Civil works are underway for a development of 19 high-end homes on a beloved Highton 'frog hollow'. Up Property is the developer behind the $10m ARC Highton project at 2 Morven Court, in the suburb's Shoubra estate. The vacant property less than 1km from Highton Village will be subdivided into 19 lots under the plans approved by Geelong's council in 2024. The initial works will connect the 9361sq m site to the neighbouring road network, allowing construction of the homes to proceed over two stages. ARC Highton will consist of 19 townhouses, each on a separate freehold title, it's on street address and without ongoing body corporate fees. ARC Highton development manager Ben Cribb said the project was designed to suite a range of buyers. 'ARC Highton is a great project that we are incredibly proud of,' Mr Cribb said. 'It's a very high-end offering with quality architecture and premium interiors in a prime location. 'This is not a typical townhouse development; these are architecturally designed homes built for both growing families and discerning downsizers. 'These townhouses have super-generous outdoor spaces that defy typical expectations. 'Far from the cramped yards often associated with urban developments, these homes feature large, extensively landscaped backyards,' Mr Cribb said. Lot sized within the first stage of the project will bet between 330sq m and 500sq m, providing backyard space of between 110sq m, and 230sq m. 'This emphasis on outdoor living spaces provides residents with a rare opportunity for gardening, entertaining, and relaxation, blending the best aspects of a traditional house with the convenience of a modern townhouse,' Mr Cribb said. The development will be released in two stages, with nine dwellings in the first stage. Construction of the homes is expected to start once civil works are scheduled to be completed in November. Geelong real estate agency Gartland will handle the campaign marketing the development, expected to launch in October. The project is designed to appeal to young families looking to upside and downsizers seeking a more manageable, yet luxurious home. ARC Highton will primarily two-storey, three and four-bedroom layouts, with a select number of single-level options available. Up Property has a pipeline of projects in Geelong worth more than $500m, including other residential developments in Belmont, Highton and Geelong West, to commercial and mixed use projects in the central business district. Initial plans for 33 dwellings at 2 Morven Court was rejected by Geelong's council, before residents successfully fought an amended 27-dwelling development for the site at Victorian Civil and Administrative Tribunal, after raising $9000 in an online crowd-funding campaign to cover legal costs. The property was sold as a development site for $3m in 2019.
