A real estate agency has apologised after encouraging tenants to leave a five star review to go in the draw for a week of free rent.
Ray White Rockhampton, in Queensland, informed tenants of the 'opportunity' in an email on Wednesday.
'We're thrilled to announce an exciting opportunity exclusively for our Ray White Rockhampton tenants!' the email read.
'We're giving away three prizes of one week's free rent, and entering couldn't be easier.
'How to enter: Leave us a five-star Google review; mention your property manager's name in the review.
'That's it! You'll be in the draw to win one of three chances to enjoy a week of free rent – on us.
'With only our tenant community eligible to enter, the odds are in your favour so don't miss out!'
A screenshot of the email was shared to Reddit where social media users were quick to slam the real estate agency.
'Pathetic, and unethical way of conducting business,' one wrote.
'Makes you wonder how many of their reviews are even real from the past.'
Since the email was sent, several have made the effort to leave one-star reviews on Google.
'Ray White is offering rewards of free rent to their rental tenants for five star reviews on Google,' one warned.
'Be aware five star reviews inclusive of property manager names from May 2025 are very likely the result of this.'
'Dodgy practices, offering tenants the chance for "a week's free rent" but must leave a five star review,' a second added.
'That is very unethical, and you should be ashamed.'
The business has an average rating of 4.8 stars from 851 reviews on Google.
Ray White Rockhampton principal Riley Neaton told Daily Mail Australia his company made a grave mistake.
'We have apologised profusely to our tenants for this error in judgement,' he said.
'None of the reviews we received are believed to be fake but we have asked Google to remove all reviews that have been received.
'We promise it will never happen again.'
A Ray White spokeswoman said the competition was quickly reversed.

How 3D-printing made this intercooler 10 times lighter

3D-printing technology – or, to use its proper name, additive manufacturing (AM) – has progressed fast over the past five years. Dutch car company Donkervoort is one of the latest to take advantage of its unique benefits, by 3D-printing intercoolers for its forthcoming P24 RS supercar. These were developed by Australia's Conflux, and the technique goes one step further than merely being a convenient way to manufacture things. By using AM, the weight of the aluminium-alloy liquid-to-air intercoolers has been slashed from 16kg to 1.4kg. Conflux describes the technique as Formula 1 technology (its founder has a background in the sport), and it has other benefits too: this intercooler has superior thermal performance and packaging benefits to conventional equivalents. It should be tougher too, because it's a single, one-piece structure with no joints or welds. Donkervoort issued a specification for the intercooler and Conflux actually improved on it, returning a design that was so effective that it could be downsized still further from the original prototype. Rather than mounted at the front of the car, the compact intercoolers can be sited within the engine bay, reducing the length of the inlet tract by two-thirds. The result is quicker throttle response, better efficiency and optimised weight distribution, all of which directly benefit the driver. Coolant flowing through the intercooler is dedicated to the job and cooled by an external radiator not shared with any other drivetrain cooling system. AM is a process whereby, controlled by a 3D computer model, objects are formed by firing lasers into a bed of powdered material, fusing it together. Conflux makes the new intercoolers from AlSi10Mg, a high-grade aluminium alloy that it claims is one of the most common and well accepted aluminium alloys in the industry. Conflux also uses it for components in aviation, motorsport and industrial applications. Intercoolers are needed because when air is compressed (by a turbocharger in this case), it heats up and becomes less dense. For maximum performance and trouble-free combustion, an engine needs cool induction air. An intercooler cools down the compressed and heated air before it enters the engine by conducting heat through finned walls into a coolant. Thanks to the AM process, these fins in the new Conflux intercooler are extremely thin: at 160 microns, just two or three times thicker than a human hair. And the thinner the fins can be, the more effective they will be at conducting away the unwanted heat.

As the frozen housing market teeters on the edge, Milwaukee remains the strongest metro in the country. Home sales in the Wisconsin city are up 12 percent year-over-year and its prices are up 8.2 percent, according to a new report from Redfin. Buyers are also bidding over the selling price for a typical home in the city. That is a starkly different picture than in the rest of the country, where 33 out of the 50 largest metro areas are seeing price cuts . Sellers are also lowering prices or pulling their homes off the market , spooked by high mortgage rates and mounting insurance premiums. Of the 10 metros where housing markets are holding up best, six are in the Rust Belt. The once-affluent steel manufacturing region suffered decades of decline as factories moved out. However, it is now seeing less out-migration with more individuals and families choosing to stay and make their homes in the city. Part of the reason Milwaukee is faring better than other major cities is that its housing prices are below the national average. Buyers are increasingly drawn to more affordable areas, especially considering the price of US homes has surged 50 percent since the pandemic. 'Is our market white hot? No. But is it red hot? Yes,' Redfin agent W.J. Eulberg said of Milwaukee. 'Unlike much of the country, Milwaukee is not a buyer's market,' he explained. 'While homes no longer get 15 offers and sell for $80,000 over the asking price like they did during the pandemic, they still get snapped up quickly because we continue to face an inventory shortage.' Eulberg said he recently listed a home for sale in South Milwaukee that had an offer made within three hours of hitting the market. The property sold for around $50,000 more than its $256,000 list price because it was fairly priced, in good shape and in a decent location, he said. The city's proximity to Chicago is a selling point for many buyers, he added. Milwaukee is seeing a shortage of homes for sale due to a variety of factors. Many homeowners are hesitant to put their houses on the market because they do not want to lose the ultra-low mortgage rate they scored during the pandemic, which is a trend that rings true across the US. The Midwest and Northeast have also been building fewer homes than the South and West, which are now seeing home prices fall in some areas amid a huge pileup of inventory and dwindling demand . There is also not much room left to build in Milwaukee proper, Eulberg said, and many of the homes that have been built in the area recently are not priced for the typical first-time buyer. Chicago, just a two hour drive from Milwaukee, is the second best housing market in the country, according to Redfin. The Windy City is seeing a drop in inventory and an uptick in speed of sales, which are signs of a resilient market. Rounding out the top 10 list are Philadelphia, Minneapolis, New York, Cincinnati, Detroit, Newark, NJ, Pittsburgh, and Virginia Beach, VA. By contrast all of the fastest-cooling metros are in the Sun Belt. Las Vegas' market is cooling the fastest with home sales down 10.2 percent compared to the same time last year. Inventory is also up a staggering 44.8 percent year-over-year. 'Buyers have more inventory to choose from than they've had in years, so they feel like they can take their time,' Las Vegas realtor Cherra Bergman said. Even when they find a home they really like, they often wait to find something better. 'House hunters are cost-conscious because mortgage rates are high, so many are opting for new-construction homes since builders here are offering great incentives like mortgage-rate buydowns and money toward closing costs in order to offload inventory.'

Tough-as-teak Brisbane prop Ben Talty is the fragrance king of the NRL and fast asserting himself as a late bloomer rookie with a long career ahead of him. The 26-year-old former North Sydney Bears captain has been a barnstormer off the bench for the Broncos in their late season surge and off the field he is kicking goals galore. Talty has a Bachelor of Business and Bachelor of Innovation and Entrepreneurship. In cahoots with best mate and fellow Broncos prop Fletcher Baker, he is co-founder of Nefertum, a luxury fragrance brand that blends pure Egyptian oils with Australian craftsmanship. The name pays homage to Nefertiti, the famous queen of ancient Egypt. 'Fletcher and I decided we wanted to go to Egypt one year but we didn't have the idea of going and setting up a fragrance business,' Talty grinned. 'My mother told me to go and try out an oil shop, and we did that at a couple of shops over there. 'We kept in touch with a good friend of ours over there, an awesome fella, and he's our supplier. He sends it over here and we just check it and sell it.' What former Broncos hardmen like Peter Ryan, Tonie Carroll and Shane Webcke would make of it is anyone's guess, but you can bet your bottom dollar they would be in admiration of Talty's displays after getting his late shot at the NRL and vindicating coach Michael Maguire's faith in him. Talty, a Muswellbrook Rams junior, has scored three tries in his five NRL games this year after signing with Brisbane mid-season and brings punch and thrust every time he comes on. 'It's something I thought that would never come true,' Talty said. 'I was working away at North Sydney. You play footy for so long and you get to a certain age and you start to question whether it's all going to work out. 'I'm just fortunate enough that Madge (Maguire) and the rest of the staff and recruitment put a little bit of faith in me. 'I grew up on a horse stud just out of Muswellbrook in the Hunter (Valley), so my parents had to always take me to training Monday, Wednesday and Friday. It was a four-hour round trip, so being able to repay them for this and be in this position and make them proud, it's just such an honour to do that.' Talty is on a train-and-trial deal until the end of 2026. The Broncos could upgrade that at any stage. Perth Bears fans are already clamouring for Talty to be a foundation player in 2027 when they enter the NRL. 'All I ever wanted to do was play first grade, and the Broncos made that come true so I'm quite content with where I am at currently,' he said. 'The Bears will always have a deep place in my heart because they helped build the foundation of where I am now. 'I'm still a long way from where I want to be as well. It's a great start, but I'm looking further ahead.' Talty was a Newcastle junior from the age of 15 so can't wait to take on the Knights away on Sunday. 'They helped pave the way. It should be an unreal experience,' he said.
