Wright Farm housing development advances in Lower Makefield. Here's final plan

After more than 18 months of discussion and planning, Lower Makefield Township officials have approved a 47-home development on the former Wright Farm. Local homebuilder DeLuca Homes bought the 49-acre parcel in 2024. Construction is expected to take between two and three years. Approximately 12.67 acres of preserved open space around the homes was originally intended to remain active farmland, but after discussion with township officials, more than 1,000 trees are to be planted instead. The new neighborhood is to sit west of I-295, just north of Yardley-Newtown Road. It's to be built directly south of more than 100 existing homes from Bridle Estates. The developers are also to add more of a natural buffer on the property's northern edge between the two neighborhoods. An arborist evaluated the health of the existing trees on the property, the developers told township officials. Any unhealthy trees are to be replaced. A main point of contention for the development's neighbors in Bridle Estates is that the sole access point to the new homes will be through their neighborhood on Surrey Lane, which is currently a dead-end road. Looping around the southeastern edge of the property, Patterson Lane is to remain open for farm equipment and emergency vehicles only. All construction-related access is to be exclusively through Patterson Lane. The developers have said throughout the process that they've reached out the Pennsylvania Department of Transportation about possible traffic lights or other access points to the development, but all these ideas were rejected. Most recently, the developers proposed looking into adding a right-turn-only exit onto the bypass west of the traffic signal at Stony Hill Road. Township officials, however, said they weren't interested. As a result, the developers said, Surrey Lane is their only real option. The most recent traffic studies that the developers have completed have indicated that the addition of 47 homes will have an "insignificant" impact on the level of service to the Bridle Estates community, according to project engineer Justin Geonnotti. After departing her namesake brand in 2006, Jo Malone launched Jo Loves, a new fragrance brand that specialises in niche perfumes. The latest fragrance to hit the Jo Loves shelves is an ode to summer, and guaranteed to make you feel like you're soaking up the sun even if you have no plans on leaving the UK. The brand new Jo Loves With Love from Como A Fragrance has finally landed on the shelves, and was inspired by Jo's memories of summers on Italy's Lake Como. A 'celebration of dolce vita', the new perfume invokes feelings of breezy days, sparkling water and sun-drenched skin – everything you could want from a summer fragrance. Floral and garden-inspired Yardley perfumes reduced to £11 in little-known 80% off scent sale 'I found the perfect summer perfume that smells like a tropical holiday and lasts all day' The new perfume is available at both Space NK and directly from Jo Loves for £135 and is part of the brand's exclusive Studio Juice collection. With Love from Como is a unisex fragrance that recreates the vibrancy of sunny days in Italy and brings you a little glimmer of summer every time you wear it. With Love from Como opens with crisp notes of mandarin, rhubarb and grapefruit for a zesty, citrus scent. It has heart notes of basil and tamarind to give it a more aromatic and subtly spicy depth, before finishing with base notes of cedarwood and musk for an earthy feel that's long lasting. For a more budget-friendly pick, The Body Shop's Full Orange Blossom Eau de Parfum is £42 and is infused with orange blossom absolute from Egypt. However With Love from Como has already been a big hit with fans, with one Space NK shopper writing: 'This scent is super fresh and bright, like citrusy air on a warm day. It opens with a clean, watery feel and settles into something soft and slightly floral. It's not overpowering but still noticeable, and I get compliments when I wear it. A great daytime fragrance that feels effortless and breezy.' Over on Jo Loves, another reviewer called it: '"Memories of Italy - uplifting and classy" before adding: 'The box is fabulous, then on opening the box I was greeted with a beautiful scene of Como on the bottle and just like this scene the fragrance is classy, fresh, uplifting and addictive, provoking memories of our Italian trip last year. The fragrance doesn't last very long on my skin (which isn't unusual), so I also spray my clothes. This years 'With Love From Como' is very light on the citrus with strong tones of cut grass. It's pleasant but not for me. An expensive purchase which sadly will not get used. Bring back 'With Love From Positano' please!' But another disagreed saying it was "Summer in a bottle" and adding: 'What a wonderful scent. It is full of citrus and is so fresh. A residential road was sealed off after gunfire was reportedly heard. Police descended on Clements Road in Yardley after shots were allegedly fired in the early hours of Sunday (May 18). A cordon was placed at the junction of Barn Meadow Road while investigations were underway.
