Report: Northwest Arkansas' office space still in high demand
Office vacancy rates in Northwest Arkansas fell to a 15-year low of 4%, while the national rate edged to a record 20.7% in Q2, according to a Cushman & Wakefield Sage Partners analysis. Why it matters: Commercial property is an indicator of an area's economic vitality. Low vacancy rates often signal strong economic demand but can drive up rents and limit space for businesses. The big picture: National office vacancy rates have mostly increased in the past decade and have hovered around the 20% mark since last July. The rates have largely decreased in Northwest Arkansas during the same period. "We are now seeing all kinds of businesses move into the area because of the population growth, because of the job opportunities and because of the economy and the pro-growth strategies we have," Tom Allen, president of Sage Partners, told Axios. He's not always leased to law offices and CPA firms, Allen said. "Now we're a true market, a true MSA that has all kinds of businesses that really don't do anything with Walmart." State of play: In its Northwest Arkansas market summary, Sage Partners of Rogers, one of the largest commercial brokers in NWA, compares a few key trends between the region and the U.S. The company is set to publish its NWA-specific summary Tuesday. By the numbers: Along with vacancies, the analysis notes an estimated average price per square foot being paid in the market. Office — Combined office space leases averaged $25.50 per square foot, compared with a national rate of about $38. Yes, but: Lauren Blass, brokerage associate with Sage, said most of the leases she's done lately are in the $33-$37 per square foot range. Industrial — Warehouse space was near zero in 2022, but all industrial is now at about 6% due to more than 500,000 square feet being vacated during the second quarter. Sage forecasts the vacancy rate will shrink in the next year. Retail — Retail space is at an unusually low 3.39% vacancy rate and leasing for about $19.31 per square foot. "You're talking about a historically low vacancy rate … low 3% is too low," Sage CEO Marshall Saviers said. "What the market is saying is: 'We need more neighborhood retail. We need more retail that's walkable, bikeable, etc., etc., etc.'" With developments such as the Whole Foods and Ruth's Chris in Rogers nearing completion, the retail vacancy rate is forecast to increase in the next year. Multifamily — The vacancy rate is 8% for multifamily housing, roughly in line with the national average. Prices for single-family homes have skyrocketed in recent years, according to the Arvest Skyline Report and a recent Walton Family Foundation study. "I expect that [vacancy rate] to go down as less is being delivered and more folks have to rent," Saviers said. The bottom line:"It's the biggest issue of our region," Saviers said about infrastructure. "It's the one thing that could hold us back if we're not super intentional about it."

Cooking up a storm! First look at series five of ITV show Cooking With The Stars with Love Island favourite, EastEnders legend and popular radio presenter as part of star-studded cast
Cooking With The Stars is set to return to our screens VERY soon. The show, which first aired back in 2021, will be hosted by none other than Emma Willis and Tom Allen. There have been 24 episodes across four series since then. And fans will be very happy to know that the upcoming fifth series of the programme will hit ITV this Sunday (3 August 2025). The famous faces who are taking part will definitely make the season a good watch as they go head to head in a number of cooking battles. EastEnders legend Natalie Cassidy, 42, who recently quit her role as Sonia Fowler on the BBC show after nearly 32 years, will be taking part. Love Island star Ekin-Su Cülcüloğlu, 30- who first shot to fame in 2018 on the ITV2 show - is another celebrity battling it out for the top spot. Meanwhile Capital Breakfast show radio host Jordan North, 35, is no stranger to a bit of reality television after taking part in I'm A Celebrity back in 2020. So will he be able to cook up a storm in the kitchen? Funnyman and Outnumbered favourite Hugh Dennis, 63, will be taking to the kitchen to show off his best cooking skills. Interiors expert and former Dragon from Dragons' Den Kelly Hoppen, 66, is another celebrity taking part. Media personality Jack Osbourne, 39, son of the late rock legend Ozzy Osbourne, has taken part in various TV shows over the years, including The X Factor, Dancing With The Stars and The Osbournes. Will he be able to impress the judges with his cooking? Former Towie star Jessica Wright, 39, who starred on the programme between 2010 and 2016, is also part of the cast. And will former footballer Shaun Wright-Phillip's stint on the show be as successful as his time on the pitch for the likes of Manchester City, Chelsea and Queens Park Rangers? The show's official press release states: 'Across a series of exciting cooking battles, the show will see eight celebrities go head to head in the kitchen as they attempt to go from passionate amateur cooks to restaurant level chefs. 'Each celebrity will be paired with an accomplished chef who will mentor and teach them to produce delicious dishes that will be judged by the other professionals.' At the end of each instalment, the famous faces who land in the bottom two will have to fight it out. Whoever loses the blind tasting judgment from the professional chefs will be voted out. Speaking ahead of her hosting stint earlier this month, Emma previously said: 'I'm absolutely delighted to be back in the kitchen for another series of Cooking With The Stars. 'Every year our celebrities throw themselves into it, and this new line-up is no exception. 'It's always a mix of nerves, excitement, and a few inevitable kitchen catastrophes which makes for brilliant tele. 'I can't wait for everyone to see what culinary delights (and disasters!) our new batch of stars cook up!' Tom added: 'The sheer nerve of these celebrities to step into our kitchen and attempt culinary greatness (or just, you know, edible food) is truly something to behold! 'I am absolutely delighted to once again join Emma to unleash another season of dazzling triumphs and utterly baffling disasters. Can Clemson reach CFP title game? Joel Klatt makes bold prediction on Tigers 2025 season
Fox Sports lead analyst Joel Klatt is another prominent college football voice who's high on the Clemson Tigers entering the 2025 season. Klatt, who had Clemson at No. 5 in his post-spring top 25 rankings in May and named Cade Klubnik the top quarterback in the nation entering 2025, offered fresh praise for the Tigers and coach Dabo Swinney on Monday. In a "College Football Stock Watch" segment on his popular video podcast, "The Joel Klatt Show: A College Football Podcast," Klatt called Clemson the No. 1 team he was buying stock in heading into the new season. Klatt explained why he's so high on the Tigers with only six Saturdays remaining until the season begins. 'Clemson is just really, really good,' Klatt says of Tigers "Clemson is just really, really good. I think they're going to have an outstanding year," Klatt reiterated Monday. "They finished with 10 (wins) last year, snuck into the playoffs. They beat SMU in that championship game, gave Texas everything they could handle. Dabo seems to have, like, this confidence back." "They bring back 16 starters from last year's group," Klatt continued. "Klubnik is back. Third season as a starter, third season with his offensive coordinator, Garrett Riley. Four returning starters on the offensive line. They're going to be seniors. I think the real question is running back. Gideon Davidson is a guy that's a top five running back. He will be a true freshman. I think he could have an impact for them." Klatt shifted to the Tigers' defense and highlighted first-year defensive coordinator Tom Allen. "Defense: loaded. Going to be one of the best defenses in the entire country," Klatt said. "New defensive coordinator, Tom Allen, he's in at DC after coming in from Penn State. They've got T.J. Parker, they've got Peter Woods, they've got Avieon Terrell at corner, Sammy Brown (at linebacker)." Klatt believes 'loaded' Clemson could reach CFP title game Klatt said that he was "toying" with the idea of naming Clemson a preseason pick to reach the national championship game in Miami. "This is a team that will, for sure, be in the playoff and I think could make a deep run. I'll be pretty surprised if this is not a team in the (CFP) semifinals. And you know what? I'm toying around with, in my bracket, putting them as a team playing for the national championship. We'll just see who they play. I think Clemson is going to be incredible and again, trending upward from last season." Klatt shares the belief held by many that the Tigers' schedule sets up nicely and that their toughest games come at the beginning and end of the regular season. "This team is going to be loaded, and it's not a very difficult schedule. You could make a strong argument that their two most difficult games are non-conference games. They're going to have LSU in the opener, and they're going to have South Carolina (Nov. 29). I think both of those are tougher than any game they have on the rest of their schedule. "In the ACC, they don't play Miami. They get SMU at home. They have road games at Georgia Tech and Louisville, so I think the toughest games are ... LSU, that's at home, Georgia Tech that's on the road, SMU at home, at Louisville, and then at South Carolina. Klatt names North Carolina, Bill Belichick as 2025 college football 'buy' Klatt's segment, featuring five teams he was buying and five he was selling for 2025, included the North Carolina Tar Heels, who Clemson will visit on Oct. 4 in Chapel Hill. While he admits to waffling a bit on UNC, Klatt said there were two reasons he ultimately decided to buy in on the Tar Heels and first-year coach Bill Belichick: "trust and schedule." "My (final) buy is North Carolina because I trust their coach, and they play a really favorable schedule," Klatt said before adding, "This team has a lot of transfers and it's really difficult to project what this roster is going to do. So again, this is more of a bet on Bill Belichick. "I don't think Bill Belichick cares what all the noise is this offseason. I really don't... I think he cares about getting this roster, the team, the players, to believe that they can go out there and just do their job. If you do that, in that conference against that schedule, I don't think anyone is running away from them. So there's a good chance that this is a team that's going to be in a lot of games that they play." Klatt praised UNC transfer quarterback Gio Lopez from South Alabama. "Bill, along with guys like Nick Saban, will talk a lot about the fact that more games are lost in college football than won," Klatt said. "So it's not that you've got to go out there and be better than everybody. It's just that you've got to go out there and not beat yourself. You've got to be better than you. He understands that and in a lot of ways, that was The Patriot Way: don't make mistakes, be methodical. "That's my reason for optimism, I think he can convince this roster to do that and if he does, they will be in and probably win a lot more games than you anticipate this next season." Clemson football schedule 2025 Clemson opens the 2025 season against the LSU Tigers at Memorial Stadium in prime time on Aug. 30. Kickoff is scheduled for 7:30 p.m. ET.
