A building in San Francisco's trendy Jackson Square is heading to foreclosure auction

A four-story mixed-use building with debt issues in the trendy Jackson Square neighborhood could soon become available to the highest bidder. Per a recent public notice, the building at 244 Jackson St. is heading to a foreclosure auction next week after the owner's failure to remedy debt obligations stemming from a $13.6 million loan that matured in July. Explore All Events The building owner, Roth Jackson LLC, an entity registered to father-son pair Moris and David Herscowitz, originally bought the 30,000-square-foot property in 2018 for $33 million. Its debt secured by the building has ballooned to $15.8 million with penalties and interest, per the auction notice. The owners had expected to sell the building late last year in a deal that ultimately fell apart when the would-be buyer tried to renegotiate terms. The building, which is entirely vacant, is alternatively addressed as 220 Jackson St. or 230 Jackson St. Appraisers in July 2024 estimated the building's worth as $13.3 million, below the value of the owners' $13.6 million loan. Roth Jackson's loan guaranteed by the building was underwritten when the property was valued at $21.3 million with 100% occupancy. As my colleague Sarah Klearman wrote in December, the building could still be acquired by a third party or at auction, including by Roth Jackson's lenders, which could credit any bid on the property against the outstanding debt. If the lender bids and wins, it could then decide to flip the building for sale at a lower price than acquisition — a scenario that has played out several times already in postpandemic downtown San Francisco. Roth Jackson has not disclosed the price it might have been seeking for the building previously. JLL, which previously marketed the building for Roth Jackson, did not immediately respond to a request for comment on the building's auction status and latest market. Jackson Square, meanwhile, has been a bright spot for downtown San Francisco with high-profile investments such as Shvo's $1 billion bet on the Transamerica Pyramid, former Apple designer Jony Ive's new real estate spree, and Aphotic chef Peter Hemsley's new building. Roughly three blocks from 244 Jackson, another deal in the low $30 million range was executed for 500 Washington St.
