After years of neglect, an abandoned golf course in Phoenix is being redeveloped, rebranded
PHOENIX — The ownership group Laveen 140 is constructing Score Golf Club at Cottonfields. When complete, the course (with the standard 18 holes plus two extra) will include a renovated clubhouse, a new putting course, golf simulators and a new restaurant. While reenvisioning the 140-acre site, the developer carved out 50 acres for new single-family detached homes and for-sale townhomes and preserved 90 acres for the golf course. To conserve water, the course will mostly feature par-3 holes, as they're shorter and require less turf. In 2022, Laveen, located southwest of downtown Phoenix, 140 bought the long-neglected property that was once the Southern Ridge Golf Club and before that the Cotton Fields Golf Course. It originally opened in 1993. It closed in 2017, languishing with overgrown weeds and dead plants. Initially, the ownership group had planned to remove and redevelop the course into smaller pockets of recreational activities, like pickleball and other sports courts, as well as playgrounds and dog parks. Neighbors vehemently rejected that plan, which also sought to eliminate any golfing activity and build 800 housing units. Amid the fierce opposition, the group agreed to return golf operations to the site while modifying the course. To do so, Laveen 140 hired a Phoenix-based golf architect who has worked on international golf courses of all sizes. The project was redesigned as Score Golf Club, which decreased the course's acreage and set aside space for the new homes. The project went through the Laveen Village Planning Committee and Phoenix Planning Commission in August and September 2024, respectively. In October 2024, Phoenix leaders gave the project their stamp of approval. Laveen 140 teed off construction in early spring. When will the work be done? Heard about these 3 new Phoenix developments? Here's where they're being built
New developments continue popping up all around the Valley. It seems only natural for such a sprawling and rapidly expanding metropolitan community like Phoenix and its surrounding suburbs. Oftentimes, those projects give way to new — and much needed — housing developments, grocery stores and fuel stations to accommodate the influx of new Arizonans. But of course, you can't build a strong community without fun and exciting amenities like eateries, bars and shops, so there's plenty of those going around as well. Here are a few such projects currently being built in Phoenix. The restaurateur behind the popular restaurant Ocotillo is behind a new restaurant and bar project at Phoenix's former independent movie theater, FilmBar, which opened in 2011 downtown. Construction is underway at the site, located at Second Street between Garfield and McKinley streets, across from Angel's Trumpet Ale House. Grand Canyon University is building a seven-story student residence hall where the Periwinkle mobile home park once sat. Located on Colter Street, just slightly west of 27th Avenue, the razed dirt lot will eventually make way for apartments in a tower that will be 75 feet tall. GCU owns the building, which is within a residence hall area called 'The Rivers' that also includes four nearby dorms. A new townhome community is under construction on the northeast corner of Third Street and Cheery Lynn Road, just south of the restaurant Ocotillo in Phoenix. The development will include 15 rental townhomes. The buildings are expected to have a farmhouse style with midcentury influence and draw on some features from the surrounding buildings. 3 new development projects are being built in metro Phoenix. Here's where
More housing and offices are being built in the West Valley. As the small but growing Goodyear continues to expand, developers have set their sights on the community to provide employment opportunities. A new medical office is being built in the city's new downtown corridor while an industrial park is under construction about five minutes away. And up in Surprise, those 55 and older will soon see a new apartment complex meant to support an active lifestyle. Here are some ongoing projects that West Valley residents can see progress in the coming months. Real estate developer Greystar is building an apartment complex for those 55 years and older called Album Surprise on the northeast corner of Paradise Lane and Parkview Place in Surprise. The new 161-unit community, spanning more than 4 acres, will include a mix of one- and two-bedroom floor plans up to 1,325 square feet, with some boasting views of the pool courtyard or Surprise Stadium, where spring training games are played. The complex will also include, among other amenities, a resort-style pool and heated spa, a fitness center, coffee bar, yoga studio, clubhouse and game and sports lounges with large-screen televisions. Greystar expects to begin accepting reservations for Album Surprise by September and open the complex by April 2026. Banner Health is working to open a new medical office within Goodyear's new civic square, or Goodyear GSQ. The 62,475-square-foot medical outpatient building will neighbor Goodyear's City Hall, library, parking garage and 2-acre community park, as well as a handful of existing and soon-to-open restaurants. It will also be Banner Health's first large, multispecialty health center in the city. Inside, the medical provider will offer primary care, orthopedic, cardiovascular and onsite lab and imaging services. Construction is expected to wrap by the third quarter of 2025. Formation Park 10 is an industrial park that Formation Interests and Crescent Real Estate are developing at Bullard Avenue and Celebrate Life Way in Goodyear. The project, which will include five buildings on 44 acres, is being constructed in multiple phases. The first will total 427,000 square feet across two buildings and is expected to be completed this spring. A park will also be included at the site to accommodate both workers in the buildings and the surrounding community. Like this story? What's being built off Bell Road and 134th Avenue in Surprise?
Location: The northeast corner of 134th Avenue and Bell Road in Surprise. Description: A 114,495-square-foot industrial building called Crossroads at Surprise is coming to Surprise's southeastern corridor. The Widewaters Group, a New York-based real estate developer, is constructing the $11 million project with the help of Sun State Builders and has tapped professional services company Colliers to find a tenant to lease the new space. Crossroads will sit on a roughly 7-acre site and include several amenities to accommodate a company's distribution needs. Such features include 124 parking stalls, a 130-foot loading and maneuvering zone, or 'truck court,' a dozen dock doors that measure 9 feet by 10 feet, 2,000 square feet of office space, and 60-foot speed bays — warehouse areas to stage products for loading and unloading. History: Widewaters and its project partners broke ground at the facility in mid-November. When will the work be done? The developer is looking to have the project completed in September.
