Ibraco champions sustainable living with ESG-driven development at Kuching's Arden City

KUCHING-based property developer Ibraco Bhd has upheld its principle of responsible development with Arden City – its integrated township in Kota Samarahan – continue to reflect the group's commitment to sustainable living. With adherence to the coveted environmental, social, and governance (ESG) principles, Arden City is envisioned as a self-sustaining, highly integrated community that supports the Sarawak state government's vision of Kota Samarahan being a premier hub for education and healthcare. Positioned in the vicinity of its development include the Sarawak Heart Centre, Universiti Malaysia Sarawak (UNIMAS) and the upcoming Sarawak Cancer Centre, 'Arden City reflects Ibraco's belief that responsible development must go hand-in-hand with social progress and environmental stewardship,' commented Ibraco's group managing director Datuk Chew Chiaw Han. 'It is our blueprint that townships of the future should be built in a connected, sustainable and human-centric fashion.' Spread across 76.3 acres, Arden City brings together residential, commercial, office, healthcare, lifestyle and recreational components within a cohesive master plan. Sustainable features Prioritising walkability and accessibility, the township is seamlessly connected to the upcoming Autonomous Rail Transit (ART) via the future SM05 station. A covered walkway linking the ART station to the township will provide safe, convenient access for pedestrians, thus enhancing last-mile connectivity and encouraging low-carbon mobility. Sustainability is embedded in the township's design. Green corridors, landscaped public spaces and pedestrian routes are just some of the features that help reduce the carbon footprint and mitigate the urban heat island effect. These environmentally conscious elements were developed in consultation with sustainability experts to promote a more liveable and climate-resilient environment. Equally important is the township's social impact. Public plazas, wellness-focused spaces and inclusive community zones are thoughtfully planned to foster interaction, encourage active lifestyles and strengthen neighbourhood bonds. Ibraco also works closely with urban planners to implement flexible zoning, allowing the development to evolve in line with community needs and future growth. At the heart of the township is The Atrium, a strategically positioned commercial hub located opposite the upcoming – much-anticipated – Sarawak Cancer Centre, the Sarawak Heart Centre and in close proximity to UNIMAS. With its mix of retail outlets, office spaces and wellness-related businesses, The Atrium is set to serve a diverse and growing population of students, healthcare professionals and residents. Complementing The Atrium is Aster Court, a serviced apartment development offering modern urban living in the heart of Kota Samarahan's education and medical corridor. Featuring 672 units across two towers, Aster Court offers flexible layouts, including dual-key configurations. Each unit includes a balcony and yard while residents enjoy full access to lifestyle facilities such as a swimming pool, gym, games room, multi-purpose hall, children's play areas and more. Safety and comfort are ensured through 24-hour guarded access, private lift lobbies and sheltered walkways. Arden City is fully aligned with Malaysia's sustainability agenda and contributes to global efforts by supporting key United Nations Sustainable Development Goals (SDGs), including sustainable cities, good health and well-being, and climate action. – Aug 11, 2025

Wetherspoons closes 'worst' pub in UK in new round of closures

Wetherspoons is shutting two of its pub branches including one that was once branded one of "the worst" in the UK - but the company is opening several new pubs Wetherspoons has been cutting its pub portfolio nationwide, recently shuttering two venues in Birmingham, including one formerly branded as amongst "the worst" in Britain. The chain is now concentrating on launching fresh locations in the coming months. ‌ The latest closures come after significant upheaval impacting branches. Just days ago, it emerged that an east Lancashire credit union will relocate to the former Fitpatricks establishment on Manchester Road, Burnley, whilst The Grey Friar in Preston went on the market last month. ‌ The Atrium, frequently ranked as one of Birmingham's most disappointing spots, was first to shut. It had just 2.3 out of five stars on Tripadvisor. In 2022, one reviewer branded it " by far the worst Wetherspoons" they had visited. ‌ Recent feedback for The Atrium, located within the NEC, has criticised its inflated prices, poor service standards, and lengthy food delays. Customers started raising the alarm over the venue's future last week when it disappeared from the Wetherspoons app. Birmingham Live reports the establishment suddenly stopped trading on August 6. This was confirmed by management. ‌ Another Wetherspoons situated in the NEC's Piazza has likewise shut down, though it's due to relaunch under different management. As part of catering company Levy's broader takeover of the indoor arena's dining outlets, this location will undergo a short-term closure. Wetherspoon spokesman Eddie Gershon has announced that the Piazza branch will be revamped into a Levy-franchised Wetherspoon pub, with its grand reopening set for 1 September. He said the changes would not result in any job losses. "There will not be any redundancies with staff being given the opportunity to transfer to the new owners or offered a job at a Wetherspoon pub in the region. Wetherspoon has also closed The Atrium site," he stated. New branches on the horizon Despite the closures, Wetherspoons is forging ahead with its plans for new branch openings by 2025. Three new branches have already thrown open their doors – the Conister Arms in the Isle of Man, the Walham Green in southwest London, and the Dictum of Kenilworth in Warwickshire. Four more confirmed branches are due to open within the next three months. These are the Sun Wharf in London Bridge, set to open on September 16, the Sir Alexander Fleming, also in the capital, opening on September 23, the Sigered King of Essex in Basildon, welcoming customers from September 30, and the Chiltern in Beaconsfield, ready to serve guests from December 2.

Ibraco aiming for RM500mil new property jobs

KUCHING: Ibraco Bhd targets to launch new residential and industrial development projects in Sarawak worth RM500mil this year. Group managing director Datuk Chew Chiaw Han says new residential components within Ibraco's flagship development – The NorthBank – and industrial development within Kuching's Sejingkat Industrial Park are set to be unveiled. 'Also in the pipeline are affordable landed housing in Kuching and another new service apartment in Bintulu,' he added in the company's 2024 annual report. The NorthBank is a comprehensive mixed-used development spanning 123 acres and strategically located opposite Tabuan Tranquility, Ibraco's previous successful flagship development (173 acres) along the Kuching-Samarahan Expressway. The new township features a variety of gated and guarded landed residences as well as service apartments catering to diverse market segments, and are within walking distance to retail outlets, office units and a well-established education institution. Chew said in expanding the commercial landscape within the NorthBank, the group launched NorthBank Central, a vibrant parkside commercial hub comprising 46 units of three-storey strata-title double frontage shops last year. With a gross development value (GDV) of RM124.4mil, he said NorthBank Central has garnered overwhelming response, achieving a near 100% take-up rate upon launching. 'Strategically positioned next to the upcoming NorthBank Specialist Hospital, this premier commercial precinct is set to benefit from the increased footfall generated by the hospital, (proposed) autonomous rail transit (ART) station located a walking distance away and surrounding residential development,' he added. In the financial year ended Dec 31, 2024 (FY24), The NorthBank generated sales of RM162.9mil, accounting for 63.5% of Ibraco group's property development revenue. Ibraco has embarked on another new township development, the 76-acre Arden City in fast-expanding Kota Samarahan. Last year, it launched the inaugural residential and commercial projects – Aster Court and The Atrium, with a GDV of RM337mil and RM84.4mil, respectively. Aster Court comprises two blocks housing 672 units of serviced apartments while The Artium has 39 three-storey shoplots designed to accommodate a diverse array of businesses, from retail outlets to dining establishments. 'Arden City benefits from its proximity to essential healthcare and educational institutions, including the upcoming Sarawak Cancer Centre, Sarawak Heart Centre, Universiti Malaysia Sarawak (Unimas) Teaching Hospital and Sarawak Disease Centre, ensuring residents have access to top-notch medical care. 'Its strategic location near educational institutions, and the integration of the upcoming ART station next to the township further enhance its appeal, enabling easy connectivity and accessibility,' said Chew. In Bintulu, Ibraco's joint-venture development with Bintulu Development Authority – Town Square Bintulu – generated a revenue of RM32.2mil, representing 12.6% of the group's property development segment turnover in FY24. The new phase of development includes the Horizon Apartment (163 units with a GDV of RM96mil) and commercial expansion (GDV of RM72mil). In Peninsular Malaysia, Chew said Ibraco targets to complete its second high-rise serviced apartment project – Residensi NewUrban – in Petaling Jaya, Selangor in 2027. Launched last year, the project, with a GDV of RM528.6mil, comprises two 36-storey towers housing 922 apartment units. On the construction business, Chew said Ibraco's order book stood at RM1.02bil. The company is expected to complete a major infrastructure project – the new Batang Samarahan bridge and nine-km dual carriageway from Batang Samarahan to Batang Sadong (contract value of RM529.8mil) – under the Sarawak Second Trunk Road in February 2027. To expand its construction supply chain, Ibraco's latest investment in an asphalt plant started production last December.
