Property developers are receiving hundreds of enquiries daily from first-time buyers, and thousands of interested candidates have registered to take advantage of incentives offered by Dubai authorities. The developers are reporting a robust response from first-time buyers after the introduction of incentives by the Dubai Land Department (DLD) and the Dubai Department of Economy and Tourism (DET), in cooperation with top developers. In addition to incentives offered by 13 developers and five banks in partnership with DLD and DET, the developers are trying to lure new buyers with other offerings as well. On July 2, the first-time home buyer programme was launched for UAE residents aged 18 and above, offering priority access to units in new off-plan launches, and enhanced commercial terms, including preferential pricing on units up to Dh5 million and tailored mortgage products designed specifically for eligible buyers. Developers already committed to the programme include Azizi Developments, Beyond Developments, Binghatti Holding, DAMAC Properties, Danube Properties, Dubai Properties, Ellington Properties, Emaar Properties, Majid Al Futtaim Group, Meraas, Nakheel, Palma Holding, and Wasl. Participating banks are Commercial Bank of Dubai, Dubai Islamic Bank, Emirates NBD, Emirates Islamic and Mashreq Bank. Up to 1,000 queries daily Rizwan Sajan, founder and chairman of Danube Group, said the response from first-time buyers has been very encouraging since incentives were announced. 'We receive 500-700 queries daily, with 99 per cent coming directly from buyers – not brokers, indicating a real shift toward end-user interest,' said Sajan. Amira Sajwani, managing director of Damac Properties, said, based on the leads the developer received by July 17, just 15 days after launch, it is averaging approximately 1,000 inquiries per day. 'This level of engagement reflects not only the initiative's immediate impact but also the trust customers place in the Dubai market and Damac's offerings, in particular. As a leading developer in the UAE, we've consistently delivered high-quality products that cater to a wide spectrum of buyers, from luxury seekers to value-driven investors,' she said. 'We've seen nearly 14,000 individuals register their interest within just two weeks – a strong indicator of rising demand and growing market confidence,' said Damac's managing director. Amira expects several serious buyers to be in advanced discussions, and she expects several transactions to close in the coming months. Properties in demand Amira added that around 70 per cent of interested buyers are seeking properties priced below Dh1.5 million. 'This trend highlights strong demand for accessible homes that offer quality design, desirable locations, and modern amenities at competitive price points. We have been intentional about developing communities that meet this need, providing first-time buyers with a gateway into Dubai's vibrant real estate market, without compromising on quality or value,' she added. According to the Damac chief, more than half of the inquiries are from end-users rather than investors. 'This indicates a notable shift in buyer behaviour, with more individuals and families looking to establish long-term roots in Dubai. It also reinforces Dubai's growing appeal not just as an investment destination, but as a place to live and build a future. We view this as a strong sign of market maturity and are proud to deliver projects that support the vision of sustainable homeownership.' Danube founder Rizwan Sajan added that most of the first-time property buyers are looking for properties in the Dh1 million to Dh2 million range, showing strong demand for affordable and quality homes. Developers' incentives Danube Properties has announced a 10 per cent allocation of its residential units to this segment, a one per cent monthly payment plan and an easy payment plan requiring just 60 per cent before handover to make homeownership more attainable. 'By combining these benefits, the initiative removes traditional barriers to property ownership, such as large down payments and rigid financing options, making it easier than ever for residents — especially young professionals and families — to step onto the property ladder. Five top banks have joined hands to make this possible,' said Danube Properties. Damac said it would support this initiative by offering first-time buyers exclusive access to a curated portfolio of homes across prime locations in Dubai, facilitating access to enhanced mortgage products and streamlined financing options tailored to the unique needs of first-time buyers.

Year-to-date sales now stand at Dhs4.734bn ($1.30bn), marking a 5.86 per cent increase compared to the same period in 2024. The July performance set a new record for the month, surpassing the previous high of Dhs602.8m ($165m) set in July 2023, and posting a 9.7 per cent increase—equivalent to Dhs56.5m ($15.48m)—over July 2024. The month now ranks as the ninth-best in the company's 41-year history. Read- The solid sales growth comes despite modest growth in passenger traffic through Dubai International Airport (DXB), which reported a 2.3 per cent increase in traffic from January to June. DDF's year-to-date growth of nearly 6 per cent outpaces this trend, highlighting the operation's strong performance in a competitive retail landscape. 'We are delighted to report another strong sales month in what is already proving to be an exceptional year,' said Ramesh Cidambi, Managing Director of Category highlights: Perfume, gold, confectionery shine Perfumes topped the sales chart in July, followed by Liquor, Gold, Tobacco, and Confectionery. Perfume sales increased 10.3 per cent year-over-year, while Gold surged 15.5 per cent. Liquor and Tobacco posted more modest gains of 1.7 per cent and 2.2 per cent, respectively. Confectionery saw a notable 57 per cent spike compared to July last year. Watches and Precious Jewellery were also strong performers, with sales growing by 18.4 per cent and 16.8 per cent, respectively. Luxury brands continue to drive growth Luxury fashion continued to be a major growth engine for DDF in July. Its CA and CB Fashion Boutiques—home to global heavyweights like Chanel, Louis Vuitton, and Cartier—reported 11.36 per cent year-over-year sales growth. 'Given the recent media reports outlining the difficulties facing global luxury brands, we are happy to buck that trend in our luxury boutiques,' Cidambi said. 'We are seeing continued demand for select brands.' REKLAIM: Pre-loved luxury gains traction Dubai Duty Free's foray into the pre-owned luxury market also continues to gain momentum. REKLAIM, a boutique launched in December 2024 and located in Concourses A, B, and D—including the Emirates First Class Lounge—offers authenticated pre-owned watches and handbags from leading luxury labels. In just over seven months, REKLAIM has generated over Dhs14.3m ($3.9m) in sales. In July alone, the boutique brought in Dhs1.6 ($445,000). Rolex remains the top draw, with 176 watches sold since launch, including 16 in July. 'The demand for pre-loved luxury products is growing,' said Cidambi. 'With REKLAIM, we provide pristine, sought-after items that may be difficult to find in the market. We are looking at expanding the concept throughout our operations in response to this growing demand.' Future outlook Dubai Duty Free's robust performance comes amid intensifying competition in airport retail, as well as from domestic and online channels. Despite these challenges, the operator remains confident in its trajectory, citing continued investment in product innovation, digital engagement, and experiential retail as key pillars of future growth. 'This outstanding achievement is a testament to the hard work and dedication of our entire team and the unwavering support from our Chairman, Sheikh Ahmed bin Saeed Al Maktoum,' Cidambi concluded. 'We have succeeded in enhancing both penetration and spend levels while maintaining business focus, despite a highly competitive and uncertain environment.' With five months of record sales already logged in 2025, Dubai Duty Free is on track to close out one of its strongest years ever, further cementing its status as a global leader in airport retail.

Dubai's Roads and Transport Authority (RTA) has officially opened a new 800-metre tunnel with four lanes in each direction, designed to significantly improve traffic flow along Umm Suqeim Street. The tunnel forms a key part of the Umm Suqeim Street Development Project, which runs from the intersection with Al Khail Road to the junction with Sheikh Mohammed bin Zayed Road. The upgraded road network is expected to benefit more than one million residents across several major communities, including Al Barsha South 1, 2, and 3, Dubai Hills, Arjan, and Dubai Science Park. 'The project enhances connectivity between four strategic corridors in Dubai: Sheikh Zayed Road, Al Khail Road, Sheikh Mohammed bin Zayed Road, and Emirates Road. It increases the capacity of Umm Suqeim Street to 16,000 vehicles per hour in both directions, improves traffic flow, and reduces travel time between Sheikh Mohammed bin Zayed Road and Al Khail Road by 61% from 9.7 minutes to 3.8 minutes," said Mattar Al Tayer, Director General and Chairman of the Board of Executive Directors at RTA. With the project now complete, Umm Suqeim Street's capacity has increased to accommodate 16,000 vehicles per hour in both directions. Al Tayer explained that the full project spans 4.6km and includes the reconstruction of the intersection at Umm Suqeim Street and Al Barsha South Street near Kings' School. This includes the newly opened underpass, along with a signalised surface-level intersection to further ease traffic flow. The development is part of a larger strategic plan to enhance the Umm Suqeim–Al Qudra corridor, which extends 16 km from Jumeirah Street to Emirates Road. " considered one of the most important strategic projects for developing transverse east–west roads to enhance connectivity with vertical north–south roadr,' Al Tayer said. Al Tayer also noted that RTA employed advanced smart technologies throughout the project. Drones equipped with artificial intelligence (AI) were used to collect and analyse construction data in real time, enhancing decision-making, boosting site efficiency, and reducing field survey time by 60 per cent. "Additionally, time-lapse imaging was employed to continuously track construction progress, increasing monitoring efficiency by 40 per cent," he said. The current development builds on earlier phases of the project. In 2013, RTA completed Phase I, which covered the section from Sheikh Zayed Road to Al Khail Road. This phase included the construction of two bridges, each comprising three lanes in both directions, the first crossing the eastern street parallel to Al Asayel Street, and the second crossing the western street parallel to First Al Khail Road. The phase also included the development of two signalised intersections at the intersections of Umm Suqeim Street with Al Asayel Street and First Al Khail Road, in addition to three pedestrian bridges along Umm Suqeim Street to ensure safe crossing between Al Quoz and Al Barsha areas. In 2020, RTA also completed a 500-metre bridge at the intersection of Umm Suqeim Street and the entrance to Dubai Hills and Al Barsha South, as part of infrastructure upgrades for Dubai Hills Mall. This bridge features four lanes in each direction and handles up to 16,000 vehicles per hour—matching the capacity of the newly opened tunnel.
