Negri Sembilan, a major growth frontier for SD Property

KUALA LUMPUR: Negri Sembilan has emerged as a key growth frontier for some property developers particularly Sime Darby Property Bhd (SD Property).
SD Property plays an instrumental role as one of the lead developers of the Malaysia Vision Valley 2.0 (MVV2.0) development corridor.
MVV2.0 is a catalytic development initiative aimed at unlocking the economic potential of Negri Sembilan.
As part of the National Physical Plan, MVV2.0 is intended to transform the southern corridor of the Klang Valley into a new growth frontier, leveraging strategic connectivity and proximity to Greater Kuala Lumpur.
SD Property contributes to the activation of this corridor by unlocking its sizeable landbank in Nilai and Labu.
Currently, SD Property holds about 4,000 acres of remaining land within MVV2.0, with an estimated remaining gross development value of RM16 billion.
TA Securities said SD Property's management sees Negri Sembilan as a fast-emerging hotspot, offering industrial land at significantly more competitive pricing, about half the cost of similar offerings in Selangor while enjoying superior accessibility.
This view is increasingly reflected in the group's sales composition, as Negri Sembilan accounted for 20 per cent of its total property sales in the quarter, up markedly from an average of just five per cent in FY24.
The strong demand for units at Hamilton Nilai City and the positive initial response to Vision Business Park (VBP) highlight the state's growing importance as a strategic industrial destination.
VBP, a 760-acre integrated industrial and commercial estate located within MVV2.0, is a key project for the property developer.
Launched in April, VBP boasts an estimated gross development value of RM2.4 billion.
It is situated near key infrastructure nodes including KLIA, KLIA2, the Nilai Inland Port and the North-South Expressway.
The project is designed to attract logistics operators, light manufacturers, and technology-driven businesses, with product offerings ranging from ready-built factories and industrial plots to R&D facilities and commercial shop offices.

The Deputy Prime Minister said urban areas in Asean are already home to more than 370 million people, contributing 70% of the region's gross domestic product and powering a US$3.8 trillion (RM16 trillion) economy in 2024. He said by 2050, seven in 10 Asean citizens are projected to live in cities, making urban centres critical drivers of regional growth. 'However, prosperity is not evenly shared. We still see gleaming skyscrapers casting shadows over informal settlements, and infrastructure stretched beyond capacity. 'As Asean moves towards becoming the world's fourth-largest economy by 2030, we must ensure urbanisation delivers not only growth, but fairness and opportunity for all,' Fadillah added. Fadillah, who is also the Energy Transition and Water Transformation Minister, said that as Asean Chair, Malaysia reaffirms its unwavering commitment to deepening regional cooperation, advancing economic integration and safeguarding peace and stability in South-East Asia for the region's communities. He stressed that urbanisation must serve as a unifying force, adding that urgent solutions are needed for challenges such as housing shortages, mobility bottlenecks and climate risks, including recurring floods, choking smog and sinking streets. 'Inclusivity means no one is left behind. Women, youth, the elderly and persons with disabilities must all have a voice in shaping our future cities,' he said, adding that accessible transport, affordable housing and digital connectivity for rural migrants are essential. On sustainability, Fadillah said it is 'not optional' but essential for survival, noting threats such as rising sea levels in Vietnam's Mekong Delta and intensifying heatwaves across the region. He praised proven Asean innovations in finding climate crisis solutions, citing Singapore's green building standards, Indonesia's renewable energy transition and Bandung's digital governance, as well as Brunei's smart water management. He said they are aligned with United Nations Sustainable Development Goals (SDGs) and respect Asean's diversity. Fadillah also stressed the role of mayors and local governments as 'frontline architects' of Asean's transformation. He said they should be central to regional decision-making and be equipped with advanced tools such as AI-powered urban planning, systematic knowledge-sharing and stronger cross-border networks. 'Your leadership will determine whether our cities become models of equity and environmental harmony, or cautionary tales of unchecked growth. 'Let us seize this moment to build partnerships, inspire bold policies and create a legacy of thriving, liveable communities for generations to come,' he said. The three-day forum started yesterday with the theme 'Asean Future Cities and Regions: Inclusivity and Sustainability'. It aligns with the Asean Community Vision 2045 and brings together the Asean Smart Cities Network and Asean Sustainable Urbanisation Strategy.

Tanco, MBINS refine partnership to accelerate Port Dickson Free Zone development

KUALA LUMPUR: Tanco Land Sdn Bhd (TLSB) and Menteri Besar Negeri Sembilan (Pemerbadanan) (MBINS) have further refined their joint venture (JV) relationship to facilitate the proposed Port Dickson Free Zone (PDFZ) development. Under the new agreement, MBINS will acquire the first 300 acres for RM88.5 million for the JV, supported by advances from Tanco, a move that underscores significant public-private collaboration and commitment to the project. The collaboration provides the JV with value opportunities, including the right to secure additional land at a pre-agreed rate. Tanco Holdings Bhd, through TLSB, announced the signing of a supplemental agreement (SA) with MBINS following earlier announcements on the JV, the incorporation of their vehicle PDFZ Sdn Bhd, and recent reports on MBINS' purchase of the first 300 acres of land. The SA enhances and clarifies the JV relationship and the land acquisition process for the strategically important PDFZ project. Under the SA, MBINS' direct purchase of the first 300-acre parcel of land in Mukim Pasir Panjang, Port Dickson, at RM88.5 million will be undertaken for the JV, with financing supported by advances from Tanco. This arrangement marks a key milestone for the project's accelerated implementation. Negotiations are also underway for MBINS to acquire a second 300-acre parcel, with a commitment to secure the remaining land for the project. The JV will be the exclusive developer for the entire PDFZ. Tanco group managing director Datuk Seri Andrew Tan Jun Suan said: 'This supplemental agreement significantly bolsters our strategic partnership with the Negeri Sembilan government. With clear roles and a streamlined acquisition process, we have laid the foundation to swiftly advance the first phase of the 1,420-acre PDFZ project, aligned with Malaysia's National Physical Plan. 'As a key contributor to the Malaysia Vision Valley 2.0 (MVV 2.0) initiative, this project will complement our Smart AI Container Port (MIDPORT), reinforcing Negeri Sembilan's position as a pivotal hub for logistics, manufacturing and high-value industries. We extend our gratitude to all parties for their collaboration in turning this vision into reality.' On April 24, the National Physical Planning Council designated both MVV 2.0 and MIDPORT as 'National Strategic Priority Projects' under the National Physical Plan, granting streamlined approvals, coordinated government support and priority access to resources. PDFZ, strategically located near Kuala Lumpur International Airport, major expressways and the Straits of Malacca, is set to become an integral part of MVV 2.0, transforming Negeri Sembilan into a globally competitive high-tech industrial and logistics corridor. Together, PDFZ and MIDPORT form a 'twin-engine of growth', aimed at attracting local and foreign investment, generating high-value jobs and driving sustainable economic growth for the state in line with national objectives.
