Coliwoo to convert state-owned property in Pasir Ris into 350-key resort chalet

[SINGAPORE] A Coliwoo unit was awarded the lease of a state-owned property in Pasir Ris which the co-living brand will transform into a 350-key resort chalet.
Coliwoo Keppel was amongst five bidders for the 159 Jalan Loyang Besar site in a tender launched by the Singapore Land Authority (SLA). The bids in the Price Quality Method tender ranged from S$98,000 to S$225,900, with Coliwoo placing the second highest bid of S$225,000.
'We are excited to be awarded the tender at 159 Jalan Loyang Besar, marking Coliwoo's strategic expansion into eastern Singapore and our first foray into resort-style co-living hospitality,' said Kelvin Lim, executive chairman of LHN Limited and founder of Coliwoo.
Together with another Coliwoo property - in the former Bukit Timah Fire Station - to launched soon, this development underscores the group's commitment to revitalising state-owned properties and injecting vibrancy into its surrounding neighbourhoods.
'We believe this project will set a new benchmark for co-living in Singapore, meeting the evolving needs of today's modern guests and travellers who seek flexible, community-driven living spaces that also offer a touch of escapism,' said Lim.
The property sits on a land parcel spanning 380,866 square feet (sq ft). Currently, there are 20 two-storey buildings, four single-storey structures and several vehicle lots on-site.
It is in the vicinity of Pasir Ris Beach, Downtown East and Wild Wild Wet.
'Guests can look forward to a wide range of wellness-centric facilities including swimming pools, indoor and outdoor sports zones, and meditation gardens,' Coliwoo said.
The property will be Coliwoo's third largest, after Coliwoo Boon Lay and its flagship Coliwoo Orchard. Renovations will begin in the second half of 2025, with the chalet expected to be operational by Q3 2026.

SINGAPORE: The Ministry of Law (MinLaw) on Monday (Jul 28) announced several board appointment changes at the Singapore Land Authority (SLA), including a new chairman and filmmaker Boo Junfeng as a new board member. Loh Lik Peng, the founder and director of Unlisted Collection and a hotelier, restaurateur, and entrepreneur, will be appointed chairman of the SLA board on Aug 1. He has been on the board since 2017 and was appointed deputy chairman in 2020. Outgoing chairman Yeoh Oon Jin is the former executive chairman of PwC Singapore, and has served on the SLA board since 2016. "Under his leadership, SLA has made significant strides in transforming state properties to serve businesses and the community," MinLaw said. "As chairman, Mr Yeoh pushed for the adaptive reuse of state properties for more social and community uses, successfully activating diverse spaces for community building and social good and pivoting state properties for uses that are attuned to evolving needs in the community." This includes rejuvenating heritage buildings such as the former St Andrew's Mission Hospital, MinLaw added. Mr Yeoh also helped to advance the development of the digital conveyancing portal, "which will transform the current manual, paper-based conveyancing process into an efficient, streamlined digitalised process". "Under Mr Yeoh's guidance, SLA was elected co-chair of the United Nations Committee of Experts on Global GeoSpatial Information Management and implemented the refreshed National Geospatial Masterplan to drive a geoenabled Singapore," said MinLaw. The Law Ministry and SLA thanked Mr Yeoh for his service and contributions. Jerry Koh, a corporate lawyer and a managing partner at Allen and Gledhill, will be appointed deputy chairman of the board on Aug 1. He has been on the board since 2020. NEW BOARD MEMBERS Mr Boo, a director and writer at Peanut Pictures, will be appointed to the SLA board for two years. His feature-length films, Sandcastle and Apprentice, have premiered at Cannes Film Festival. He also served as the creative director of Singapore's National Day Parade in 2018, 2021 and 2025. Mr Boo is also the chair of the Singapore International Film Festival. The other new appointee to the SLA board is Rafiq Bin Mohamad, the founder and the creative and branding director of design agency Feral. The agency's clients include the Singapore Art Museum, The Lo and Behold Group and Restaurant Labyrinth. Six other members of the board, including Lien Choong Luen, general manager of Gojek Singapore, were reappointed for another two years. Angeline Poh, Mediacorp's chief customer and corporate development officer, will complete her board term on Jul 31. "MinLaw and SLA extend our deepest gratitude to Ms Poh for her invaluable contributions to SLA during her appointment," the agencies said.

iFast targets higher dividend payout ratio amid growth across business units

[SINGAPORE] Digital bank and wealth management platform iFast is targeting a payout ratio of between 25 and 30 per cent as profitability improves across the business. 'We have come to a stage where we feel comfortable that we can start to increase the dividend more significantly,' said CEO Lim Chung Chun at a briefing on Monday (Jul 28). This has resulted in an expected dividend per share of S$0.08 for FY2025, a 35.6 per cent increase from S$0.059 in FY2024. The second interim dividend of S$0.02 per share for the first half of 2025 is also an increase of 33.3 per cent from the second interim dividend of S$0.015 in H1 2024. 'As the balance sheet gets bigger and bigger, then we'll probably feel more comfortable in increasing the dividend payout ratio,' said Lim. Customer accounts in iFast have crossed the one-million mark, and customer deposits in iFast Global bank hit S$1.5 billion at the end of Q2 2025, a growth of 45 per cent year on year. The company is holding fast to its Hong Kong guidance, with a net revenue target of over HK$1 billion (S$163.27 million) in FY2025 and profit before tax of over HK$380 million. Net revenue for H1 2025 stood at HK$403.7 million and profit before tax for H1 2025 stood at HK$163.7 million. Sign Up Sign Up The Hong Kong business is expected to perform better in the second half of 2025, as iFast expects to onboard all the Trustees of MPF – the Hong Kong retirement savings scheme – onto the eMPF platform by the end of the year. The eMPF platform is a central and integrated electronic platform to standardise, streamline and automate MPF scheme administration work. 'The bulk of the eMPF business will be onboarded by the end of the year, so correspondingly, we expect that the revenue and the profitability will actually be increased,' said Lim. Operating expenses in Hong Kong are also expected to ramp up as hiring increases to cope with the incoming volume, with each subsequent quarter of 2025 being higher than the last. As revenue increases with more onboarding, iFast expects that profitability in the second half will be better than the first half. A decision has also been made to prioritise the eMPF business in Hong Kong, delaying Orso – a Hong Kong pension scheme – to next year rather than Q2 2025. As a result, the Orso business is only expected to start contributing early next year, with the current Hong Kong guidance taking that into account. The China segment of iFast's wealth management business has also seen losses narrow in H1 2025, falling to a loss of S$1.8 million from a loss of S$5.9 million in FY2024 and a loss of S$7.2 million in FY2023. Lim attributes this to cost management and reduction as well as improvement in revenue for the segment. A China desk was launched at the end of last year by iFast in a bid to serve more offshore Chinese money, and complement its onshore business in that country. The offshore business is progressing well, and staff from China have relocated to Singapore to staff the desk, said Lim. 'We are aware that there's still a level of performance that's still not good enough. We certainly want to work towards profitability, the current expectation is that we will be able to narrow losses further in the quarters ahead and get into profitability,' he said without disclosing a target date. Artificial intelligence (AI) capabilities are also being built up at iFast, with an AI innovation centre set up at the end of 2023. The AI capabilities will be focused on the bank, with the need to transcend any language barrier given the global nature of the bank. 'You want to be able to serve customers from around the world who are using different languages, but if you want them to bank with us in one or a few locations, then the use of AI will actually be very important in the long run,' said Lim.
