In a move to ease traffic around its upcoming tech park in Bellandur, Prestige Group has received approval from the Bruhat Bengaluru Mahanagara Palike (BBMP) to construct a 1.5-km elevated flyover linking the project site directly to Bengaluru's Outer Ring Road. The entire cost of the project will be borne by Prestige, and the flyover will be open to the general public, not just the company's employees.According to a Deccan Herald report, the BBMP has allowed the flyover to be built on public land on the condition that Prestige will fund and execute the widening of Kariyammana Agrahara Road, a known traffic bottleneck. The proposed flyover will run parallel to an existing public road and pass alongside a stormwater drain.Prestige initially approached the civic body in August 2022 and revised its proposal in late 2023, citing heavy congestion on nearby approach roads, including Old Airport Road via Yemalur and Kariyammana Agrahara Road. The tech park under construction, named Prestige Beta Tech Park, is expected to host more than 5,000 employees once complete.The BBMP granted formal clearance for the flyover in April 2025. The approval reportedly followed discussions with Karnataka's Deputy Chief Minister D K Shivakumar. Under the agreement, Prestige will also be eligible for Transferable Development Rights (TDRs) in exchange for any land it surrenders for public road expansion, provided all legal norms are followed.Officials have made it clear that the elevated road must be accessible to all commuters and not restricted to the tech park's users.Interestingly, while the 70-acre tech park site received its building plan approval from the Bangalore Development Authority (BDA) in September 2023, the flyover's clearance was delayed by nearly a year. The delay highlights the additional regulatory scrutiny that infrastructure projects involving public land often attract.In addition to the flyover, Prestige will also construct a 40-foot-wide connector road that will reduce the distance to Sakra Hospital Road by around 2.5 km.

Greater Bengaluru Governance (Amendment) Bill, 2025 seeks to divide the city's municipal corporation, Bruhat Bengaluru Mahanagara Palike (BBMP), into several smaller municipal corporations, introducing a more decentralised and participatory model of urban governance. It also provides for the creation of a Greater Bengaluru Authority (GBA), envisioned as a supervisory body to coordinate development and ensure integrated planning across the metropolitan region. The five corporations - Central, North, East, West, and South - will be carved out of the former municipal body and vary in size and population. This restructuring follows the formation of the Greater Bengaluru Authority (GBA) on May 15, 2025, replacing BBMP as the city's official governing body under the Greater Bengaluru Governance Act, 2024. For the first time, major civic and infrastructure agencies, including the Bengaluru Development Authority, Bangalore Water Supply and Sewerage Board, and Bengaluru Metropolitan Transport Corporation, are set to be brought under a single umbrella. Urban experts say this integrated framework is designed to deliver more cohesive planning and better coordination across departments, addressing Bengaluru's long-standing challenge of fragmented governance. "Such a redefinition will naturally impact real estate. Areas surrounding Bengaluru will likely see a rise in land prices as they begin to be officially identified as part of the city. This will create a ripple effect, especially in peri-urban areas, where land values are already high in anticipation," said Srinivas Alavilli, a citizen activist previously told He said the bill may also pave the way for developing new commercial hubs, including business parks in previously underdeveloped zones. 'Today, Bengaluru's economic activity is concentrated in a few zones: Electronic City, Whitefield, ORR, Hebbal, CBD, and industrial areas like Bommasandra and Peenya. The government of Maharashtra has entered into a Memorandum of Understanding (MoU) with real estate developer Prestige Group for investments worth over Rs 12,500 crore in development of logistics, data centres, and Global Capability Centre (GCC) parks in and around Navi Mumbai. Of the total investment, Rs 5,000 crore will be deployed to set up a large data centre campus along with commercial, residential and allied facilities in Taloja locality of Mumbai's satellite city. This investment will commence in 2026 and is expected to create 1,200 direct jobs. The company will invest Rs 5,000 crore to develop a Global Capability Center spread over 100 acres in Navi Mumbai.
