Dubai realty shatters records as prices hit new highs

Dubai's real estate market has once again defied global economic headwinds, posting unprecedented growth in February 2025 with sales volumes, prices, and investor activity reaching historic peaks.
Fuelled by a booming economy, population influx, and strategic government initiatives, the emirate has bolstered its status as a premier global investment destination.
February 2025 saw property sales volumes soar to Dh41 billion, a 17 per cent increase month-on-month (MoM), with 14,929 transactions recorded — a 15 per cent jump from January.
Average prices climbed to a record Dh1,505 per square foot, up 1.41 per cent MoM (Dh20.94) and more than double the market's all-time low of Dh716 per square feet in 2019. Off-plan properties dominated sales, accounting for 59per cent of transactions, signalling robust investor confidence in Dubai's long-term growth trajectory.
The luxury segment continues to thrive, with villas witnessing a staggering 60 per cent MoM price surge to an average Dh11.48 million, while apartment prices rose 30 per cent to Dh2.26 million. Top-performing communities included Motor City, Jumeirah Village Circle (JVC), and Dubai Marina for apartments, and Jumeirah Golf Estates, The Villa, and Meadows for villas.
Dubai's economic resilience underpins its real estate boom. The emirate's GDP grew by 4.2 per cent in 2024, outpacing global averages, while its population swelled to 4.2 million — a 6.0 per cent annual increase driven by skilled expatriates and entrepreneurs capitalising on golden visas and tax-free incentives. Government initiatives like the Dubai 2040 Urban Master Plan, which prioritises sustainable infrastructure and community-centric developments, have further bolstered investor sentiment.
Property market experts said Dubai's market is not just recovering—it is redefining itself. 'The convergence of pro-business policies, world-class infrastructure, and a surge in high-net-worth individuals relocating from Europe and Asia has created a perfect storm for growth.'
Historically high rental prices have accelerated a paradigm shift toward homeownership. Average annual rents for apartments and villas rose by 22 per cent and 28 per cent respectively in 2024, pushing residents to invest in long-term assets. Betterhomes reported a 25 per cent MoM increase in buyer leads, with end-users comprising 53 per cent of transactions—a notable shift from the investor-dominated market of previous years.
Christopher Cina, director of Sales at Betterhomes, noted that the surge in first-time buyers reflects Dubai's evolving identity from a transient hub to a forever home. Communities offering integrated amenities, like Dubai Hills Estate and Palm Jumeirah, are particularly sought after.'
Off-plan sales dominated February's activity, with developers like Emaar (Dh4.11 billion), Sobha Group (Dh1.44 billion), and Damac Properties (Dh0.82 billion) leading the charge. International investors accounted for 35 per cent of transactions, with Russians, Indians, and British nationals topping the list.
'Dubai's off-plan market offers unparalleled ROI. Projects near Expo City Dubai and Al Qudra's eco-friendly districts are attracting ESG-focused buyers, blending luxury with sustainability,' says Jaykrishnan Bhaskar, a a property consultant.
Despite rising prices, mortgage transactions comprised 64 per cent of sales, driven by competitive lending rates as low as 3.5 per cent for expatriates. The UAE Central Bank's decision to maintain low interest rates in 2024 has kept financing accessible, with banks offering extended payment plans for off-plan purchases.
'Financing is no longer a barrier—it's a catalyst,' head of Mortgage Solutions at a leading bank. 'First-time buyers can secure homes with 15 per cent down payments, while investors leverage flexible terms to expand portfolios.'
With Expo City Dubai catalyzing tourism and Dubai's non-oil economy now contributing 78 per cent to its GDP, the emirate's real estate sector shows no signs of slowing. Analysts project a 12–18 per cent price increase in 2025, supported by mega-projects like the Dh30 billion Marsa Al Arab waterfront development.
'Dubai isn't just competing with leading global markets—it's setting a new standard,' adds Bhaskar. 'The fusion of innovation, stability, and ambition makes it the ultimate safe haven for capital.'
As the market evolves, one truth remains clear: Dubai's skyline isn't just growing taller—it's growing smarter, greener, and more inclusive, ensuring its reign as the world's most dynamic property market, he said.
In January, Dubai's real estate market continued its strong start to 2025, with property sales in February totalling Dh51.1 billion, a 39.91 per cent increase in value on the same month last year.
A market update issued today by fäm Properties revealed that last month's total of 16,099 transactions also represented a 35.5 per cent increase in volume over February 2024, making it one of the best-ever months on record.

While apartments remain the most transacted asset class, emerging trends point to growing interest in suburban communities, larger properties, and value-oriented investment zones. Backed by government support, improved infrastructure, and evolving buyer demographics, several key residential hubs have recorded strong momentum in the first quarter of the year. Among Dubai's top six residential communities— Jumeirah Village Circle (JVC), DAMAC Island, Downtown Dubai, Meydan City, Dubai Marina, and Dubai South —transaction volumes have been rising steadily. This growth is supported by competitive pricing, enhanced infrastructure, and attractive rental yields. Read- DAMAC Island, the most affordable among the six, reported an average price of Dhs823 per square foot and a robust rental yield of 7.38 per cent. These figures are largely driven by off-plan pricing advantages and high-return opportunities for early investors. Dubai South followed with average prices of Dhs1,035 per square foot and rental yields of 6.77 per cent, while JVC saw average rates of Dhs1,238 per square foot, offering a strong return of 7.39 per cent. JVC remains a favourite among first-time buyers and younger tenants due to its affordability and accessibility. Dubai Marina, located in a more central zone, recorded average prices of Dhs1,757 per square foot, with yields close to 6.24 per cent. Downtown Dubai, with its premium location and iconic skyline, commanded the highest average rate at Dhs2,504 per square foot, delivering a solid 6 per cent return. In contrast, Meydan City emerged as a value-driven alternative, with an average of Dhs 1,915 per square foot and yields of 7.14 per cent, supported by ongoing infrastructure improvements and larger apartment layouts. Zone 6 leads in activity and launches Zone 6, which encompasses several emerging micro-markets along the Al Khail corridor, recorded the highest transaction activity in Q1 2025. It accounted for 55 per cent of total residential transactions and 56 per cent of newly launched units. This zone includes areas such as JVC, Dubailand, DAMAC Hills 2, The Valley, and DAMAC Lagoons, where land availability is more abundant compared to central locations like Business Bay and Downtown Dubai. The Wilds by Aldar in Dubailand Sobha Solis in Motor City Samana Resorts in Dubai Production City Ellison & Baltimore by Nshama in Town Square These projects offer a mix of price points and product types, catering to a wide demographic of buyers and investors. Shift toward suburban growth The rise of suburban communities is being driven by evolving urban planning strategies. Limited land availability in central areas has prompted the development of expansive, master-planned suburban zones. Major developers such as Emaar and Binghatti are leading this expansion, introducing projects that appeal to both local and international buyers. Government authorities including the Dubai Land Department and the Roads and Transport Authority (RTA) are working in tandem to ensure long-term sustainability and livability across these new communities. Apartments continued to dominate Dubai property transactions in Q1 2025, accounting for approximately 76 per cent of total residential sales. However, this represents a slight decline both quarterly and year-on-year. The shift is largely attributed to increasing demand for larger homes, particularly among families and long-term residents looking for more space and lifestyle-centric environments. Investors, too, are recognising the value of townhouses and villas, especially in areas offering higher yields and family-friendly amenities. Easier access for first-time buyers Recent policy updates and financial initiatives have also contributed to this shift. First-time buyers now benefit from reduced down payment requirements and more accessible mortgage options, facilitated by strategic partnerships between developers and banks. Mania Merrikhi, Chief Operating Officer and Managing Director of Chestertons MENA, noted: 'At Chestertons, we've seen Dubai evolve into a powerhouse for real estate investment. Initiatives like the D33 agenda are set to drive even greater economic and urban growth over the next decade. At the same time, attention is shifting towards other emirates, particularly Abu Dhabi, where high-profile developments and infrastructure projects are opening up exciting new opportunities for investors.' Mohamed Mussa, Executive Director of Chestertons MENA, added: 'Government support continues to play a vital role in shaping the UAE's real estate market. Buyer-friendly regulations are making it easier for first-time buyers to enter the market. These developments are attracting a new wave of international and family-oriented investors. Looking forward, we expect particularly strong demand for full-service, master-planned communities that deliver on lifestyle, convenience, and value.' New residential projects on the horizon Dubai saw the launch of approximately 95 new residential projects in Q1 2025, introducing nearly 28,600 new units to the pipeline. However, the pace of new launches slowed compared to previous quarters, contributing to a decrease in off-plan transaction volumes. About 9,300 residential units were completed during the first quarter of 2025, with apartments comprising 79 per cent of the total. This marked the second-highest quarterly completion volume in the last two years, following Q4 2023. Looking ahead, Dubai's housing stock is set for significant expansion. Nearly 300,000 new residential units are projected to enter the market by 2028. A substantial portion of this supply is expected during 2026 and 2027, indicating a potential surge in completions. For the remainder of 2025, roughly 73,000 units are slated for delivery. However, these figures may shift due to evolving buyer preferences, market dynamics, and potential construction delays. Developers are expected to closely monitor the market to adjust release strategies accordingly. Outlook: Value, lifestyle, and long-term potential As Dubai's residential property market continues to evolve, the spotlight is turning toward communities that balance affordability, lifestyle appeal, and long-term value. Property prices and rental rates in areas near the UAE's Etihad Rail have seen double-digit growth in 2025, with further appreciation expected. Real estate industry executives predict property values could increase by up to 25 per cent, while rents may rise as much as 15 per cent. 'Rental values in areas close to Etihad Rail stations have seen consistent growth, averaging a nine per cent increase over the past nine months. Dubai Festival City posted a standout 23 per cent rise, followed by a 10 per cent increase in Dubai South. This mirrors rental trends seen in areas under construction of the Dubai Metro Blue Line, where rents have already jumped by 23 per cent,' said Christopher Cina, director of sales at Betterhomes. 'Accessibility creates demand, and properties located within easy reach of the new rail stations will command a premium, which we expect to be from 10 to 20 per cent.' Regarding property prices, Cina added that values in zones near Etihad Rail stations have risen by an average of 13 per cent over the past nine months. 'Dubai Festival City, located near Al Jaddaf Station, led the surge with an impressive 18 per cent increase, followed closely by Dubai South and Dubai Investments Park at 17 per cent each,' he noted. The UAE's national railway project is set to launch passenger services in 2026. Once operational, it is projected to accommodate around 36.5 million passengers annually by 2030. Spanning approximately 900km, the network will connect 11 cities and regions across all seven emirates. Drawing comparisons with the Dubai Metro Red Line — where properties within a five to 15-minute walking radius appreciated by 15 to 25 per cent — Rupert Simmonds, director of leasing at Betterhomes, said: 'Given Etihad Rail's national scale and its integration with key hubs like the expanding Al Maktoum International Airport, it's conservative to project a 10 to 15 per cent appreciation in residential values in the near future.' Growing buyer interest With expectations of higher returns on properties near Etihad Rail stations, investor interest is surging, as many look to capitalise on early entry opportunities. 'We have seen a rise in client interest, with agents guiding clients toward strategic locations where they can enter the market early, with the expectation that demand will push both sales prices and rental yields upward. As stations become operational, the premium for well-connected homes, whether apartments or villas, will likely mirror the uplift we saw in Dubai Marina and Downtown after the metro launch,' said Mark Castley, CEO of Real Estate at Huspy. He projected that residential properties near Etihad Rail stations could see a price increase of 15 to 25 per cent within the first three to five years following the launch of operations. 'The strongest growth is likely to occur in areas that combine affordability with improved connectivity, attracting both end-users and investors. This includes ready properties that will immediately benefit from better accessibility, as well as off-plan developments launched ahead of completion,' he explained. Similarly, Huspy's CEO anticipates rental values in the vicinity of the stations to increase by 10 to 15 per cent over the next 12 to 24 months.
