
U.S. house sales drop as prices soar to record levels
Home prices increased on an annual basis for the 24th consecutive month, with the national median sales price rising two percent in June from a year earlier to $435,300 – an all-time high.
Existing home sales fell by 2.7 percent from May to June, according to the National Association of Realtors, and the latest home sales fell short of the 4.01 million pace economists were expecting, according to FactSet.
The U.S. housing market has been in a slump since early 2022, when mortgage rates began to climb from pandemic-era lows.
Home sales fell last year to their lowest level in nearly 30 years, leading to a lackluster spring homebuying season – traditionally the busiest period of the year for the housing market.
Stubbornly high mortgage rates and rising prices have intensified the hardships for would-be homebuyers who had already been pummeled by a real estate market that overheated during the pandemic. While the number of homes on the market has increased sharply from a year ago, it remains well below normal levels, meaning prices continue to rise even as sales slow.
'The second half of the year really depends on what happens with mortgage rates,' Lawrence Yun, NAR's chief economist, told The Associated Press.
High mortgage rates can add hundreds of dollars a month in costs for borrowers, limiting their purchasing power. So far this year, the average rate on a 30-year mortgage has remained relatively close to 7 percent, according to mortgage buyer Freddie Mac.
Homes purchased last month likely went under contract in May and June, when the average rate on a 30-year mortgage ranged from 6.76 percent to 6.89 percent.
Yun estimates that if the average rate on a 30-year mortgage were to fall to 6 percent that would lead to an additional roughly half-million more homes sold.
'If the mortgage rate remains stuck at this level, we are essentially looking at very small changes in our home sales and home price condition, but if the mortgage rate was to drop, we know there will be a more meaningful increase in sales,' he said.
The housing market's affordability crunch is keeping many aspiring first-time homebuyers on the sidelines. They accounted for 30 percent of homes sales last month, unchanged from May, NAR said. Historically, they made up 40 percent of home sales.
Home shoppers who can afford to buy at current mortgage rates or pay in cash are benefiting from more properties on the market.
There were 1.53 million unsold homes at the end of last month, down 0.6 percent from May, but up nearly 16 percent from June last year, NAR said. That's still well below the roughly 2 million homes for sale that was typical before the pandemic, however.
June's month-end inventory translates to a 4.7-month supply at the current sales pace, up from a 4.6-month pace at the end of May and 4 months in June last year. Traditionally, a 5- to 6-month supply is considered a balanced market between buyers and sellers.
Homes for sale are staying on the market longer as sales remain in the doldrums. Properties typically remained on the market for 27 days last month before selling, up from 22 days in June last year, NAR said.
The housing market slowdown isn't all bad, if you're a home shopper who can afford to buy. In June, some 20.7 percent of homes listed for sale had their price reduced, the highest share for the month of June going back to at least 2016, according to Realtor.com.
Increasingly, however, many sellers are opting to pull their home off the market rather than lower prices. The number of properties taken off the market without having sold jumped 47 percent in May from a year earlier, according to Realtor.com.

Updated: European stock markets rebounded on Tuesday morning after falling in the previous session, as investors weighed the implications of the US-EU trade deal. The STOXX Europe 600 jumped 0.6 per cent by midmorning, as France's CAC 40 and Germany's DAX added around 1 per cent each, aided by encouraging corporate updates. The FTSE 100 was up 0.2 per cent. However, weakness in the single market currency continued. Stocks on this side of the Atlantic gave up early gains on Monday and the Euro tumbled as the US-EU trade deal was branded a 'humiliation' for Brussels. The single currency fell more than 1 per cent against the dollar towards $1.16 as investors bet the agreement would hurt the European economy. Stock markets also slammed into reverse after an initial rally with the Dax closing down 1 per cent in Frankfurt and the Cac falling 0.4 per cent in Paris. In London, the FTSE 100 fell 0.4 per cent, or 38.87 points, to 9081.44. By contrast, the Nasdaq and S&P 500 hit record highs in New York. 'It's great they've made a deal, but beyond the noise it is still a worsening in trade relations, not an improvement,' said Trevor Greetham at Royal London Asset Management. Danni Hewson at AJ Bell added: 'Any questions about who gains the most from the US-EU trade deal seem to have been answered by markets with both the S&P 500 and Nasdaq hitting record highs with European markets looking a lot more subdued.' Analysts warned the deal poses a big threat to European exporters, who shipped £450billion of goods to the US last year including cars, wine and medicines. US exports to the EU – which totalled £275billion in 2024 – will not face extra tariffs. The EU also agreed to invest an extra £450billion in the US –including on American military equipment – and spend more than £550billion on energy. Trump hailed 'the biggest deal ever made' while von der Leyen was forced to admit it was 'the best we could get' as she faced a fierce backlash across Europe. Clemens Fuest, president of the Munich-based IFO economic research institute, said: 'The trade deal is a humiliation for the EU, but it reflects the imbalance of power. The Europeans need to wake up, focus more on economic strength and reduce their military and technological dependence on the US.'

US job openings fell to 7.4 million last month as job market continues to cool
Employers posted 7.4 million job vacancies last month, a sign that the American job market continues to cool. The Labor Department reported Tuesday that job openings in June were down from 7.7 million in May. Layoffs were little changed. But the number of people quitting their jobs — a sign of confidence in their prospects elsewhere — dropped last month. The U.S. job market has lost momentum this year, partly because of the lingering effects of 11 interest rate hikes by the inflation fighters at the Federal Reserve in 2022 and 2023 and partly because President Donald Trump's trade wars have created uncertainty that is paralyzing managers making hiring decisions. On Friday, the Labor Department will put out unemployment and hiring numbers for July. They are expected to show that the unemployment rate ticked up to a still-low 4.2% in July from 4.1% in June. Businesses, government agencies and nonprofits are expected to have added 115,000 jobs in July, down from 147,000 in June, according to a survey of economists by the data firm FactSet. The seemingly decent June hiring numbers were weaker than they appeared. Private payrolls rose just 74,000 in June, fewest since last October when hurricanes disrupted job sites. And state and local governments added nearly 64,000 education jobs in June – a total that economists suspect was inflated by seasonal quirks around the end of the school year. So far this year, the economy has been generating 130,000 jobs a month, down from 168,000 last year and an average 400,000 a month from 2021 through 2023 during the recovery from COVID-19 lockdowns.

IMF upgrades global growth forecast as Trump tariffs ease, but warns on risks
Global growth will be stronger than previously expected this year after Donald Trump scaled back his most extreme tariff threats, the International Monetary Fund said as it upgraded the economic outlook for 2025. The Washington-based organisation said a 'de-escalation in tariffs' by the White House spurred a recovery in global trade and a broader economic expansion, though US policies remain 'highly uncertain' and risks to growth remain 'firmly on the downside'. The IMF chief economist, Pierre-Olivier Gourinchas, upgraded a forecast for global growth in 2025 to 3% from an estimate in April of 2.8%. The outlook for 2026 was upgraded from 3% to 3.1%. The global economy grew by 3.3% in 2024. Most regions benefited from the more benign economic outlook, including the UK, which is expected to grow by 1.2% this year – 0.1 percentage points higher than in the IMF's April outlook. In April, Donald Trump threatened to impose severe import tariffs on the world's biggest exporters of goods, including the UK, EU, China and South Korea, to combat what the US president believed was unfair competition. Stock markets dived and the US dollar fell as investors, spooked by the potential hit to world trade, bought safe havenassets. The US later delayed or reduced tariffs in return for commitments to buy US-made goods, reversing market falls as investors concluded 'Trump always chickens out' – or Taco for short. At the weekend Trump agreed to end months of speculation over whether he would impose 30% tariffs on EU goods imports, saying he would limit the rise to 15% in exchange for concessions from the EU, including the purchase of almost £600bn worth of US oil and gas. The French prime minister described the US-EU trade deal as a 'dark day' for Europe. Japan recently agreed to buy Boeing planes as part of a deal to limit tariffs on its exports to the US to 15%. And Trump has also scaled back tariffs on Chinese goods, though only after Beijing retaliated by imposing punitive tariffs on rare earth metals needed by defence industry manufacturers. Gourinchas said the US had 'partly reversed course', reducing the US effective tariff rate from 24% to about 17%. But he added: 'Despite these welcome developments, tariffs remain historically high, and global policy remains highly uncertain, with only a few countries having reached fully fleshed-out trade agreements.' The White House has set a deadline of 1 August for several countries, including Vietnam and South Korea, to sign deals with the US. The evidence is overwhelming that independent central banks, with a narrow mandate to pursue price and economic stability, are essential to anchoring inflation expectations,' he added. 'That central banks around the world achieved a successful 'soft landing' despite the recent surge in inflation owes a great deal to their independence and hard-earned credibility.' Trade data released on Tuesday showed that imports of goods into the US fell by $11.5bn (£8.6bn) in June, to $264.2bn, after a rise in imports earlier this year as companies tried to beat Donald Trump's tariffs. This narrowed the US trade deficit to $86.0bn in June, down from $96.4bn in May.
