Carrie Bradshaw and her Manolos will have plenty of room in her new Gramercy apartment — but what would the sex columnist and fashion guru actually pay IRL for the stunning 1,700 square-feet apartment? The Post spoke to Elena Sarkissian, a real agent with Douglas Elliman, and Lauren Mitinas-Kelly, a real estate expert on 'Owning Manhattan' star Ryan Serhant's powerhouse SERHANT brokerage and founder of her own LMK Limitless team, who shared why Carrie — and her heels— made the perfect purchase and how much it could cost the average Joe today. Mitinas-Kelly compared the 1,700-square-foot apartment to others from the last 12 months in the lovely location and shared that on a purely per-square-foot basis, Carrie's place would be worth roughly $2.4 million. However, there are several reasons why she believes the home would still sell between $4.5 and $5 million today, adding there has been an 'overall uptick in pricing in downtown co-ops since the pandemic,' and Sarkissian agrees. 'As we know, being on the park makes the owner one of the chosen few given access to the supreme exclusivity of a key to the park. It's one of the most coveted 'private members' clubs in town,' she exclusively told The Post. The exposure on the show is just underscoring what every New Yorker knows: that everyone aspires to live on Gramercy Park!' 'Gramercy is known for its classic Beaux Arts architecture and its famous occupants yet this quintessential neighborhood is also evolving into the modern era with new construction buildings everywhere,' she continued. 'I think Gramercy is a symbol for the ever-changing and all-enduring appeal of Manhattan. It's the perfect neighborhood for Carrie.' Craig Blankenhorn/Max While Carrie will thrive in her new home, Mitinas-Kelly shared that owning a co-op on Gramercy 'really limits your buyer pool,' adding that for the high price, 'it's not full service.' The building doesn't have a doorman, doesn't allow pied a terres (which also restricts foreign purchasers) or subletting, many features that any New Yorker would expect with a multi-million dollar price point. Advertisement 'Also, the financial review and interview process is very rigorous,' she explained about the buying process, 'and so few buyers will be 'welcome' to the building' — however, she does believe it suits Carrie just right. Sarkissian noted that 'maintenance in NYC includes HOA and real estate taxes,' adding that while the building's fees 'are reasonable,' one 'always needs to consider the capital improvements potentially ahead in a building of this age'— but she, too, thinks it's the 'perfect' location for Carrie. The king of Bravo is finally trading indoor glam for outdoor green. Andy Cohen, the Emmy-winning TV personality and producer of 'Top Chef' and 'Watch What Happens Live,' has found a buyer for his sprawling West Village duplex after eight months on the market. The 3,500-square-foot Manhattan residence — pieced together over 21 years by combining multiple units — was listed for $14 million in September 2024 before undergoing a $2 million price cut in February. 11 Bravo star Andy Cohen has officially found a buyer for his uniquely customized West Village condo, eight months after it hit the market. The final price to be paid, as well as the new owner, are not yet known. Serhant, who's now the star of 'Owning Manhattan' on Netflix, first made his name in real estate reality television on Bravo's 'Million Dollar Listing New York,' which premiered in 2012. 'Congrats @bravoandy,' Serhant wrote. 'Thanks for trusting me and @serhant with your home.' Because it's a one of one,'' he told the New York Times. 'It's one of those treasures that you wait your whole career for.' When reached for comment by The Post, Serhant could not elaborate on the deal. The apartment reflects a layered, theatrical sensibility befitting its owner. It is currently composed of three bedrooms, with the potential for 4 to 5 bedrooms, and boasts 4.5 bathrooms. 11 Serhant, who had long coveted the listing, called the property a 'one of one' and a career highlight. The unit features a mix of saturated color palettes, from lacquer-red powder rooms to a royal purple rug in the primary suite. Among its many rarities: multiple woodburning fireplaces, a steam room, three storage units, and a primary bath with a teak soaking tub and a marble vanity. Cohen, who had long pined for an open-air escape, decided to move after finding another West Village home that finally checked the box: outdoor space. 'Outdoor space was the decision! I always have coveted outdoor space,' Cohen, who hails from Missouri, told People. 'There is a dearth of inventory in the West Village with outdoor space, so when I found something that was meaningful enough for me to leave my dream apartment … that's what it took.' Cohen's new home reportedly cost $18 million and comes with a 2,000-square-foot terrace in addition to 3,000 square feet of interior space. When he's not there, he's constantly found walking around the West Village — and has been a common sight on the streets there for years. 11 The Emmy-winning producer and talk show host said he made the emotional decision to sell in pursuit of outdoor space, which he found in a nearby $18 million West Village apartment boasting a 2,000-square-foot terrace. Outside of real estate, Cohen continues to juggle a packed schedule. In addition to his SiriusXM channels and hosting duties, he's currently touring the country with CNN anchor, and longtime friend, Anderson Cooper in their live conversation series, 'AC2: An Intimate Evening with Anderson Cooper & Andy Cohen.' As Serhant sees it, parting with the home wasn't just a sale — it was a moment. 'It's one of those treasures that you wait your whole career for, to find something like this that you get to bring to market and sell,' he said.

A collector's dream NYC pad 'sells in a day' for $9M cash

Alexander Zweig, an entrepreneur, collector and angel investor — and a son of the late Wall Street investor Martin Zweig — has found a buyer for his $9 million Tribeca loft, sources told Gimme Shelter exclusively. The all-cash deal is slated to close on Wednesday. 'It [found a buyer] in a day,' a source said of the 62 Beach St. aerie. The home's stylish aesthetic was inspired by the nearby Greenwich Hotel. It has also served as a stage for Zweig's impressive memorabilia collection. That includes Charlie Sheen's helmet from 'Platoon,' Clint Eastwood's 'Dirty Harry' gun and Arnold Schwarzenegger's shotgun from 'Terminator 2: Judgment Day.' Zweig inherited the collecting gene from his late father Martin, an investor who once predicted the 1987 stock market crash. The elder Zweig paid a then-record $21.5 million for the Pierre Hotel's penthouse in 1999. It was on the market for $125 million when he passed away in 2013, leaving his collection — including Marilyn Monroe's 'Happy Birthday, Mr. President' dress — to Alexander, his brother Zachary and his second wife Barbara. 15 The residence's hidden home office and bookshelf. Design details include three exposures, a pocket door that opens to a windowed home office with built-in storage, and 20 windows facing south and west for sunsets over the Hudson River. On the second day of his internship, Jared Butler ended up helping Serhant host an open house for Sixers teammate Joel Embiid's penthouse. On a windy day in Old City last week, Philadelphia 76ers guard Jared Butler stopped to study an open house sign outside a luxury condo building before heading up to the penthouse. Butler, who joined the Sixers in a trade deadline deal with the Washington Wizards in February, wasn't looking for a new place but rather a future career. When he's not on the basketball court, Butler is often watching real estate shows like "Fixer Upper" on HGTV and the Netflix series "Owning Manhattan" featuring high-profile New York broker Ryan Serhant. After Butler arrived Philadelphia and began to search for an apartment, he found out the agent he was using worked for Serhant's brokerage. The two-time college All-America selection said he was "starstruck." After finding a place to rent in Fishtown, Butler kept in touch with Andrea Desy Edrei, Serhant Pennsylvania's operating partner and herself a former college basketball player at New York University. Explore All Events Butler, 24, said Edrei "took me under her wing," introducing him to new people in the real estate industry and showing him around the city. That friendship — and Butler's interest in real estate — yielded an offer for him to join Serhant this offseason as an intern. Two days after the Sixers played their last game on April 13, Butler started his new side gig. "I think the best time to look for another job is while you have a job," said the Baylor University alum, who recently signed a two-year contract with the Sixers after being traded from the Washington Wizards. While a full-time real estate career will have wait until his playing days are over, Butler said he feels getting his feet wet in the industry while still playing sets him up for life after basketball. "I'm a person, I play basketball and you can only play basketball for so long," Butler said. "This is something that I like to do, something that's really fun for me." Serhant often works with professional athletes to place them and sell their properties, but Butler said he wouldn't want to focus his career strictly on fellow athletes even though he has plenty of experience with their plight. Now playing for his fourth team in four years in the NBA, Butler knows all too well how difficult it can be to move to a different city and adjust to a new culture, new teammates and new living options. "I think it would be a full-circle moment, selling a house to an athlete that's gotten traded or moved to a new city," said Butler, a native of Louisiana. In the short-term, the internship will help Butler get acclimated to Philadelphia. On his second day, he was shuffled between open houses and Serhant's Old City office, ultimately ending up at an open house for teammate Joel Embiid's penthouse that is on the market for $3.9 million. He's jumping right into the spring housing market, traditionally the busiest and most lucrative time of the year for real estate agents. Butler sees the internship as an opportunity to peel back the curtain on an industry he's only seen on TV. "I hope to learn, honestly, just to get a feel for it, almost like visiting a practice or organization and seeing how things are run," he said.
