RV Parks Are Going Upscale With Luxury Amenities and $1 Million Spots

Angie Skinner, 53, a SiriusXM host, and her husband, Mike Skinner, 67, a former Nascar Truck Series champion, own a 55-foot-by-200-foot lot with views of the Blue Ridge Mountains at Mountain Falls Luxury Motorcoach Resort in Lake Toxaway, N.C. The couple paid $239,000 for their lot in 2016 and over $1 million to custom-build a spacious two-bedroom cabin with a host of luxury perks: Thermador appliances, a butler's pantry, a built-in bar with a backlit onyx wall, a glass-enclosed wine cellar and even a built-in feeding station for their rescue Doberman, Clyde. During the summer and fall, when they are not on the road and living in what Angie calls 'our home on wheels,' they stay in the cabin and occasionally use their 2019 Entegra Cornerstone coach for guests. These for-sale RV lots offer more than just a guaranteed spot to park your RV. They provide owners with a home base and a sense of community, something many RVers lack once they sell their homes and hit the road full time. Plus, when the lots aren't in use, they can serve as investment properties, providing owners with a passive income stream if rented and the possibility of appreciation if they are sold. 'We came for a visit and were only supposed to be there for a week, but we fell in love with it, and Mike bought a lot a day later,' said Angie. 'The biggest advantage of buying is customizing your lot to your specs and how you entertain.' Angie said she regrets not buying more lots at the community when she had the chance because prices have appreciated. Empty lots that started at $190,000 are now reselling for a minimum of $1.5 million, she said. 'That would have been a good retirement fund.' That increase in value, however, has led to a steep increase in property taxes. The Skinners' taxes increased from $5,000 to $23,000 over the past two years—a carrying cost they have to pay in addition to a quarterly homeowners association fee of $1,600 and $3,000 a year for homeowners insurance. Ken Pollich, the on-site sales broker at Motorcoach Country Club in Indio, Calif., near Palm Springs, said that demand is strong for lots at communities that are in desirable locations and are amenity rich. He said that prices at the resort, where he owns two lots, currently range from $115,000 to $1.5 million and that 125 of the 400 lots have private pools. One lot, currently available for $1.2 million, has a 787-square-foot casita, as well as a resort-style pool with a grotto, two waterfalls and a hot tub, a fire pit with an onyx surround that illuminates at night, an outdoor kitchen and lush landscaping. As for the investment potential of RV lots, Pollich said that waterfront sites that sold for $40,000 two decades ago are now priced at over $500,000. Rents at Motorcoach Country Club currently range from $160 to $255 per night, depending on the lot type and location, and renters are limited to a 30-day stay. Stan Duda, 56, a retired business owner, and his wife, Jimmie Duda, 52, a retired accountant, live full time in their custom-built 2024 45-foot Newell motor coach, which cost the couple $2.5 million. It has a king-size bedroom, four air-conditioning units, one and one-half baths, a steam shower, an automatic toilet with a built-in bidet, heated wood floors and a dishwasher. The couple, originally from Texas, are in the process of selling their 4,400-square-foot home and now travel around the country, but they spend winters at Motorcoach Country Club in Indio and summers at Hearthside Grove in Petoskey, Mich. 'Buying lots, instead of renting them, is about elevating the experience for us,' said Duda. 'We don't just want a place to park, we want to have a beautifully designed space, resort-level amenities and a community of like-minded residents.' Duda purchased three contiguous lots at Motorcoach Country Club in Indio for $1 million, and he's spending an additional $600,000 to build a custom 1,200-square-foot casita, complete with chef-grade indoor and outdoor kitchens, spalike bathrooms and fully integrated smart controls. 'It's luxury living, redefined, in a motor coach community,' he said. While he hasn't yet built on his lot at Hearthside Grove in Petoskey, he is designing what he calls a 'showpiece' that will feature a casita and coach house crafted for four-season use. He says it will combine modern Northern design with state-of-the-art amenities. Duda said the exterior will include heated patios, a chef's kitchen, a fire feature, water elements and lighting that will 'transform the lot by evening.' But not all permanent RV lots turn out to be good investments. Jeremy Puglisi, co-author of the 'Where Should We Camp Next?' series of guidebooks, said that the RV industry as a whole has slowed down since the inception of the pandemic. 'It felt like many companies in the RV and camping industries were printing money during Covid,' he said. 'Now, things have normalized.' While demand for permanent RV lots was strong at the height of Covid, when Puglisi said so many RVers took to the road full time that campsites were hard to find, many have returned home or become seasonal campers. And while some RV resorts remain very much in demand because they are in popular vacation locations like Orlando or Southern California, lots in other locations are facing challenges. In November 2023, Wendy Heineke, 58, an outdoor hospitality consultant, and her fiancé Jimmie Steinberg Jr., 56, paid $250,000 for a lot at Bella Terra Luxury RV Resort in Foley, Ala. The couple planned to spend winters at the resort in their 42-foot American Dream motor coach, but they later decided to get off the road and purchased a home. 'We wanted to settle down,' Heineke said. 'Travel and full-timing were tough.' Nine months ago, the couple listed their 3,464-square-foot RV lot, which houses a small casita with indoor and outdoor kitchens, for $315,000. Since then, they reduced the price to $275,000, but there have been no takers. 'I think it's because of the economic uncertainty and interest rates,' Heineke said. But the resort's inland location 15 miles north of the Gulf of Mexico, which the U.S. now calls the Gulf of America, may be a factor as well, said Kim Kirkendoll, a real-estate agent who holds the listing on Heineke's lot. She said that out of a total of 180 sites at Bella Terra, there are currently 41 for sale, a number she said is relatively high. If you're considering purchasing a permanent home for your motor home, here are some things to consider. RV resorts vary widely. Rent first at any resorts you're considering to ensure you find the best fit. Spend at least a week in each location to get a good feel for it. Duda suggests not only trying out different resorts, but also renting lots in different locations within each community to test out the views, breezes and movement of the sun in each spot. It may be a 'parking spot,' but for-sale RV resorts still have a homeowner's association to maintain the property. Duda pays dues of $760 a month for each of his three lots at Motorcoach Country Club. He said that taxes on the three lots are about $6,000 a year, and insurance is about $2,000. Duda said that insurance can be 'a little challenging' to find, but an RV resort can direct prospective buyers to local agents providing the necessary coverage. Do the same kind of due diligence on your RV lot that you would if you were buying a condominium or a house located in a homeowners association. Review the rules and regulations governing your ownership of the lot to make sure you're aware of restrictions that may limit your use of the property. Get a copy of the annual budget. Duda also suggests meeting the property-management staff. 'Make sure the people overseeing the RV resort are doing a good job of maintaining the assets,' he said
