Florida real estate: Sebastian home prices drop 8%, saw the No. 4 steepest decline in U.S.

SEBASTIAN — Prospective homebuyers might be able to snap up a bargain, because home prices here had one of the steepest declines nationwide. Sebastian experienced the fourth-largest home-price decrease in the U.S., according to a study by ConsumerAffairs, a consumer review and news website. Sebastian saw roughly an 8% price drop, according to ConsumerAffairs, with the median home sale price dropping from $408,591 to $376,125. ConsumerAffairs analyzed Zillow data from 180 U.S. metro areas, it said, ranking cities based on the annual change in median home prices, to identify which markets saw the steepest declines from April 2024 to April 2025. Florida markets saw some of the steepest declines in the U.S., ConsumerAffairs found, reflecting a sharp shift in pricing power after years of pandemic-fueled growth. "Many markets across the state saw rapid appreciation during the 2020–2022 pandemic housing boom, driven by migration, remote work flexibility and aggressive development," ConsumerAffairs spokesperson Toni Galeassi told TCPalm. "Now, as demand cools, some of those overheated areas are experiencing sharp corrections. "These dynamics may be putting downward pressure on prices in places like Sebastian, that surged during the boom," Galeassi said. Sebastian wasn't the only Treasure Coast region to see a notable price dip. Port St. Lucie saw the No. 21 greatest home price decrease in the U.S., according to the study. The Sebastian-Vero Beach metropolitan area — which includes all of Indian River County — had the No. 5 steepest decline in home sale prices last year, according to a study by ResiClub, a real estate analytic firm.
