Revealed: Where to find Victoria's best lifestyle suburbs
And with some of the best areas for families to get the right mix of transport, schools, childcare and beach or park access currently below their price peak, there's a rare chance to bag a bargain in an idyllic spot.
Areas such as Armstrong Creek in Greater Geelong and Winchelsea on the Surf Coast topped the list.
With median house prices in the low-to-mid $600,000s, the Geelong suburb and town with a population of 2400-plus are cheaper today compared to a few years ago.
Newtown, also in Geelong, as well as nearby Barwon Heads and Torquay also made the list — but come with seven-figure median house prices.
In Melbourne, south eastern suburbs were highly-ranked alongside inner city Port Melbourne and Williamstown, as well as Newport in the west, all with typical house values above $1m.
The research was commissioned by MCG Quantity Surveyors using data from real estate analytics company SuburbTrends.
MCG Quantity Surveyors director Mike Mortlock said the report aimed to uncover Australian suburbs with the best long-term growth potential and lifestyle offerings, based on factors such as access to amenities such as childcare, schools, beaches and open space,and 10-year median price growth.
'They're attributes that help markets outperform over the long haul – we know buyers will pay a premium to have them,' Mr Mortlock said.
According to PropTrack, Armstrong Creek is now tens of thousands of dollars cheaper than when its median house price hit $728,000 in 2022.
And Winchelsea's typical house price hit a five-year peak of $720,000 just 12 months ago.
Despite the chance for a bargain, Melbourne-based buyers' advocate and Property Investment Professionals of Australia board member, Cate Bakos, cautioned buyers thinking of relocating and commuting to Melbourne would add hours of travel time to their week.
But places like Newtown and Geelong West could be ideal for people wanting to work from home while enjoying lifestyle benefits and proximity to a train station, Ms Bakos noted.
'Geelong as a city, it's diverse – it's got a good economy, and there's lots going on there, it's food and wine scene and its weekender appeal is growing,' she added.
Armstrong Real Estate director Megan Rovers, who also co-hosts the property industry podcast Built For This, said working from home allowed many buyers in the region 'to have the best of both worlds' while commuting to Melbourne for part of the week.
'They can have the house with the backyard to enjoy and the lifestyle to enjoy on the weekend,' she said.
Ms Rovers said a wide range of buyers were attracted to Armstrong Creek for its schools, shopping centres and access the beach, nearby train stations to travel to Geelong or Melbourne and the Geelong Ring Road.
'What we find is first-time buyers are buying because it's affordable, downsizers are coming and following families,' Ms Rovers said.
'So if there's a family that are choosing because of the schools or the lifestyle that it offers, then the grandparents or parents will come and try and live close by.'
Closer to Melbourne, Newport has a $1.205m median house price and Williamstown $1.52m.
Real Estate Institute of Victoria director and Compton Green Inner West director Adrian Butera said Newport featured the 33ha Newport Lakes Reserve and two train lines running through its station.
He said while Newport was not as highly-regarded as some of Melbourne's other inner western suburbs, plenty of buyers were now starting to cotton on.
'If you pull out a calculator and pull out the per square metre rate of Newport versus, say, Yarraville or Williamstown, Newport is so beautifully positioned yet is reasonably affordable,' Mr Butera said.
'In perspective, you get more bang for your buck in Newport than you do most other suburbs in the inner west.'
White Fox associate director Cheyne Fox said Port Melbourne's parks, schools, shops, restaurants, friendly community and nearness to Melbourne's CBD meant many locals looked to upsize or downsize within the suburb.
Ms Fox said the 'slightly softer' market was now allowing buyers to purchase homes in the suburb they might not have been able to afford three to four years ago.
'So whereas something might have been sitting on $3m or just above a few years ago, it's now dipping down to $2.6m, $2.7m and it's making it more achievable for those people,' she said.
'And I'm seeing some savvy purchases who are aware of that fact snapping up some really good properties at very reasonable prices given what they were a few years back.'
Port Melbourne's median house price is $1.55m, according to PropTrack.

A debt-clearing plan from current owners could be needed to save Western United
Western United's current investors are hoping to save the club from A-League extinction rather than rely on proposed new owners KAM Melbourne. Stripped of its A-League licence last Friday by Football Australia, United has until Saturday to lodge an appeal against the decision, which was made due to the financially embattled Victorian club's failure to meet the criteria required for a licence. United and its parent company Western Melbourne Group had hoped its financial woes – including a six-figure sum owed to the club's former striker Aleksandar Prijovic and a multimillion-dollar tax debt reportedly owed by United chairman Jason Sourasis – were solved by a proposed $100 million investment from KAM Melbourne that was announced in May. However, the Australian Professional Leagues, which runs the A-League, is yet to receive the completed ownership proposal from KAM Melbourne, a subsidiary of American company KAS Sports. With ongoing uncertainty about KAM Melbourne's ability to submit a viable proposal, it's understood investors that make up WMG – which is headed by Sourasis – have been advised and encouraged to pay the club's debts to ensure United's future. Paying Prijovic would lead to FIFA lifting the ban it imposed on United from registering new signings. That, as well as payment of the tax bill, would go a long towards United's appeal against being stripped off its licence being successful. United's squad continues to train at the club's Tarneit base under coach, Socceroos great John Aloisi. Under the guidance of Aloisi, United won the 2022 A-League championship, with Switzerland-born Serbian international Prijovic having played a leading role in the club's 2-0n grand final win over Melbourne City at AAMI Park. Meanwhile, Socceroos defender Jason Davidson has rejoined Melbourne Victory on a two-year deal. Davidson, 34, spent the 2021-22 season with the Victory before spend the past three years in Europe with stints at Eupen (Belgium) and Panserraikos (Greece). 'Returning to Victory after three years in Europe is incredibly exciting,' Davidson said. 'My time overseas has only made me more hungry for success. I intend to bring my best to the team, alongside the rest of the playing group, and help drive success this season.' Former Genius Childcare boss Darren Misquitta pleads guilty to dealing with suspected proceeds of crime
Fallen childcare magnate Darren Misquitta has pleaded guilty to receiving $120,000 in suspected proceeds of crime from a business associate. On Thursday, the former Genius Childcare boss was fined $4,000 at the Melbourne Magistrates' Court after admitting the money, which he received in 2019, came from a loan drawdown obtained through forgery. Magistrate Patrick Allen did not record a conviction. It comes amid investigations into Genius by administrators who have referred Mr Misquitta to the corporate watchdog over the collapse of the group, which owes creditors more than $80 million, and lawsuits alleging the childcare empire failed to pay workers properly. Court documents show Mr Misquitta received the $120,000 from Lubna Matta, who serves on the board of another large childcare operator where Mr Misquitta is a shareholder, the ASX-listed Mayfield Childcare. Ms Matta herself has admitted to the same offence of dealing with property reasonably suspected of being the proceeds of crime, in relation to the entire drawdown of $300,000. In August last year she received a diversion order from the court, sparing her jail time or a conviction. In a statement of facts agreed to by Mr Misquitta, police said the case revolved around a loan taken out in early 2019 by a business in which Ms Matta was involved in that was a client of Mr Misquitta's at the finance group he ran, Sprint Capital. The business made a legitimate loan application to the Bank of Melbourne for $410,000 to pay out an existing loan and refurbish their IGA supermarket in Fitzroy. But a man involved in the business had a heart attack in February 2019 and while he was in hospital, Ms Matta — his sister-in-law — agreed to manage the finances. Drawing down on the loan required five signatures from Ms Matta and five from her sister. On February 27, 2019, the bank received a drawdown request asking that $300,000 of the loan be sent to Ms Matta's account. The money was transferred and in April, Ms Matta went on to send $120,000 from her account to Mr Misquitta. But Ms Matta's sister's signatures on the form bore "no similarities to her actual signature and have since been identified as forgeries", police said in a statement. "Based on the allegedly false signature it is alleged that the $300,000 was paid into the account of Ms [Matta], of which the accused was paid $120,000, is reasonably suspected as being the proceeds of crime," police said. At hearings this week it was not alleged that either Mr Misquitta or Ms Matta forged the signatures used to obtain the money. But the police statement said he had "dealt with those funds by way of the funds being transferred to his account and the charge is made out". Ms Matta has been on and off the board of Mayfield Childcare, where Mr Misquitta has been locked in a bitter battle for control with other shareholders including Liberal Party figure Michael Kroger. She was appointed to the board in December 2021 as part of an agreement where Mayfield bought 14 childcare centres from Genius. She was a director of Mayfield, which runs 45 centres, until September 2023, when she resigned citing "external professional commitments". But in January this year she was appointed an executive director while the embattled company was between CEOs. She stepped down from that role in July but remains on the board. Mayfield chair Roseanne Healy told the ABC that Ms Matta's criminal case "had not been disclosed to the company". "As a result, the company have commenced an investigation into the matter," she said. She said Mayfield operated under strict governance frameworks and has transparent reporting and accountability measures in place. "As such, we do not condone criminal behaviour of any kind," she said. Mr Misquitta's main business for the past few years has been Genius. At its height, Genius ran more than two dozen childcare centres in Queensland, New South Wales, the ACT, Victoria and Western Australia, and was developing 17 more, while Mr Misquitta lived in a historic Toorak mansion. But in March two key companies in the group collapsed owing more than $80 million, handing control of 25 centres over to administrators. Mr Misquitta declared himself bankrupt late last month following the collapse of his childcare empire. On Monday, his barrister, Sam Tovey, told the court Mr Misquitta does not have a job, his marriage has broken down and he has moved to the Gold Coast. "At the present time he's able to support himself," Mr Tovey told the court. "He's got outstanding issues with his businesses that are going to have to be dealt with." In a July 25 report to creditors of two Genius companies, Vertical 4 and Abacus 49, administrators accused Mr Misquitta of fraud and said they would refer him to the corporate watchdog for prosecution over allegations he breached his duties as a company director. They said their initial investigations had also identified more than $375,000 in potentially unreasonable payments made by the companies to Mr Misquitta, as well as more than $1.7m paid to law firms at his direction that needed to be looked into further. Genius had been trading while insolvent since at least July 1, 2020, they said. The administrators said they were continuing to trade 11 of the centres while they try to sell them. In the Federal Circuit Court, 57 former employees are currently suing Mr Misquitta and Genius alleging late payment of wages and deliberate and systematic failure to pay super. Mr Misquitta has yet to file a defence.

Former NRL player and Gold Coast developer Tye Alroe, 39, has been remembered as the ‘best father ever' by his dad
A former Melbourne Storm player and Gold Coast developer who died suddenly last month has been remembered by his own dad as 'the best father ever.' A funeral service was held for Tye Alroe, 39, at the Parkwood International Golf Club after he suffered a heart attack at a Burleigh Heads gym on July 29. Hundreds of people attended the service on Thursday to pay tribute to the successful businessman. Mr Alroe is survived by his fiancee Nikki, daughter Poppy, his parents Vicki and John, and sister Courtney. Mr Alroe's father John told mourners his son was resuscitated twice on his way to the hospital and medical staff worked on him for 30 minutes but he could not be saved. 'This celebration of life today is every parent's nightmare,' he said.'Tye will always be a wonderful, kind, humble, loving brother, partner and the best father ever to Poppy. 'Tye was one of a kind, on his 39 years on this Earth he has left a wonderful legacy of himself for all to remember, he was and is a truly wonderful human being.' His mother Vicky said the bond between a mother and son was truly special and her heart filled with pride and love as she watched her little boy grow into a man. 'I closed my eyes for a moment, and suddenly a man stood where a boy used to be, it happened so quickly,' she said. 'You were and always will be a wonderful son, brother, partner and an amazing father, we thank you for that. 'I am so sorry you left so early my darling boy.' His sister Courtney said her brother had made hundreds of people's lives better and it was hard to find the words to pay tribute to him. 'Tye was so many things, a brilliant businessman, a leader, a mate and a father who adored his little girl, but to me he was simply my big brother, my safe place, my protector, my best friend,' she said. Mr Alroe had a brief stint with the Melbourne Storm in 2002, but never made his NRL debut, instead chasing a career in building and construction. He went on to form his own business before founding Gold Coast development company Alroe in 2012.
