Of the top 10 on the real estate rich list, four are from Bengaluru, three from Mumbai, two each from Hyderabad and Delhi-NCR, and one from Ahmedabad.
The fourth in the rich list is Vikas Oberoi of Oberoi Realty with a wealth of ₹46,950 crore, and fifth is Basant Bansal and family of M3M India with a wealth of ₹37,390 crore.
Atul Ashokkumar Ruia and family of The Phoenix Mills have ranked sixth with a wealth of ₹26,140 crore, Raja Bagmane and family of Bagmane Developers have ranked seventh with a wealth of ₹25,270 crore.
The eighth and ninth spots went to S Subramanyam Reddy and C Venkateswara Reddy of Aparna Constructions and Estates, who have a wealth of ₹18,690 crore and ₹18,490 crore, respectively.
Irfan Razack and family, Noaman Razack and family, and Rezwan Razack and family, all three of Prestige Estates Projects, are in the 10th spot with a wealth of ₹14,510 crore each.

Top gainers
According to the Rich List, among the top gainers in 2025, Raja Bagmane of Bagmane Developers emerged with the highest
percentage growth, followed by Atul Ashokkumar Ruia of The Phoenix Mills and Vikas Oberoi of Oberoi Realty, both of whom posted healthy gains of 10% and 5% that helped solidify their positions among the upper ranks.

Top real estate companies by total construction ( sq ft basis)
According to the report, DLF leads with 349 million sq ft developed, followed by Godrej Properties, which ranks second with 223 million sq ft. Prestige Estates Projects is third with 180 million sq ft developed, SOBHA is fourth with 136 million sq ft, BL Kashyap & Sons ranks fifth with 125 million sq ft, and Lodha Developers is sixth with 100 million sq ft.

Reduced the highest debt
The report said that Oberoi Realty reduced its debt by ₹1,449 crore, bringing its total debt down to ₹2,495 Cr. Lodha Developers followed with a reduction of ₹1,363 crore, bringing its total debt to ₹7,698 crore. Juniper Hotels, Omkar Realtors, and Bagmane Developers ranked third, fourth, and fifth, respectively.

Strong momentum, new launches to drive gains for realty major DLF
Powered by strong bookings of its ultra-luxury project DLF Privana North in Gurugram, the largest listed real estate company of India posted a strong pre-sales growth in the first quarter of 2025-26 (Q1FY26). DLF's pre-sales grew by 78 per cent year-on-year (Y-o-Y) and by 500 per cent on a sequential basis to ₹11,430 crore. Privana North accounted for 96 per cent of the pre-sales, with the rest coming from its Dahlias project. Given the strong start to the year and expectations of healthy sales going ahead, brokerages are positive on the outlook for FY26. However, some analysts believe that the upsides are already factored into the stock, which has gained 13 per cent over the last three months. The new launch in the 116-acre DLF Privana township led to sales of 1,164 units with pricing of ₹23,000 per square feet (sq ft) and average unit value of ₹9.5 crore. The company has guided for ₹17,200 crore of launches in FY26, and it has thus far achieved 64 per cent of the launch pipeline in Q1FY26. With Q1 sales at ₹11,430 crore, the company is expected to beat its pre-sales guidance of ₹21,000 crore-22,000 crore for FY26. In addition to the Privana Phase 3, Gurugram, other launches include its Andheri project in Mumbai and villa project in Goa as well as new inventory in Dahlias super-luxury project. The company has a medium-term launch pipeline of ₹63,000 crore. On the rental portfolio of 46 million square feet (msf), occupancy levels stood at 94 per cent by volume and 96 per cent by value in Q1FY26. The company achieved an operating profit of ₹1,350 crore, which was up 14 per cent Y-o-Y and 8 per cent on sequential basis. The annuity portfolio is expected to yield rentals of ₹6,700 crore by the end of FY26. Ambit Research points out that the company's annuity portfolio generates sustainable cash flows (₹5,700 crore FY26 operating profit) and offers a warranted portfolio hedge even as there is residential oversupply in the Gurugram market. While its target price is set at ₹930, continued sales momentum for ultra-luxury Dahlias and upcoming launches from land bank will drive rerating, believe Karan Khanna and Samarth Agrawal of the brokerage. Additional assets in the annuity pipeline are at 28 msf, with about 5 msf expected to be completed in FY26. The company expects a mid-teen rental growth with like-for-like growth of 7-8 per cent while the rest is accounted for by asset additions. The rental business has a debt of ₹17,000 crore, with a net debt-to-operating profit at 3.2 times. JM Financial Research has a 'Buy' rating with a sum-of-the-parts valuation of ₹1,000. Analysts led by Sumit Kumar of the brokerage say, 'Aided by the rampup in new assets and a strong development pipeline, we expect rental income to grow at 11 per cent annually over FY25-FY28. DLF, with its steady annuity cash flows and fully paid-up land banks, remains extremely well-placed to scale up across segments and newer geographies.' While Nomura Research is bullish about DLF's prospects, it has maintained its 'Neutral' rating on the stock. Though DLF generates robust margins/strong cash, Akash Gupta of the brokerage believes that the company's long-term growth potential is already priced into its valuation. The current valuation is at a 20 per cent premium to net asset value and prices in an 8 per cent pre-sales annual growth over the next 13 years, which is adequate, he adds.

Abhishek Lodha also mentioned that the affordable housing segment has degrown but the other segments are performing well. "It is also important to do the analysis in value terms rather than just in unit terms because that's what you would do in most other categories," he told analysts. In terms of annual sales bookings, Godrej Properties emerged as the largest listed player during the last fiscal with pre-sales of Rs 29,444 crore. Its pre-sales stood at Rs 22,527 crore during 2023-24. Sales bookings of DLF , India's largest real estate firm in terms of market capitalisation, rose to Rs 21,223 crore from Rs 14,778 crore during the period under review. Mumbai-based Lodha Developers Ltd reported sale bookings of Rs 17,630 crore in FY25 as against Rs 14,520 crore in the preceding year. Bengaluru-based Prestige Estates Projects clocked sale bookings of Rs 17,023 crore last fiscal as against Rs 21,040 crore in 2023-24, while Delhi-NCR based Signature Global achieved sales bookings of Rs 10,290 crore as against Rs 7,270 crore.

DLF-GIC JV firm DCCDL Q1 profit rises 26 pc to Rs 593 cr on higher rental income
DLF and GIC joint venture firm DCCDL's net profit rose 26 per cent to Rs 593 crore during the June quarter on the back of higher income from rent-yielding commercial properties. ADVERTISEMENT The net profit of DLF Cyber City Developers Ltd (DCCDL) stood at Rs 470 crore in the year-ago period. Total income grew 12 per cent to Rs 1,739 crore during April-June period of this fiscal year from Rs 1,553 crore in the corresponding period of the preceding year. The DCCDL is a joint venture between DLF and Singapore's sovereign wealth fund GIC. DLF holds nearly 67 per cent stake in the JV firm. DCCDL has a total operational portfolio of 44 million sq ft of commercial spaces (office and retail) across various cities, including Gurugram. The net debt of joint venture firm stood at Rs 17,287 crore at the end of the quarter. ADVERTISEMENT DLF Group is primarily engaged in the business of building and sale of residential properties (development business) and the construction and leasing of commercial and retail properties (annuity business). The bulk of the commercial assets of DLF Group is parked in the DCCDL. ADVERTISEMENT Apart from the JV, DLF Ltd directly owns a small portfolio of about 2 million sq ft of office and retail spaces. Addressing shareholders at an AGM on August 4, DLF Chairman Rajiv Singh said India's biggest realty firm DLF has set an "ambitious" target to cross annual rental income of Rs 10,000 crore in the medium term from the company's commercial properties. ADVERTISEMENT At present, the DLF Group, including the DCCDL, has an annuity portfolio (primarily office complexes and shopping malls) of about 46 million sq ft with an annual rental income of over Rs 6,000 crore. He told shareholders that the company's annuity portfolio, encompassing offices, retail and hospitality, continues to exhibit steady growth. Additionally, three new retail properties are set to open in the near future, further strengthening its portfolio. "We remain equally excited and committed to grow our annuity portfolio and have set an ambitious target for ourselves to cross annual rental revenues of Rs 10,000 crore in the medium-term," Singh had said at the AGM. Since inception, DLF has developed more than 185 real estate projects and developed an area of more than 352 million sq ft. The group has 280 million sq ft of development potential across the residential and commercial segments, including current projects under execution and the identified pipeline.
