Nuvama initiates coverage with a ‘BUY' rating on AGI Infra (AGIIL) with a target price of Rs 1448

The Wire6 days ago
Nuvama initiates coverage with a 'BUY' rating and a TP of INR1,448, valuing the stock at 1x FY26E NAV. AGI Infra (AGIIL) is among the few reputed real estate players in Punjab, with a dominant presence in Jalandhar, aided by a strong track record of well-received, high-quality projects. Operating in a market with limited branded competition, it has established a strong position and is strategically expanding into high-demand micro-markets across Punjab. With a robust development pipeline and a sizable, well-located land bank, it is well-positioned to capitalise on Punjab's growing housing demand. Our confidence in its long-term growth story is aided by a structurally buoyant home market.
Report link: https://agiinfra.tiiny.site
Key growth Drivers are highlighted below:
1. Pre-sales CAGR of 13% over FY26–30E on the back of a strong launch pipeline of ~INR5,120cr (9.8msf) and ongoing inventory of ~INR1,280 (4.98msf);
2. Strong demand for its product and further price realisation;
3. In-house construction using its team of experts, coupled with the use of Mivan technology, which gives it an edge in terms of faster execution, on-time delivery, and boosts margin;
4. Favourable dynamics in Punjab with lower inventory and limited supply by branded players;
5. Net cash surplus of INR2,060cr over FY26–32E (sans its land bank) led by pre-sales growth;
6. With a large land parcel spread across diverse locations, where demand is high, it is ready for the future. We expect a net cash surplus of INR1,506cr and a healthier Balance Sheet led by strong collections and internal accruals (net D/E ratio to improve to -0.1x in FY27E from 0.2x as of March).
It has ten/four ongoing/upcoming projects, with an inventory/saleable area of 4.98msf/9.8msf (GDV of ~INR1,280cr/~INR5,120cr). Well-diversified land reserves of ~12.2msf will be used for future development. We expect GDV of ~INR1,280/~INR5,400cr ongoing inventory/upcoming to be liquidated by FY30 and envisage a cash surplus of ~INR2,060cr from ongoing and upcoming projects. We see project additions once it launches most of its existing projects. We value AGIIL on its FY26E NAV considering its land reserves and ability to add projects aggressively in its existing micro-market given its brand value and improved Balance Sheet.
Organised real estate players gain an edge in underserved
Punjab micro-markets Its more than two decades of experience helps it stand out among Punjab's few organised players. Jalandhar and Ludhiana are among the fastest-growing realty markets in the region, with strong traction seen in recent years. We expect continued demand and price appreciation given: i) its luxury positioning, and ii) the presence of an affluent client base. Limited supply from organised players, better infrastructure, and rising aspirations are driving demand for branded residential projects.
Proven execution and strategic Tier II presence backed by a diversified portfolio
AGIIL's expertise lies in residential development, with a portfolio evenly balanced between luxury and affordable housing. This ensures access to a diversified client base and resilience across market cycles. It has delivered ~9msf across 10 successful projects in Jalandhar. It is expanding in key high-growth micro-markets in Tier II cities where demand is robust. Leveraging Mivan technology and in-house execution, it is ensuring faster project execution, greater durability, and reduced labour and overhead costs. With a sizeable land bank in Tier II cities and a proven execution track record, it is best placed to sustain margin and capitalise on rising demand for branded and quality housing across Punjab.
Ongoing and upcoming projects total ~14.8msf; launches seen till FY30
It has significantly scaled up given: i) the favourable market dynamics, ii) timely delivery of premium projects, and iii) strong demand for completed projects, leading to healthy collections and efficient capital recycling via internal accruals. It has 10 ongoing projects (eight residential and a commercial and plot each) with an inventory of ~4.8msf. Four upcoming projects (residential/commercial: three/ one), with a saleable area/GDV of 9.8msf/~INR5,120cr, will be launched by FY30. We expect the entire ongoing inventory to get liquidated by FY28-end.
Expect a cash surplus of ~INR2,060cr over FY26–32; Net debt to equity to decline -0.1x in FY27
We expect ongoing and upcoming residential projects to generate a gross/net cash flow of INR8,283cr/INR2,060cr over FY26–32. We foresee a net D/E ratio of -0.1x by FY27 from 0.5x as of FY25on healthy internal accruals.
Recommend buy with TP of Rs 1,448
We recommend Buy with a target price of Rs1,448 (upside of 36%). Our Buy recommendation is drive by 1. Well located land bank 2. Experienced management 3. Strong execution 4. Strong demand 5. Healthy cash flows 6. Comfortable balance sheet 7. Attractive valuations. Expect healthy cash flows aided by: i) the development of land parcels, ii) strong brand positioning, and iii) price premium in Punjab. We discount cash flows to FY26 to arrive at a NAV of INR3,539cr with a TP of INR1,448. Maintain BUY.

Income Tax Department conducted a survey at various offices of Nuvama Wealth Management Ltd, linked to Jane Street's market manipulation on July 31, 2025, according to sources. Nuvama in its exchange filing said that it was fully co-operating with the income tax department in the search. The wealth management firm was reportedly trading in India for Jane Street. Queries sent through email to Jane Street were unanswered till press time. 'The Income Tax Department is conducting a survey today under Section 133A of the Income Tax Act, 1961, at the Company's Registered office. The Company is extending full co-operation with the authorities and sharing requisite information…The survey is yet to be concluded. The Company will make requisite disclosures, if any, to the Stock Exchanges under SEBI (Listing Obligations and Disclosure Requirements) Regulations, 2015 ('Listing Regulations'). The Company continues to operate business as usual,' Nuvama said in its exchange filing. Further they confirmed that they were compliant with the disclosure norms for Listing regulation. The grounds of the searches were not known and Nuvama maintained that the survey had not concluded. Nuvama's share closed 2.5% to ₹7225 a share reacting to the news. SEBI had found Jane Street in violation of FPI regulations among others allegedly manipulating the derivative market. The American company which has its subsidiaries in India was banned from operating in the securities market unless the profit of over ₹4800 crore were transferred to SEBI in an escrow account, according to SEBI's interim order. Following this, Jane Street paid this and asked that the curbs be lifted adding that it had all rights to its disposal. SEBI had then allowed the company to resume trading as it had complied with the interim order.

Nuvama shares fall 4% on reports of income tax search in connection to Jane Street case

Shares of Nuvama Wealth Management fell nearly 4% on Thursday to hit a low of Rs 7,139.50 on the NSE after reports that the Income Tax Department was conducting search operations on its premises. The search was being carried out in connection with the Jane Street market manipulation case. Nuvama, Jane Street's domestic trading partner, has found itself caught in the regulatory crossfire, triggering investor anxiety despite no direct accusations against the firm. On July 21, Sebi had given conditional relief to U.S. trading company by allowing them to access the securities market and carry out trading activities. Sebi's conditional relief came after Jane Street created a Rs 4,844 crore escrow account. The trading company has also been allowed to use its bank accounts for debit purposes. The Nuvama link While SEBI's order did not name Nuvama Wealth Management in the alleged misconduct, the firm's connection to Jane Street as its on-ground trading partner in India was enough to spook investors. Nuvama had responded to the NSE's earlier investigation into Jane Street's trades, which the exchange closed in May. However, SEBI chose to proceed independently with a more forceful stance. Jane Street case Jane Street, one of the world's most sophisticated trading firms pulled off a Rs 36,500 crore market scam making a whopping Rs 43,289 crore option profits while deliberately losing Rs 7,208 crore in futures and equities. The market watchdog in a 105 page order issued on July 3, had imposed comprehensive interim restrictions on Jane Street pending detailed investigation. Jane Street entities are completely restrained from accessing securities markets and prohibited from buying, selling, or dealing in securities directly or indirectly. The regulator had also ordered impounding of Rs 4,843.57 crore in unlawful gains, requiring Jane Street to deposit this amount in an escrow account with a lien in favor of SEBI. All bank accounts, demat accounts, and custodial accounts are frozen, with no debits allowed without SEBI permission (though credits can be accepted).

HUL Q1 preview: Volume growth seen at 2-4% amid weak demand, margin pressure

New Delhi: Hindustan Unilever Ltd (HUL) is set to announce its June-quarter earnings (Q1FY26) on Thursday, with analysts projecting volume growth of 2-4% amid tepid demand and a weak seasonal backdrop. A Bloomberg poll of 11 analysts estimates Q1FY26 consolidated profit at ₹ 2,610 crore on revenue of ₹ 16,080 crore. Standalone profit is expected at ₹ 2,580 crore, with standalone revenue at ₹ 15,960 crore. Nuvama Institutional Equities expects HUL's underlying consolidated volumes to rise 3-4% year-on-year (YoY). Motilal Oswal projects a 3% increase in domestic volumes. Jefferies forecasts revenue growth to reflect 2% volume growth and 1% pricing growth, aided by price hikes in soaps and tea taken in the previous quarter. HUL has struggled to sustain volume growth in recent years. In FY25, volumes rose just 2%, as inflationary pressures and intensifying competition weighed on segments like beauty, personal care, and packaged foods. The laundry business, however, remained resilient. In the March quarter, the company posted a net profit of ₹ 2,493 crore, up 3.6% year-on-year, though down sequentially due to a one-time gain from the sale of its Pureit business. Volume growth was 2%. At the time, management said urban markets remained stressed as inflation outpaced wage growth, while rural recovery continued steadily. Demand across the fast-moving consumer goods (FMCG) sector remained broadly stable compared to the March quarter, analysts said, with rural markets continuing to recover gradually. Jefferies estimates overall FMCG volume growth under its coverage to reach 3% in Q1FY26, slightly higher than the previous quarter. For the June quarter, HUL—maker of Lux soaps and Knorr soups—is expected to report a 4.3% increase in consolidated revenue, supported by volume growth of 3-4%, according to a July note by Nuvama. However, consolidated earnings before interest, tax, depreciation and amortization (Ebitda) are projected to decline 1.4% YoY. Gross margin is seen shrinking to 50%, and Ebitda margin to 22.8%, as the company continues to pass on cost benefits to consumers in line with earlier guidance. At 22-23%, Ebitda margin guidance remains intact, Nuvama said. Palm derivative costs, including palm fatty acid, were higher year-on-year but have softened sequentially, with further easing expected in the second quarter, Nuvama analysts said. 'Demand trends show a gradual recovery, with HUL's guidance of H1FY26 outperforming H2FY25 proving accurate, supported by favourable macro indicators,' analysts at Nuvama Institutional Equities said. Rural demand remains resilient, while green shoots are emerging in urban markets, they said. For the June quarter, pricing growth is expected to remain muted at around 0.5%, driven by hikes in soaps and carry-forward increases in tea and coffee. 'HUL has also increased investments across business segments, including ATL consumer promotions, strategic interventions, and distribution, with advertising and promotions (A&P) expected to be 9.4% of sales,' Nuvama said. Analysts also flagged a likely dip in profit due to costs linked to HUL's acquisition of skincare brand The Minimalist. The broader FMCG sector is showing signs of improvement, though unseasonal rains during the quarter disrupted demand in several summer-linked categories. According to recent estimates from Kantar, FMCG growth slowed to 3.9% in the 12 months ending June 2025, led by a sharp decline in food sales and summer-centric products such as bottled beverages, talcum powders, sunscreen, and ice cream. Household care—especially laundry liquids—continued to perform strongly. Motilal Oswal expects domestic volumes to rise 3% in the June quarter, supported by rural strength. 'Demand trends in Q1FY26 remained consistent quarter-on-quarter with muted growth, as rural areas continued to outperform urban areas, contributing to an expected revenue growth of 4.6%. Gross profit margins are anticipated to face pressure, contracting by 140 basis points year-on-year to 50.6%, due to increased consumer offers and initiatives aimed at driving volume growth, aligning with the company's revised EBITDA margin guidance of 22–23% from the earlier 23–24% range,' Motilal Oswal said. While HUL continues to face headwinds from input cost inflation and sluggish seasonal categories, analysts expect its steady expansion in rural markets and stepped-up brand investments to offer some support in the quarters ahead. The earnings come amid a leadership transition at the company. CEO Rohit Jawa will step down on Thursday, concluding a two-year tenure. Priya Nair, currently president of Beauty & Wellbeing at parent company Unilever, will take over as managing director and chief executive on 1 August for a five-year term.
