During this week's meeting of Ceredigion Council's development management committee an application recommended for consent saw Dyffryn Teifi Developments Ltd, via agent JMS Planning and Development, secure permission to transform part of the former Ysgol Dyffryn Teifi into a residential scheme. ‌ The school closed in 2016 following the establishment of Ysgol Bro Teifi to the north of Llandysul and since that time several structures within the location have received planning consent for office and commercial use while an initial phase of housing development has been authorised for the southern section of the site, according to a report presented to members. ‌ Previously the site was the subject of interest by locals who wanted to purchase the former school for shared community use. Some of the ideas mooted were turning part of the site into a wedding venue, while another part would be use for evening classes and by start-up businesses. An outline for the housing scheme (Image: Local Democracy Reporting Service) The planning document for the scheme said: "The proposal includes the construction of 15 new dwellings and the conversion of an existing building, known as Ty'r Ysgol, into five apartments. A new estate road is also proposed, to be constructed to adoptable standards, providing access from Llyn Y Fran Road. Article continues below "The development comprises a mix of residential unit types and sizes including four-bedroom detached houses, three-bedroom semi-detached and terraced houses, and one and two-bedroom apartments." The proposal outlines minimal external works to Tŷ'r Ysgol for its conversion into five flats, which would require a flat-roof dormer window on each roof slope and the addition of juliet balconies to the first and second floors. The plan includes a contribution towards affordable housing, consisting of three three-bedroom homes and one flat, all offered at a discounted sale rate of 70% of their market value. The application concludes: "The application delivers the second phase of the redevelopment of the former Ysgol Dyffryn Teifi on brownfield land within an identified urban service centre, meeting affordable housing and public open space requirements in full, with associated highway infrastructure improvements for the benefit of the locality." ‌ Members were informed that the applicant has a personal connection to the project, being a local resident who attended the school, and sees the scheme as a "way to create something that respects the past while belonging to the future". Local councillor Keith Evans expressed his support for the development and the vision for the site in a statement heard at the meeting. The recommendation for approval was unanimously backed by members.
