to queries from The Business Times, Far East Organization's chief operating office of sales and leasing Shaw Lay See said the new Amber House has been conceived to reflect the 'evolving meaning of home'. 'In recent years, the way people live, work and connect has shifted, and Amber House is our response to this transformation,' she said. 'Every detail, from layout and architecture to lifestyle amenities, has been carefully designed to align with what homeowners value today,' she added. Recent launches in the area received mixed responses. In November 2023, the 99-year leasehold Emerald of Katong sold around 99 per cent of its 846 units over its launch weekend at an average price of S$2,621 psf. In July 2023, the 99-year leasehold Grand Dunman moved more than half of its 1,008 units at an average price of S$2,500 psf. A few months prior, the 99-year leasehold Tembusu Grand sold 53 per cent of its 638 units during its launch weekend, with prices averaging at S$2,465 psf. Meanwhile, the freehold The Continuum sold around 26 per cent of its 816 units on the launch weekend in May that year, at an average price of S$2,732 psf. Caveats data indicate that there are just four units remaining at Emerald of Katong, 221 units at Grand Dunman, 43 at Tembusu Grand, and 227 at The Continuum. Figures from URA Realis also showed that new sales of non-landed private homes in Amber House's vicinity transacted at a median price of S$2,943 psf in the past few months. Most recently on Jun 10, a 1,248.6 sq ft unit at the freehold Ardor Residence changed hands at S$2.8 million or S$2,230 psf. Meanwhile, sub-sales and resales of non-landed private homes in the area recorded a median price of S$1,877 psf in that time. The latest transaction was for a 1,442.4 sq ft unit at the freehold Haig Court for just under S$3 million or S$2,072 psf on Jun 13.
