Maintains stable prices and supports the local market amid operational developments
Kuwait: ACICO Group announced its financial results for the second quarter of 2025, reporting a net profit of KD 8.3 million, marking a major turnaround from the net loss of KD 2.3 million recorded during the same period in 2024. The results reflect the company's stringent cost control policy, enhanced operational efficiency, continued progress in implementing its financial restructuring plan and its operational strength that positions it as a partner of choice in key infrastructure projects in Kuwait and the region.
Commenting on the results, Chairman of the Board Mr. Emad Abdullah Al Essa stated: 'We are entering a new chapter that paves the way for strengthening our financial position in line with our solid operational track record and sector-wide achievements. We have built a strong foundation rooted in operational efficiency, prudent management and a clear commitment to sustainable growth, ensuring long-term value for our shareholders, customers and the community. With confidence, we are moving forward toward achieving financial and operational balance that reinforces ACICO's position as a leading national company aligned with Kuwait's and the region's development ambitions.'
Sales from industrial operations grew by 7.9% to KD 35.6 million. Gross profit margin improved from 17% to 18%, and selling, general and administrative expenses remained flat year on year. Despite these improvements, the company recorded an operating profit of KD 3.5 million, compared to KD 5 million in Q2 2024. This variance is primarily due to the exclusion of real estate revenues following the divestment of certain assets as part of the company's restructuring efforts, which have significantly reduced total liabilities and interest expenses from KD 8 million to KD 3.7 million.
Restructuring Enhances Financial Position
During the quarter, ACICO finalized a major debt restructuring agreement with a creditor bank for a total liability of KD 128.5 million. The agreement, which aligns with the Group's approved financial restructuring plan, resulted in a non-recurring gain of KD 3.5 million and a corresponding increase in shareholders' equity.
The agreement included a multi-phase implementation plan, comprising the transfer of a property worth KD 60 million, a partial cash repayment of KD 2 million, direct debt discounts, and the conversion of part of the debt into preferred shares.
The Group reaffirmed that this agreement is a continuation of its comprehensive financial restructuring strategy endorsed by the Board of Directors, aimed at strengthening financial efficiency, fortifying the balance sheet, and reinforcing ACICO's position as a leading regional player.

Dubai real estate insights 2025: What are GCC property investors prioritising in H2?

Dubai real estate investors are looking for off-plan properties, high rental yields, and long-term lifestyle investments, according to analysis by brokerage and development firm Asico. Asico has identified key trends shaping GCC buyer preferences for the second half of 2025 based on detailed market analysis and direct client feedback. Wail Abualhamail, Director of Real Estate at Asico, said: 'We've seen a significant increase in enquiries from GCC clients, especially those seeking a blend of capital appreciation and lifestyle value. Our clients are not just looking for property, they're making long-term decisions tied to family life, income generation, and future stability in the UAE.' Dubai real estate investment proprieties in H2 2025 Off-plan developments lead buyer demand: GCC investors are increasingly attracted to off-plan projects thanks to flexible payment plans and promising capital appreciation. Hotspots such as Arjan, Jumeirah Village Circle (JVC), and Dubai South continue to dominate buyer interest, building on record activity from early 2025 Villa demand outpaces supply: Despite ongoing construction, spacious villas in gated communities remain scarce. Areas like Dubai Hills Estate, The Valley, and Arabian Ranches are top picks for GCC families seeking green spaces and family-friendly layouts High-yield rental areas attract investors: Investors from Saudi Arabia, Kuwait, and Qatar are targeting rental-ready units in Business Bay, Downtown Dubai, and Jumeirah Village Circle, where net rental yields remain strong Luxury and branded residences draw UHNW buyers: Ultra-high-net-worth Gulf buyers are prioritising branded and waterfront residences on Palm Jumeirah and Dubai Marina, valuing quality, exclusivity, and premium management services Golden visa eligibility influences purchases: The UAE's 10-year residency visa continues to be a decisive factor, with buyers selecting properties that meet eligibility criteria to secure long-term residency for themselves and their families. Wail Abualhamail, said: 'GCC buyers are looking at Dubai with both emotional and strategic lenses. Whether it's a future family home or a robust rental asset, the focus is on longevity, flexibility, and security.'

Esterad reports net profit attributable to shareholders of BD 1.04mln for Q2 2025

Manama – Esterad Investment Co. B.S.C. (' Esterad ' or 'the Company ') (Trading Code: ESTERAD) announced its financial results for the second quarter of 2025 ('the quarter') ending June 30, 2025. Net profit attributable to shareholders was BD 1,041,757 for the second quarter of 2025 compared to BD 885,853 for the same period last year, reflecting an increase of 18%. Esterad continued to deliver double-digit growth, driven by disciplined execution of its restructuring strategy and performance across its diversified global private equity, public market and real estate portfolio. Earnings per share for the quarter was 6.4 Fils compared with 5.8 Fils in the second quarter of last year. Total comprehensive income attributable to shareholders amounted to BD 1,183,296 in Q2 2025 compared to BD 290,269 in the same quarter of last year, representing a significant increase of 308%. Total income for the second quarter stood at BD 2,227,469, marking an 18% decline compared to BD 2,716,940 in the second quarter of 2024. Profit rose despite lower income owing to a 33% cut in total expenses and a 61% drop in interest costs following deleveraging. For the first six months of the year, net profit attributable to shareholders rose to BD 1,531,362, a 16% increase from the BD 1,321,646 reported in the same period of 2024. Earnings per share for first half of 2025 was 9.5 Fils compared with 8.6 Fils in H1 2024. Total comprehensive income attributable to shareholders in the first six months of 2025 amounted to BD 1,714,247, compared with BD 855,310 for the corresponding period of 2024, representing an increase of 100%. Total income for the first six months of 2025 was BD 4,087,553 compared to BD 4,694,745 in the same period of 2024, down by 13%. As of 30 June 2025, total equity attributable to shareholders reached BD 43,141,313, a 1% decline from the BD 43,377,483 recorded as of 31 December 2024. Total assets decreased by 11% to BD 83,142,818 compared to BD 93,100,840 on 31 December 2024, primarily because of portfolio restructuring and investment exits. In line with its strategic objectives, Esterad continued to deleverage its balance sheet and reduce financing costs, utilising proceeds from profitable investment exits, including primary listed equities in the first half of the year, to prepay debt early, further strengthening its financial position. Commenting on the results, Mr. Nabeel Noorudin, Board Chairman of Esterad, said: 'Our results for the second quarter reaffirm Esterad's continued ability to deliver resilient performance and value creation, despite global macroeconomic challenges. The strong growth in earnings reflects disciplined execution of our long-term strategy, which is focused on optimising our capital structure, enhancing returns from core assets, and exiting legacy investments. We have made significant progress on our restructuring roadmap, with successful partial exits of global listed equities. These efforts are enabling us to redeploy capital into higher-yielding and strategically aligned opportunities across key markets. Esterad remains strongly positioned to capitalise and identify unique investment opportunities that offer risk-adjust returns for our shareholders.' Elaborating further, Mr. Noorudin added: 'In parallel, we are actively working on several strategic transactions targeted to close in the second half of the year, which are expected to drive future growth in both business activity and profitability. These include niche new opportunities in defensive sectors & opportunistic yielding real estate projects. In addition, we are also looking forward to resuming construction and beginning sales of one of our recently acquired, partially completed real estate projects in Bahrain in the second half of the year.' On his part, Mr. Ahmed Abdulrahman, Chief Executive Officer of Esterad, stated: 'We are pleased with our performance in the second quarter and the continued execution of our strategy, which has resulted in sustained profit growth and stronger financial position. Our focus remains on activating newly acquired assets and exiting legacy holdings as we successfully realised value from the exit of our global listed equities in the last quarter. We remain fully committed to the turnaround and repositioning of key assets across our diversified global portfolio, unlocking long-term value, and deploying capital efficiently into high-potential opportunities. A key priority in the second half of the year is to resume construction and begin sales on a recently acquired, incomplete real estate project. ' He added: 'A key contributor to our positive momentum has been the progress of Esterad Bank, which continues to advance on its strategic roadmap. The Bank entered 2025 with strengthened capital and a healthy pipeline of investment opportunities. During Q2, the Bank made further progress on strategic acquisitions as they are in advanced stages of negotiation on three deals, with expected closures in the third quarter. We remain confident in our ability to deliver superior returns for our investors by capitalising on these compelling, income-generating investments.' -Ends- Note: The press release and the full financial statements are available on About Esterad Investment Company Esterad Investment Co.
