
Kanakia Group partners with Hines, Mitsubishi, and Sumitomo for 1.5 million sq ft premium office project in Mumbai's BKC
According to the statement, the commercial office space project is spread across a prime 3-acre land parcel. The proposed development will offer 1.5 million sq ft of office space. The project is being designed by the renowned American architecture firm Kohn Pedersen Fox (KPF).
According to the statement, the partnership brings together Kanakia Group as the land partner and Hines, MEC and Sumitomo as institutional investors and development partners, leveraging their global expertise in real estate and infrastructure to create a commercial hub in one of Mumbai's most strategically connected locations.

According to the company statement, Kanakia Group's broader strategy is to shift towards an asset-light model and significantly reduce its debt to below ₹1,000 crore.
Currently, Kanakia Group has over 8.6 million sq ft of upcoming projects with a Gross Development Value (GDV) of ₹12,825 crore, the statement said.

Global financial firms, including Wall Street lenders and private equity houses, have been increasing their presence in India amid growing opportunities in the country's financial sector. Goldman Sachs, which has been serving clients in India since the 1980s, operates its largest office outside the United States in the country, according to the report. Last week, US-based rating agency S&P Global also upgraded India's sovereign rating to 'BBB' after more than 18 years, citing strong economic fundamentals that are likely to support growth in the next two to three years. It also pointed out that monetary policy has become 'increasingly conducive to managing inflationary expectations". Cycle Pure Agarbathi bets on rural demand, digital channels, and puja services for growth
Mysuru-based incense maker Cycle Pure Agarbathi is betting on rural revival, digital channels , and new service-led ventures to accelerate growth in this fiscal after posting high single-digit volume-led growth in the last financial year, a company's top official said. 'Last year was challenging but still a good one. We grew in the high single digits without any price hikes. This year already looks more promising quarter-on-quarter with renewed rural demand and appetite for innovations,' said Arjun Ranga , Managing Director, Cycle Pure Agarbathi, in an interaction with ETRetail. The September to January festive season is expected to be a key growth window, he added. Quick commerce and diversification The company is sharpening its focus on quick commerce platforms, which are giving access to new consumer households. It has also entered the services space with Astro Puja, offering astrology-led ritual solutions, while expanding its puja samagri and home care portfolio. While the company shared that e-commerce currently contributes less than 1% of sales but is growing rapidly. Cycle has raised its digital ad spend to 25% from just 1% a few years ago, using online channels primarily to gain consumer insights and test innovations. Its D2C website focuses on customization without undercutting offline trade. Cycle operates through 35 depots and 5,000 distributors, reaching about 15 lakh outlets across the country. While its stronghold remains S Competition and consumer shifts India's Rs 7,000-crore agarbathi market remains highly fragmented and regional, with local players dominating every 100 kilometers. Cycle counters this with a portfolio of over 300 SKUs, ranging from mass-market incense to premium lifestyle products like Woods and Lia . Global presence and outlook Cycle Agarbathi already exports to 75 countries and supplies to Walmart in the US, with Europe emerging as a promising market as eastern cultural practices gain ground. When asked about exploring acquisitions and IPO, Ranga said, "The company is not exploring acquisitions or a public listing but is open to scaling its Pooja Samagri segment further." "Our focus is on deeper consumer access rather than chasing topline numbers. The belief in religion and rituals is rising, and if more people experience our products, the opportunity is limitless," Ranga said.

MTNL defaults on loan repayments worth nearly a billion dollars
Mahanagar Telephone Nigam Ltd. (MTNL) has defaulted on loan repayments yet again, raising further questions on the revival of the state-run telecom operator. The Mumbai-based company has failed to pay ₹8,659 crore (about $990.48 million) principal and interest to seven public sector lenders, including State Bank of India and Punjab National Bank, according to an exchange filing on Monday. It includes ₹7,794 crore in principal and ₹865 crore in overdue interest. These repayments were due between 12 August 2024 and and 3 February 2025. In July, MTNL had disclosed defaults of ₹8,585 crore to the same lenders. The debt-laden operator, which has struggled with falling subscriber numbers, mounting losses and shrinking relevance in India's highly telecom market, has been surviving largely on government support and debt rollovers. As on 31 July, MTNL's total debt stood at ₹34,577 crore as against ₹34,484 crore a month ago. The debt also includes sovereign-guaranteed bonds and loans from the Department Of Telecommunications.
