Adam Neumann asks $22.75M for his NYC home -- with an update

Adam Neumann is back in the Manhattan luxury market — but this time, he's taking a slightly leaner approach.
The ousted WeWork founder has re-listed his sprawling triplex penthouse at 78 Irving Place for $22.75 million, marking a substantial discount from previous offerings.
But the slimmer price tag is for a reason: the sale no longer includes the additional guest apartment that had been bundled in during prior attempts to sell.

For years, Neumann, 46, and his wife, Rebekah, had tried selling the full 7,880-square-foot spread as a package deal, listing it most recently for $24.99 million in 2024 and initially $37.5 million in 2020.
In 2023, the price went down to $32 million. Last summer, it was re-listed for $25 million.
Now, sources told The Post they're keeping the smaller unit for themselves — either as a guest suite or a home base when they're in New York — while offering only the main residence: a three-story, 6,630-square-foot penthouse with five bedrooms, four full bathrooms and two powder rooms.
The property is co-listed by Madeline Hult Elghanayan of Douglas Elliman, alongside Jason Haber of Compass.
'This is a singular apartment in today's market. It should be advertised as such,' Haber told The Post. 'And so we bifurcated it to one that is no longer on the market. And now we're focusing our full efforts on this very special residence in and of itself, not with another apartment attached to the sale.'

Often described as a 'townhouse in the sky,' the triplex crowns a boutique six-residence condo building just off Gramercy Park.
Designed by architect Pietro Cicognani, the apartment features a sculptural spiral staircase beneath a luminous skylight, soundproofed city-facing windows and radiant-heated chevron floors. Each floor spans roughly 2,200 square feet and is serviced by a private keyed elevator.
The top-level entertaining space includes a corner great room with a custom stone fireplace, a formal dining area, a media lounge and a chef's kitchen equipped with industry-grade appliances.

The entire middle floor is devoted to the primary suite, complete with a midnight bar, a private study, a Parisian-style dressing room, and a marble-clad spa bathroom with a steam shower and soaking tub.
The lower level houses three additional bedrooms, each with an en-suite bath and dressing area, plus a flexible-use lounge or library. Above it all is a nearly 1,000-square-foot private rooftop terrace with skyline views and space for a summer kitchen, a spa and a custom fireplace.
'I sell lots of townhouses all around the city; they never come with a doorman,' Haber said. 'And for the first time — and I've been doing this for 18 years — I'm seeing a fusion of the two. So I think it's very exciting for the market and there's nothing else like it.'

Neumann and Rebekah, a cousin of actress Gwyneth Paltrow, purchased the two original units in 2017 for $27.5 million and later combined them.
While they've now elected to hold onto the smaller unit for personal use, the couple's decision to sell the main residence alone may be a more strategic play in a softened ultra-luxury market.
The re-listing comes as Neumann continues to offload portions of his once-expansive real estate portfolio.

In 2020, he sold his Hamptons home for $1.25 million. In 2021, he sold his Greenwich Village townhome for $13.65 million and his San Francisco compound for $22.4 million. And in 2023, he sold his Westchester home for $3.42 million.
Since his departure from WeWork, Neumann has launched a new residential real estate venture called Flow, which has attracted major investor interest — most notably a $350 million investment from Andreessen Horowitz in exchange for equity tied to Neumann's Sun Belt property holdings.
Flow has amassed a portfolio of roughly 4,000 luxury rental units across southeastern cities like Miami and Atlanta.
Flow recently raised another $100 million, boosting its valuation to $2.5 billion. But growth hasn't come without setbacks: the company has only one new development currently underway — a 466-unit tower in Miami — and recently sold a struggling Nashville project at a loss.

The Trump administration aims to accelerate the construction of a nuclear reactor on the moon, Transportation Secretary and acting NASA Administrator Sean Duffy wrote in a memo distributed internally on Monday. Say cheese! Popular cheeseburger and milkshake concept Shake Shack will open a new location at Tustin Marketplace in Irvine on Aug. 7 at 10 a.m. with a pledge to donate a portion of the day's proceeds to Second Harvest Food Bank of Orange County. 'Shake Shack inherently understands the importance of feeding people, and we're so grateful for their continued support of our mission to provide dignified, equitable and consistent access to nutritious food to those in Orange County,' stated Claudia Bonilla Keller, chief executive officer of Second Harvest Food Bank of Orange County, in a news release. The new shack will be the 53rd location for the brand in Southern California and the second in the city of Irvine. Shake Shack was started by restaurant industry giant Danny Meyer as a hot dog cart in 2001 in Madison Square Park in New York as a means of raising money for a public art project. Its success led to an expanded menu at a more permanent kiosk that opened to incredibly long lines of fans in 2004. Since then, the burger brand has grown into a global chain with the first Southern California location opening in West Hollywood in 2016 and its first Orange County location opening at the Irvine Spectrum in 2023. Orange County is now home multiple locations besides the two in Irvine, including stores in Huntington Beach, Brea and Costa Mesa, where an A-frame building that formerly housed an IHOP was razed to make way for the new tenant. The company is unrelated to the Crystal Cove Shake Shack, a popular O.C. diner on the Newport Coast famous for its date shakes. The elevated fast-casual eatery is known for gourmet burgers and hand-spun milkshakes made with real custard. Over the years, the Shack Shack menu has grown to include vegetarian options like the 'Veggie Shack' made with a veggie burger patty consisting of mushrooms, sweet potatoes, carrots, farro and quinoa and limited time special offerings like the 'Carolina BBQ Burger' served with fried pickles topped with pepper jack cheese, applewood smoked bacon and Carolina-style BBQ sauce. In the spirit of the philanthropic foundation Shake Shack began on, the Tustin Marketplace location has pledged to donate $1 for each sandwich sold on opening day to Second Harvest Food Bank of Orange County. Second Harvest is a nonprofit organization that works toward providing food and nutritional security for everyone in Orange County. The organization operates a large food bank, the Second Harvest Food Bank's Founders Farm, and distributes food through a network of partner agencies and programs. 'In this time of heightened need, partners like Shake Shack who are giving back to their communities are critical to Second Harvest and those we serve,' said Bonilla Keller. 'It's only through community supporters like Shake Shack that we're able to feed over 450,000 individuals each month, including children, working families and seniors.' Shake Shack at Tustin Marketplace is located at at 13656 Jamboree Road in Irvine. The grand opening is set for 10 a.m. on Thursday, Aug. 7. Following the opening, Shake Shack will be open from 10 a.m. to 11 p.m. daily.

New York Post to expand to California with separate daily tabloid

Aug. 4 (UPI) -- A daily tabloid version of the New York Post is heading west, parent company News Corp announced Monday. The California Post, which will include staff based in Los Angeles, will debut early next year as a separate entity under the New York Post Media Group, the public company led by Rupert Murdoch said. The expansion comes as circulation continues to decline among newspapers nationwide. The California newspaper's content will include a version of Page 6 now featured in the New York Post. The New York Post displayed a mock images of Page 1 and the gossip page, including on Facebook . "Los Angeles and California surely need a daily dose of The Post as an antidote to the jaundiced, jaded journalism that has sadly proliferated," News Corp Chief Executive Robert Thomson said. "We are at a pivotal moment for the city and the state, and there is no doubt that The Post will play a crucial role in engaging and enlightening readers, who are starved of serious reporting and puckish wit. I am also pleased that [editor] Keith Poole's remit is expanding, as he will now be responsible for covering not just New York, but California, the U.S., the world and, perhaps, Mars." Nick Papps, who has nearly two decades of editorial leadership, was named editor in chief of the California newspaper. He was New Corp Australia's West Coast correspondent for three years. "This is the next manifestation of our national brand," Poole said. "California is the most populous state in the country, and is the epicenter of entertainment, the AI revolution and advanced manufacturing -- not to mention a sports powerhouse. Yet many stories are not being told, and many viewpoints are not being represented. "With The California Post, we will bring a common-sense, issue-based approach to metropolitan journalism. We'll tell the stories that our readers care about the most, but others overlook, and we'll do so with clarity and our trademark conviction, across print, digital and the platforms where audiences live today." The Post Digital Network, with 90 million unique visits in June, attracts 90% of its readers from outside the New York media market. Los Angeles, with 3.5 million unique visitors, and California, with 7.3 million, has the second concentration of Post readers. The newspaper circulates in South Florida but not as a separate edition. Overall, there are 13 million digital news readers in the region, including the Los Angeles Times, Orange County Register, and TV and radio stations. Newspapers' circulation has been dramatically declining. The Los Angeles Times was purchased by Patrick Soon-Shiong, a biotech billionaire, in 2018 for $500 million from Tronc. The purchase also included the San Diego Union, which was later sold to MediaNews, and several community newspapers. Tribune Publishing, based in Chicago, had adopted the name Tronc in 2016. Two weeks ago, Murdoch said he "would take the paper" public next year during an interview on The Daily Show with John Stewart. The New York Post is the oldest continuously published daily newspaper in the United States, founded by Alexander Hamilton in 1801. Murdoch purchased the New York Post in 1976. News Corp, with revenue of $10.1billion in 2024, owns The Wall Street Journal, Barron's, papers in Britain and Australia, Fox News Channel, Fox Business Network. Fox Corp owns the TV network with the Murdoch family holding 39% of the voting shares.
