However, several stocks still offer attractive dividend yields. Here are five high-quality dividend stocks with yields well over 5%.
Brookfield Infrastructure Partners
Brookfield Infrastructure Partners (NYSE: BIP) currently yields around 5.8%, which is higher than the yield of its economically equivalent corporate twin, Brookfield Infrastructure Corporation (NYSE: BIPC), at 4.4%. While both entities provide investors with access to Brookfield's global infrastructure assets, BIP offers a higher payout due to its partnership structure and because it sends investors a Schedule K-1 federal tax form, which can complicate tax returns. BIPC, in contrast, delivers a lower yield but issues a 1099-DIV, a simpler tax report for investors.
The global infrastructure operator generates stable cash flow. About 85% of its funds from operations (FFO) comes from long-term contracts or regulated frameworks. Meanwhile, Brookfield pays out a conservative portion of its stable cash flow in dividends (60%-70%). It also has a solid investment-grade balance sheet.
Those features give it the flexibility to continue investing in growing its business. Brookfield expects to deliver FFO per share growth of 10% or more, fueled by inflation-driven rate increases, expansion projects, and acquisitions. This easily supports its plan to provide annual dividend increases of 5% to 9% over the long term, further extending its 16-year growth streak.
EPR Properties
EPR Properties (NYSE: EPR) currently yields 6.7%. The real estate investment trust (REIT) pays its dividends monthly, making it highly attractive for those seeking a lucrative passive income stream.
The REIT focuses on investing in experiential real estate such as movie theaters, eat & play venues, attractions, and fitness and wellness properties. It leases these properties back to operating tenants under long-term, primarily triple net agreements (NNN). Those leases provide it with predictable rental income to cover its high-yielding dividend.
EPR Properties utilizes a combination of excess cash flow generated after paying dividends, noncore property sales, and balance sheet capacity to invest in additional experiential properties. It aims to invest between $200 million and $300 million annually in acquisitions, development projects, and redevelopments. This investment rate should grow its income per share by 3% to 4% annually, supporting a similar dividend growth rate.
Main Street Capital
Main Street Capital (NYSE: MAIN) is a business development company (BDC) with a rather unique dividend policy. It pays a monthly dividend set at a sustainable level, allowing investors to receive a recurring income stream they can count on. It has never decreased or suspended this payment. Instead, it has raised it by a cumulative 132% since going public in late 2007. Additionally, Main Street periodically pays a supplemental quarterly dividend. The company's most recent payments gave it a 6.6% yield.
The BDC supports its dividend payments with a portfolio of debt and equity investments that generate interest and dividend income. The company sets its monthly dividend below its expected income to enhance durability. It also maintains an investment-grade credit rating. Main Street Capital uses its financial flexibility to make more income-generating investments, enabling it to steadily increase its monthly dividend and provide higher supplemental payments.
MPLX
MPLX (NYSE: MPLX) is a master limited partnership (MLP), similar in structure to Brookfield Infrastructure Partners. Like Brookfield, MPLX also sends a Schedule K-1 tax form to its investors, which affects tax reporting. The energy midstream company yields more than 7.5%.
The MLP generates stable cash flow backed by long-term contracts and regulated rate structures. MPLX currently produces enough cash to cover its lucrative distribution by 1.5 times. That allows it to retain cash to fund expansion projects while maintaining its strong financial profile. It currently has a 3.1 times leverage ratio, well below the 4.0x range its stable cash flows can support.
MPLX recently agreed to acquire Northwind Midstream in a $2.4 billion deal and has multiple organic projects slated to start commercial service through the end of the decade. These growth investments should support continued distribution increases, building on its history of annual payout raises since 2012 and a compound annual distribution growth rate above 10% since 2021.
Realty Income
Realty Income (NYSE: O) currently yields more than 5.5%. The REIT owns a diversified portfolio of commercial real estate (retail, industrial, gaming, and other properties such as data centers) net leased to many of the world's leading companies. That lease structure provides it with very stable rental income because tenants cover all property operating expenses. The company pays out a conservative portion of its stable income in dividends (around 75% of its adjusted FFO).
Realty Income has increased its dividend 131 times since its public market listing in 1994 (including the last 111 quarters in a row). That steady growth should continue as the REIT acquires more income-producing real estate. With one of the strongest financial profiles in the industry and $14 trillion of real estate suitable for net leases, Realty Income has plenty of room to continue expanding.

BBVA Argentina Announces Second Quarter 2025 Financial Results
BUENOS AIRES, August 20, 2025--(BUSINESS WIRE)--Banco BBVA Argentina S.A (NYSE; BYMA; MAE: BBAR; LATIBEX: XBBAR) ("BBVA Argentina" or "BBVA" or "the Bank") announced today its consolidated results for the second quarter (2Q25), ended on June 30, 2025. As of January 1, 2020, the Bank started to inform its inflation adjusted results pursuant to IAS 29 reporting. To facilitate comparison, figures of comparable quarters of 2024 and 2025 have been updated according to IAS 29 reporting to reflect the accumulated effect of inflation adjustment for each period up to June 30, 2025. 2Q25 & 1H25 Highlights BBVA Argentina's inflation-adjusted net income in 2Q25 was $59.6 billion, 31.1% lower than the $86.5 billion reported on the first quarter of 2025 (1Q25), and 62.1% lower than the $157.4 billion reported on the second quarter of 2024 (2Q24). The 6 month accumulated net income for 2025 was $146.1 billion, 31.7% below the $213.8 billion reported in the same period of 2024. In 2Q25, BBVA Argentina posted an inflation adjusted average return on assets (ROAA) of 1.2% versus 2.0% the prior quarter, and an inflation adjusted average return on equity (ROAE) of 7.6% versus 11.4% the prior quarter. The six-month accumulated ROA for 2025 was 1.5% versus 3.0% in 2024, while the ROE was 9.6% versus 13.3% in 2024. The 2Q25 total NIM was 19.1% versus 19.2% in 1Q25. NIM in local currency was 21.7% and NIM in USD was 5.4%, the former remaining stable from 1Q25's 21.8% and the latter improving significantly from 3.9% in the prior quarter. In terms of activity, total consolidated financing to the private sector in 2Q25 totaled $11.3 trillion, increasing 15.7% in real terms compared to 1Q25, and 109.6% compared to 2Q24. In the quarter, the variation was driven by an overall growth in all lines, especially in prefinancing and financing of exports by 23.5%, in overdrafts by 34.6% and in other loans by 25.2%. BBVA's consolidated market share of private sector loans reached 11.61% as of 2Q25, gaining 35 bps quarter-over-quarter (QoQ), and 107 bps year-over-year (YoY). Total consolidated deposits in 2Q25 totaled $13.0 trillion, increasing 12.0% in real terms during the quarter, and 60.8% YoY. Quarterly increase was mainly explained by an increment in time deposits by 36.3%, and in savings accounts by 11.6%, the latter mainly due to deposits in foreign currency. The Bank's consolidated market share of private deposits reached 9.64% as of 2Q25 increasing 49 bps QoQ and 214 bps YoY. As of 2Q25, the non-performing loan ratio (NPL) reached 2.28%, with a 115.5% coverage ratio. The quarterly efficiency ratio in 2Q25 was 56.5%, remaining relatively stable compared to 1Q25's 56.3%. Beauty products company Coty (NYSE:COTY) reported Q2 CY2025 results exceeding the market's revenue expectations , but sales fell by 8.1% year on year to $1.25 billion. Wall Street steadies after Nvidia, Palantir and other AI stars trim their losses
Stock indexes ended mixed on Wednesday after Nvidia, Palantir and other superstar stocks pared most of their steep losses from the morning. The S&P 500 dipped 0.2% after trimming a loss that reached 1.1% earlier in the day and remains near its all-time high set last week. The Dow Jones Industrial Average added 16 points, or less than 0.1%, and the Nasdaq composite fell 0.7%. The day's action centered again around stocks caught up in the mania around artificial-intelligence technology. Nvidia, whose chips are powering much of the world's move into AI, sank as much as 3.9% during the morning and was on track to be the heaviest weight on Wall Street following its 3.5% fall on Tuesday. But it clawed back nearly all of Wednesday's drop and finished with a dip of just 0.1%. As it pared its loss, so did broad market indexes because Nvidia is Wall Street's most influential stock by being its most valuable. Palantir Technologies, another AI darling, fell 1.1% to add to its 9.4% loss from the day before, but it had been down as much as 9.8% Wednesday morning. One possible contributor to the swoon was a study from MIT's Nanda Initiative that warned that most corporations are not yet seeing any measurable return from their generative AI investments, according to Ulrike Hoffmann-Burchardi, global head of equities at UBS Global Wealth Management. But the larger factor may be the simple criticism that prices for such stock simply shot too high, too fast, amid the furor around AI and became too expensive. Nvidia, whose profit report scheduled for next week is one of Wall Street's next major events, had soared 35.5% for the year so far heading into Tuesday. Palantir had surged even more, more than doubling. The tech stocks still have supporters, though, who say AI will bring the next generational revolution in business. Mixed profit reports from big U.S. retailers helped keep the rest of the market in check. TJX, the company behind the TJ Maxx and Marshalls stores, climbed 2.7% after beating analysts' forecasts for profit and revenue. It also raised its forecast for profit over its full fiscal year, while CEO Ernie Herrman said TJX is seeing 'strong demand at each of our U.S. and international businesses' and that its current quarter is off to a strong start. Lowe's added 0.3% after the home-improvement retailer delivered a profit for the latest quarter that topped analysts' expectations. Target, meanwhile, tumbled 6.3%. The struggling retailer said that CEO Brian Cornell plans to step down Feb. 1 and that an insider, 20-year veteran Michael Fiddelke, will replace him. He helped reenergize the company, but it has struggled to turn around weak sales in a more competitive post-COVID retail landscape. Estee Lauder dropped 3.7% after offering a forecast for profit this upcoming fiscal year that fell short of Wall Street's estimates. The beauty company said it expects tariffs to shave roughly $100 million off its upcoming earnings. La-Z-Boy sank 12.1% after the furniture maker's profit and revenue for the spring came up shy of analysts' expectations. All told, the S&P 500 fell 15.59 points to 6,395.78. The Dow Jones Industrial Average added 16.04 to 44,938.31, and the Nasdaq composite fell 142.10 to 21,172.86. The week's biggest news for Wall Street is likely arriving on Friday, when Federal Reserve Chair Jerome Powell will give a highly anticipated speech in Jackson Hole, Wyoming. The hope on Wall Street is that Powell will hint that cuts to interest rates are coming soon. The Fed has kept its main interest rate steady this year, primarily because of the fear of the possibility that President Donald Trump's tariffs could push inflation higher. But a surprisingly weak report on job growth across the country may be superseding that. Treasury yields have come down sharply on expectations for an easing of interest rates, and the yield on the 10-year Treasury fell to 4.29% from 4.30% late Tuesday. Trump has been angrily calling for lower interest rates, often insulting Powell personally while doing so. Trump on Wednesday called on a top official at the Federal Reserve, Lisa Cook, to resign after a member of his administration accused her of committing mortgage fraud. In stock markets abroad, indexes were mixed across Europe and Asia. London's FTSE 100 rose 1.1% despite a report that said inflation in the U.K. rose more than expected through July, in part due to soaring airfares and food prices. Hong Kong's Hang Seng added 0.2%. Shares that trade there of the Chinese toy company Pop Mart International Group soared 12.5% after its CEO said its annual revenue could top $4 billion this year and announced the release of a mini version of its popular Labubu dolls.
