Bahrain real estate sector to remain resilient

Bahrain's real estate sector is poised to maintain stability despite global market volatility, including shifts in tariffs and fluctuating oil revenues, according to a new report by ASK Real Estate.
Offering an overview of the global, Gulf, and Bahraini economies, with a particular focus on real estate performance and related sectors, the Q1 2025 report suggests that while these macroeconomic uncertainties might temper short-term investor sentiment, Bahrain's fundamental market strengths remain robust.
Stable rents, a prevalence of high-value transactions, and ongoing investment in infrastructure and tourism are expected to underpin sustained long-term growth. The emergence of premium developments and an evolving regulatory framework are further enhancing Bahrain's appeal as a regional investment destination.
Karim Yazji, chief executive of ASK Real Estate, expressed confidence in the sector's resilience. 'We are very confident that the real estate sector in Bahrain is capable of offering sustainable and stable investment returns despite the fluctuations of oil prices and the instability that may be experienced in other sectors that are directly linked to global markets,' he stated.
Mr Yazji attributed this stability to Bahrain's 'long-term vision… to create a stable and vibrant economy.'
The first quarter of 2025 presented a mixed picture for Bahrain's real estate. Total transaction value increased by 3.67 per cent to BD283.71 million, yet transaction volumes fell by 18.78pc compared to Q1 2024. This divergence indicates a continued market preference for high-value, premium properties across the kingdom.
Rental rates and occupancy in the office and retail sectors held steady throughout Q1 2025, reflecting a balanced supply and demand dynamic. This sustained stability in rental rates, the report notes, signals market maturity, attracting investors seeking consistent returns amid broader economic shifts.
Mr Yazji highlighted the importance of the kingdom's regulatory environment. 'The advanced regulatory framework of the real estate sector as well as transparency measures in Bahrain are among the most important components that support the growth and stability of the Bahraini economy in general,' he added.
ASK Real Estate has recently secured a tier 'A' valuation licence from Real Estate Regulatory Authority (RERA). This permits the company to provide valuation and advisory services for all types of real estate properties, including mega projects.

An exciting slate of investment and commercial opportunities have been announced at the Hatta Sustainable Waterfalls project, bringing with them job opportunities and sustainable economic and social development. This has been done under the directives of Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE, and Ruler of Dubai. It was announced that all retail spaces at the Hatta Sustainable Waterfalls will be allocated to Emiratis residing in Hatta, free of charge, for a one-year period. This is in order to boost small businesses in their infancy and support families in the region. The initiative supports the Dubai 2040 Urban Master Plan, the Hatta Development Master Plan, and the objectives of the Supreme Committee for the Development of Hatta by creating investment opportunities for citizens. It also supports both the Dubai Social Agenda 33 and the Dubai Economic Agenda D33, which aim to position Dubai among the world's top three cities for tourism, while fostering inclusive economic development and environmental sustainability. Supporting local entrepreneurs Spanning a total area of 750 sqm, the new investment opportunities include: four restaurants, four retail stores and six food and beverage kiosks. The spaces will offer a variety of experiences including Emirati, Arabic, Western, and traditional cuisine, as well as local cafes, equipment rentals, and souvenir and gift shops. These projects aim to stimulate tourism, support local culture, and promote economic self-sufficiency for Hatta residents. Bader Anwahi, CEO of the Public Facilities Agency at Dubai Municipality, said, 'For the first time, investment and commercial opportunities are being introduced in the Hatta Dam area, specifically at the Sustainable Waterfalls. This marks a significant step in strengthening the local economy and empowering Emirati entrepreneurs.' Dubai Municipality invites all citizens residing in Hatta to submit applications at Selection will be based on clear eligibility criteria set by the evaluation committee. The Hatta Sustainable Waterfalls is a major tourist attraction within the Hatta Dam area. It features cascading water from the upper dam of the Hatta Hydroelectric Plant flowing over a mosaic mural — the largest of its kind in the world — depicting the late Sheikh Zayed bin Sultan Al Nahyan and the late Sheikh Rashid bin Saeed Al Maktoum. The mural spans 2,199 sqm and comprises over 1.2 million pieces of natural marble.

The meeting focused on enhancing co-operation to leverage cutting-edge technologies in accelerating digital transformation, fostering innovation and supporting Dubai's sustainable development goals. The discussions centred on exploring synergies between DEWA's pioneering initiatives in smart infrastructure, renewable energy and utility services, and tapping Microsoft's global expertise in cloud computing, artificial intelligence (AI), data analytics and cyber security. Both parties expressed a shared commitment to harnessing Fourth Industrial Revolution technologies to drive efficiency, enhance customer experiences and contribute to the UAE's broader digital economy ambitions. DP World revenues soar 20.4% to $11.24bn for H1 despite global trade headwinds

Dubai logistics company and port operators DP World continued to report strong revenue growth, reaching US$11.24 billion, a 20.4 per cent year-on-year (YoY) jump, despite the ongoing geopolitical and economic uncertainty. Driven by strong performance across Ports & Terminals and recent acquisitions, DP World's adjusted EBITDA reached $3.03 billion, up 21.4 per cent, while container volumes increased 5.6 per cent on a like-for-like basis, reaching 45.4 million TEU (twenty-foot equivalent units) across the global portfolio. EBITDA margin improved 0.2 points to 27.0 per cent. Net profit was up 68.5 per cent to US$960 million, compared to US$570 million in the same period last year. DP World expects to deliver a strong full-year EBITDA performance, supported by sustained throughput growth, operational leverage in Ports & Terminals, strengthening balance sheet, and strategic capex and global integration. Sultan Ahmed bin Sulayem, DP World Group Chairman and CEO, commented on business outlook: 'Looking ahead, we remain optimistic about the medium- to long-term outlook for global trade and logistics. As supply chains evolve, DP World is well-positioned to lead the industry in delivering efficient, resilient, and sustainable trade solutions that create long-term value.' On the H1 results, Bin Sulayem added: 'We are pleased to report strong first-half results, with both revenue and EBITDA growing by over 20 per cent. 'Ongoing geopolitical tensions, the continued closure of the Red Sea route, and rising uncertainty around global trade tariffs have caused significant disruption across the industry. Despite these challenges, our strategy of delivering integrated end-to-end solutions and operating critical infrastructure in key markets has allowed us to continue supporting cargo owners to move their freight and to deliver a strong set of results.' The company continues to invest in strategic growth markets, with US$1.08 billion in capital expenditure during the first half of the year. The full-year capex target of US$2.5 billion will support expansion in Jebel Ali Port, Drydocks World, Tuna Tekra (India), London Gateway (UK), and Dakar (Senegal), along with DP World Logistics and P&O Maritime Logistics. These investments are focused on enhancing terminal capacity, supply chain integration, and digital capabilities to support long-term trade resilience. Across terminals where DP World has operational control, the company handled 27.4 million TEU, an increase of 7.5 per cent year-on-year. Yuvraj Narayan, Group Deputy CEO & CFO, commented: 'This performance was underpinned by continued momentum in Ports & Terminals and Marine Services, supported by strong cash generation and a disciplined balance sheet. We remain well-positioned to fund strategic growth, maintain our credit strength, and respond to evolving market conditions.' DP World's freight forwarding platform now spans approximately 300 locations and covers more than 90 per cent of global trade lanes. Bin Sulayem added: 'We continue to enhance our logistics capabilities, allowing us to serve customers seamlessly across the world's major trade lanes. Recent bolt-on acquisitions have expanded our offerings and introduced specialised capabilities aligned with the evolving needs of cargo owners. 'These investments address supply chain inefficiencies and strengthen connectivity across key corridors, enabling us to deliver more resilient, efficient, and tailored solutions.'
