County Group acquires 13.3-acre land in Wave City NH24, Ghaziabad for ₹400 crores
NCR-based realty developer County group has acquired 13.3-acre land in Wave City NH24 in Ghaziabad for around Rs 400 crore, according to people familiar with the development. The smart city by Wave group is adjacent to NH-24 and spans over 4,200 acres and the firm had earlier sold land parcels to realty developers to raise fund. The company plans to develop 1,000 residential units across four apartment sizes, with total area spreading over 3 million square feet. 'Buyers are keen to invest on the projects by the developer since previous projects by the developer have consistently yielded significant returns for investors, with many reporting a 3x to 4x appreciation on their initial investments. Also, Wave City NH24 has emerged as a rapidly growing residential hub, and is benefited by infrastructure and connectivity to Delhi and other NCR regions,' said Sachin Arora, founder of Moneytree Realty. The location is also benefited by the operationalization of the Hindon Airport for commercial flights and with the upcoming Jewar International Airport , the property price will grow further. Jewar Airport, once operational, is expected to handle millions of passengers annually, further boosting economic activity and attracting investment in the region. County Group has delivered over 4 million sq ft across three housing projects in 2024, overcoming the challenges faced during Covid. The region where majority of the projects are stuck and buyers are waiting for delivery for over a decade, has seen very few delivered projects since Covid. The three major projects delivered by County group are Coco County, a 12.21 lakh sq. ft premium project located in Sector -10 Greater Noida (West), Ivy County, a 14.74 lakh sq. ft luxury project located in Sector 75 Noida, and County 107, 14.78 lakh sq. ft project which is also Noida First Ultra-Luxury project located in posh Sector 107 in Noida. Wave group has so far sold land to at least half a dozen builder in order to improve cash flow. The combined areas these real estate developers will develop will be around 15 million square feet in the next few years.

US-based AML leases 1.57 lakh sq ft for GCC in Noida
US-based AML RightSource , a specialist in financial crime prevention and third-party compliance, leased 157,000 sq ft to set up a Global Capability Centre (GCC) in Noida 's Max Square commercial tower, people aware of the development said. AML RightSource is among a slew of corporates leasing fresh office space in Noida, enthused by the scheduled opening of the new Jewar airport this year. Tata Consultancy Services , Infosys , and Teleperformance are among others who have taken office space in Noida in the last two quarters. 'Noida's office market has been growing at a slow pace, but the recent infra push has increased the demand for offices as well,' said Sachin Arora, founder of Moneytree Realty. 'Some of the Grade A developers are now eyeing Noida for expansion, which will help MNCs to find space.' NCR reported gross leasing volume (GLV) of 2.8 million sq ft (msf) in Q1 2025, with the IT–BPM sector leading with a 45% share, followed by professional services firms (21%) and engineering and manufacturing companies at 13%. Gurugram reported a dominant 62% of leasing activity in the March quarter, followed by Noida and Delhi with 35% and 3% shares, respectively, according to Cushman & Wakefield . In standalone terms, the Noida Expressway sub-market witnessed highest leasing (27%) last quarter, registering a 1.7x growth over the average GLV in the last four completed quarters. GCCs leased 24.9 msf in 2024, a nearly threefold surge from 9.1 million sq ft in 2022, boosting its share in overall leasing to 28% from 13% during the period. In the last two years, 124 new companies transacted GCC deals and took up office space for greenfield capability centres or R&D units. India's office sector closed 2024 with a record 89 msf of GLV across the top eight cities.
