
Residential sales in Chennai grows 27% in Q1 2025: CREDAI

The recent reduction in the repo rate by the Reserve Bank of India and the Central government's revised income tax slabs has further supported buyer sentiment, particularly among first time buyers, the report said.
Sales of residential units grew 7 per cent quarter on quarter to 3,783 units during the three month period while it was 27 per cent growth year-on-year. Southern suburbs accounted for the majority of the project registrations with the demand being driven by the improved infrastructure, Metro Phase II project, among others.
Areas like Parandur where the proposed airport is expected to come up, Minjur, Chengalpattu and Sriperumbudur were also largely preferred by the buyers. "These locations are expected to witness continued momentum in the coming quarters," it said.

President A Mohamed Ali said, "the Government's focus on inclusive urban development through schemes and new infrastructure investments in suburban corridors is enhancing liveability and making homeownership more accessible to a wider section of the population."
"We are seeing measured optimism in the market. Developers are taking a calibrated approach to new launches while strengthening regulatory compliance. The result is a more mature, balanced housing sector ready to scale with upcoming urbanisation," he said.
The total residential unit registrations across Tamil Nadu stood at 9,480 units during the January-March 2025 quarter, marking a 24 per cent increase quarter on quarter. These numbers reinforce the broader market rebound, led by strong participation from established developers and an improving policy environment, the study said.
"We expect this momentum to carry through into the next quarter as well, especially with infrastructure-led locations attracting renewed investor and end-user interest" commented CREDAI Chennai Secretary Aslam Packeer Mohamed.

‘New building bylaws to boost UP growth, ease urban dev'

Divisional commissioner Roshan Jacob stated that the amendments were made to address changing urban needs. 'This overhaul removes many complexities and brings clarity for common citizens,' she said. A private agency presented the revised bylaws, explaining key provisions and practical implementation. A demonstration of the Fast Pass System, developed to ensure swift digital approvals of building maps, was also shown. The system aims to improve efficiency under the new framework, according to an LDA press release. Architects said the revised rules would speed up development while promoting structured urban expansion. Developers and investors said the new norms were likely to improve the ease of doing business. Officials, including director Awas Bandhu Ravi Jain, LDA vice chairman Prathamesh Kumar, secretary Vivek Srivastava, additional secretary Gyanendra Verma, and chief city planner KK Gautam, attended the session.

Housing sales volume down 5% in top 8 cities; up 9% in value: Credai
Housing sales fell 5 per cent to 2.53 lakh units during the first six months of this year but increased 9 per cent in value terms to Rs 3.59 lakh crore across eight major cities, according to a Credai and CRE Matrix report. On Thursday, realtors' apex body Credai and data analytics firm CRE Matrix released a report on primary housing markets of India's top eight cities -- Bengaluru, Delhi-NCR, Mumbai Metropolitan Region (MMR), Pune, Kolkata, Chennai, Hyderabad and Ahmedabad. As per the data, the housing sales in these eight cities declined 5 per cent to 2,53,119 units during January-June 2025 from 2,67,219 units in the year-ago period. Appreciation in prices of residential properties led to an increase of 9 per cent in sales in value terms to Rs 3,59,373 crore in the first half of 2025 from Rs 3,30,750 crore in the corresponding period of the preceding year. "We are witnessing a decisive shift in homebuyer preferences across India. The demand is clearly moving towards larger, better-located, and more premium homes reflecting rising aspirations and improved purchasing power," Credai National President Shekhar Patel said. "A 21 per cent growth in NCR's housing value, despite lower volumes, is a clear indicator that quality and location are now more important than quantity," he added. Abhishek Kiran Gupta, CEO & Co-Founder of CRE Matrix, said, the Tier 1 housing markets have entered a new phase of value-driven growth. He noted that there has been a 14 per cent rise in average ticket size to Rs 1.42 crore from Rs 1.24 crore during the period under review. "As data suggests, India's residential real estate story is no longer just about quantity - it's about quality, confidence, and lifestyle," Gupta said. The data showed that Delhi-NCR's market share in value terms has increased to 26 per cent from 23 per cent during the period under review. Gurugram-based property consultant InfraMantra founder Shiwang Suraj noted that Gurugram and Noida markets have dominated the luxury housing sales in Delhi-NCR. "The region's growing lifestyle aspiration, massive infrastructure development and demand for bigger homes have led to this surge in luxury housing," he added. Bhavesh Kothari, Founder & CEO of Property First Realty LLP, said the housing market is witnessing "premiumisation" across major cities. He noted that Bengaluru's real estate market has grown multifold over the last decade and generated high capital appreciation and rental yields for property owners.

India's Tier-1 cities recorded housing sales worth ₹3.6 lakh crore in the first half of 2025 (H1 CY25), up 9% from ₹3.3 lakh crore during the same period last year, according to the CREDAI-CRE Matrix report. Despite a 4% drop in units sold, from 2.7 lakh to 2.54 lakh, the sharp 14% jump in average ticket size to ₹1.42 crore signalled a consumer shift toward premium and luxury homes. This was driven by a 21% rise in sales value and a 32% spike in average ticket size. Luxury homes priced above ₹3 crore made up 73% of NCR's total sales value, even though only 25,000 units were sold. The Mumbai Metropolitan Region (MMR) followed with a 23% revenue share. It recorded a 9% increase in sales value, backed by the sale of 75,000 units and a 16% rise in average ticket size. The share of ultra-premium homes priced above ₹3.5 crore in MMR also rose from 29% to 34%, the report said. Among the southern Indian cities, Chennai stood out with a 23% rise in sales value, 11,000 units sold, and a 12% surge in average ticket sizes. Bengaluru saw a 4% growth in value with 30,000 units sold, and a 17% increase in average ticket size, though mid-range homes between ₹70 lakh and ₹1.5 crore lost share. Hyderabad reported a 2% uptick in value but witnessed an 11% dip in sales volume at 30,000 units. Meanwhile, Pune faced headwinds, with an 8.5% decline in sales value and a 14% drop in volumes at 45,000 units. "We are witnessing a decisive shift in homebuyer preferences across India.
