Johor's three-day housing expo records RM886mil in property sales
JOHOR BARU: The Johor Property Expo (JPEX) 2025 recorded RM886 million in transactions over three days, reflecting public confidence in the state's push for inclusive and high-impact housing delivery. Affordable housing under the Rumah Mampu Milik Johor (RMMJ) programme contributed RM173 million to the total. Johor Housing and Local Government Committee chairman Datuk Mohd Jafni Md Shukor said RM7.96 million worth of affordable homes were sold on the first day, with more than RM151 million recorded on the final day. "The numbers are a clear signal of pent-up demand for reliable, quality homes at accessible prices," he said. The expo drew 180,324 visitors, the largest turnout since the event's inception. Organised by the Johor Housing Development Corporation, the expo was held in response to the Regent of Johor Tunku Mahkota Tunku Ismail's decree that the people's welfare be placed at the heart of all policies. "Menteri Besar Datuk Onn Hafiz Ghazi also called for swift, transparent and high-impact housing delivery," said Jafni, adding that the expo served as a key platform to translate those goals into action. Open-market properties, including subsales, accounted for RM454 million in transactions, while Bumiputera ownership saw strong performance with RM249.8 million recorded over the three days. The expo also served as a catalyst for the local economy, with small traders operating on-site kiosks earning RM36,778 in revenue. Digital uptake surged as well, with 2,584 new registrations recorded for the state's eRumah Johor platform, a move in line with Johor's ongoing digital transformation of its housing application systems. "JPEX 2025 is no longer just a showcase; it is a delivery platform. The rakyat's response affirms our direction," Jafni said.

Muar gets its first major affordable home project

SOME 200 low-cost homes will be built in Muar as part of the state government's commitment to ensure Johor citizens have access to affordable housing, says state executive councillor Datuk Mohd Jafni Md Shukor. The housing and local government committee chairman said the RM81.9mil project, located in Parit Nipah Laut, marked another milestone under the state's Maju Johor housing agenda. 'The Residensi Bangsa Johor (RsBJ) Muar project is strategically located near schools, mosques and clinics. 'This is the first large-scale project in the Muar constituency under the Rumah Mampu Milik Johor (RMMJ) initiative, and a manifestation of our commitment to provide affordable homes,' he said in a Facebook post. Mohd Jafni, who visited the site with Johor Mentri Besar Datuk Onn Hafiz Ghazi, said the project was expected to be completed in 2028. 'To ensure the structural integrity of the homes, soil treatment and stabilisation works will be carried out first. This includes soil compaction and drainage control. 'These works are scheduled to begin in September and are expected to take between six and eight months, depending on ground stability at that time. 'Piling works are expected to begin in July next year, with construction set to start in September once the soil conditions are deemed stable and safe for development.' He said the 200 single-storey homes were expected to be offered to the public by the second quarter of next year. 'This project offers buyers two categories of single-storey affordable homes, priced at RM100,000 and RM150,000,' said Mohd Jafni. 'Each unit will have three bedrooms and two bathrooms, designed to meet the needs of B40 families. 'The spacious built-up area of between 800 and 900sq ft combined with a comprehensively planned environment, makes RsBJ Muar not only affordable, but truly liveable,' he said. He added that a surau and an open hall would be provided to help foster a strong sense of community among residents.

No agents appointed for Johor affordable housing applications
JOHOR BARU: The Johor government has not appointed any agents or middlemen to handle affordable housing applications, including those under the Rumah Mampu Milik Johor (RMMJ) scheme. State Housing and Local Government Committee chairman Datuk Mohd Jafni Md Shukor stressed that all applications must be made directly by the applicants via the official e-Rumah Johor online portal. "Since the implementation of e-Rumah Johor at the end of 2022, developers are required to register and sell their units transparently through the online platform," he said today after the Johor Housing Development engagement session. "The system is legally enforced to eliminate fraud and prevent third-party interference in the application process," he added. Prior to 2022, applications were submitted manually and handled directly by developers. Jafni urged the public not to fall prey to advertisements or individuals claiming to offer affordable homes on behalf of the state or private developers. He said that despite the mandatory digital system, scams involving fake agents were still reported. "There were 18 fraud cases in 2023 alone, involving losses totalling RM155,000. "In some cases, applicants were charged up to RM15,000 by individuals posing as housing agents," he said. "Most victims were desperate applicants whose documents did not meet the eligibility criteria." He warned the public against engaging with any so-called agents claiming to secure housing approvals. "All applications must go through the e-Rumah portal. Those needing assistance should visit the state secretariat office in person," he said.

Every segment of society will have access to affordable housing, Johor assembly told
ISKANDAR PUTERI: Johor is ramping up its efforts to give every segment of society, particularly those in rural areas and the B40 group, access to quality and affordable housing. Housing and local government committee chairman Datuk Mohd Jafni Md Shukor said the state government has committed to building 100,000 units of Rumah Mampu Milik Johor (RMMJ) by 2030, with 16,845 units already completed as of the first quarter of this year. 'The state government remains committed to achieving our target of 30,000 units by 2026, and the momentum will continue to reach 100,000 units by the end of this decade,' he told the state assembly here on Monday (May 19). He was replying to questions from Muszaide Makmor (BN-Sedili), Mohd Yusla Ismail (BN-Senggarang) and Ng Kor Sim (PH-Jementah). Jafni added that this commitment includes efforts to expand projects under the Rumah Kasih Johor (RKJ) and Rumah Prihatin Johor (RPJ) programmes, to support low-income groups listed under the e-Kasih system as well as those that are not. He said the RKJ programme provides free housing to hardcore poor families on their own land, with 500 units targeted for completion by next year with an allocation of RM67mil. The RPJ programme, launched this year, is tailored for those in the B40 group who own land but are not registered in the e-Kasih database. 'Each RPJ unit costs at RM86,000, of which RM30,000 is subsidised by the state. "Through RPJ, eligible recipients only need to pay RM56,000 for a 660sq ft home with three bedrooms and two bathrooms,' Jafni said, adding that a pilot project involving 20 units in Kulai and Kluang was underway. Jafni also said some 31 RMMJ projects were offered last year, comprising 2,326 units, while the number of eligible applications received via the e-rumah portal stood at 20,276. He said 14 state constituencies currently have fewer than 20 RMMJ units each and this would be prioritised under plans involving government land and strategic partnerships with district offices and local authorities. Among the new strategies being explored are the construction of affordable apartments on waqaf land, the use of land under the South Johor Development Authority (SSI) and Port of Tanjung Pelepas (PTP), and enhanced policies on bumiputra lot pricing. 'We have also activated a state-level housing task force to identify viable land in all 10 districts for future affordable housing projects,' Jafni said. He added that the state government, under the leadership of Mentri Besar Datuk Onn Hafiz Ghazi, remains focused on inclusive development, particularly in ensuring safe shelter for all.
