
'We are planning Rs 3,500-4,000 crore projects in FY26'
How was FY2025 for you? What are the big launches coming from Arkade in FY26 and what would be their combined GDV?
We are planning four key project launches this fiscal. The most significant among them is our Filmistan project in Goregaon. We have three redevelopment projects in the pipeline, located in Santacruz West, Goregaon West, and Malad West. Collectively, these four launches are projected to have a GDV in the range of Rs 3,500 to Rs 4,000 crore. We have been achieving a 20% growth historically and we will be achieving the same in the years to come. Our revenue is expected to grow 20% in FY25 at about Rs 850 crore.
FY25 marks a year of prominence in which we acquired the legendary 4-acre land parcel in Goregaon, leased to Filmistan Pvt. Ltd, having an estimated GDV of Rs 2,000 crore. We acquired land parcels and development rights, cumulating to 17.5 acres in western suburbs with a projected GDV of Rs 6,790 crore, including the locations – Andheri, Santacruz, Borivali, Malad and Dahisar. Our expansion strategy into the eastern Mumbai suburbs for the greenfield projects, alongside a solid pipeline of redevelopment projects in the western suburbs, will serve as key growth drivers as we leverage our healthy balance sheet and robust cash flows. Our strategy is aligned with the overall market trend towards luxury housing. With accelerating demand, we are well-positioned to maintain a sustainable growth trajectory.
Mumbai's real estate market has become highly competitive with big names such as Adani and Prestige having aggressive pipelines. How do you see this emerging competition for native players like you?
There is enough room for everyone to grow in this market. Not every buyer has a budget of Rs 10 crore and upward. There is a lot of demand for 2BHK properties. The redevelopment of old properties is here to stay. There are 20,000 buildings in MMR which are due for redevelopment. There is a big opportunity for us and the other players are also here. Though there is land scarcity in the region, there are many land parcels up for grabs. We are in the process of acquiring a major land parcel in Thane and continue to hold talks with other landowners.
Housing sales have been under pressure for the past two quarters. Do you expect the slowdown to continue?
Housing is one of the biggest human aspirations and the ambition to buy a new house or shift to bigger homes is always there. The slowdown is temporary but the needs of the house will always be there. There are cyclic phases and they cannot eliminate the industry growth as a whole.
Real Estate prices have shot up sharply in recent years. Do you expect property prices to remain at elevated levels?
The cost of construction has gone up significantly, be it raw material prices or the GST levied by government bodies. Land prices too have gone up. I do not control the prices, the market forces do. When the construction cost and land prices will come down, then the prices of property may come down. That being said, buyers may turn cautious due to increasing prices but the requirement for homes will always be there.

New Delhi: Prime Minister Narendra Modi on Sunday inaugurated two major projects -- a key stretch of the Urban Extension Road-II and the Delhi section of Dwarka Expressway - to ease traffic congestion in the city and the National Capital Region (NCR). Here's what NDTV found during the road test of the Dwarka Expressway: The new 10.1-km section of the Dwarka Expressway, developed at Rs 5,360 crore, provides connectivity to Yashobhoomi, the Delhi Metro's Blue and Orange lines, the upcoming Bijwasan railway station, and the Dwarka cluster bus depot. This stretch comprises two sections: a 5.9-km section from the Shiv Murti intersection to the Road Under Bridge at Dwarka Sector-21, and a 4.2-km section from Dwarka Sector-21 to the Delhi-Haryana Border, which provides direct connectivity to the Urban Extension Road-II. It took 20 minutes to travel from one end of the Dwarka Expressway on the Gurugram border to the Mahipalpur region of Delhi. The newly-launched section saves commuters a lot of time on this stretch, but it is the same bottleneck once they enter the Delhi side. It took about 65 minutes from the start of the Dwarka Expressway in Gurugram to reach the All India Institute of Medical Sciences (AIIMS) in Delhi. Urban Extension Road II The other project Prime Minister Modi opened on Sunday was the Urban Extension Road II (UER 2). The six-lane expressway, which is over 75 km long, starts from NH-44 in Alipur and passes through Rohini, Mundka, Najafgarh, and Dwarka. It ends at Delhi-Gurugram Expressway on NH-48 near Mahipalpur. PM Modi has opened the Alipur-Dichaon Kalan stretch of Urban Extension Road-II with new links to Bahadurgarh and Sonipat. Built at Rs 5,580 crore, it aims at reducing the traffic on the capital's Inner and Outer Ring Roads, and choke points like Mukarba Chowk, Dhaula Kuan and NH-09.

New tunnel road to ease traffic at Hebbal flyover: Shivakumar
Bengaluru: Deputy Chief Minister DK Shivakumar on Monday said that a new 1.5 km long tunnel road is being planned from Esteem Mall to Baptist Hospital to ease traffic at Hebbal flyover. Speaking to reporters after declaring open the new loop of Hebbal flyover from Outer Ring Road to Bellary Road, he said, 'Our government is committed to address the traffic congestion in the city. We have discussed the financial implications of the new 1.5 km tunnel road.' 'The new loop has been built at a cost of Rs 80 crore. The other loop from Esteem mall towards Mekhri circle would be read by November. The total cost of the project is Rs 300 crore. The new loops increase the number of lanes from two to six. BDA Chairman has taken the responsibility to get the other loop ready by November,' he explained. 'We have called tenders for 16.5 km tunnel road at a cost of Rs 17,000 crores. I have briefed the CM about manage traffic between Hebbal and Silk Board junctions,' he added. 'I am very transparent. Money is not important; work needs to be completed at any cost. A young MP has accused me of doing projects for money, but I don't need money. BJP hasn't done any major work during its tenure and its leaders haven't brought any funds from the Centre. Asked if the new loops of Hebbal flyover would lead to more traffic at Mekhri circle, he said, 'I can't respond to everything that is said.'

TCA sees key role of KTR, Kavitha in HCA misdeeds
Hyderabad: The Telangana Cricket Association (TCA) General Secretary Dharam Guruva Reddy has alleged that former minister K T Rama Rao and MLC Kavitha played a key role in irregularities within the Hyderabad Cricket Association (HCA) through fraudulent accounting and the manipulation of club memberships. Addressing a press conference, the TCA general secretary alleged that a quid pro quo was at play in the HCA's misdeeds, with these and many more irregularities coming to light with the ongoing CID investigation. Guruva Reddy referenced the 2015-16 HCA AGM Report, which mentioned that K T Rama Rao (then Minister) was nominated as a member of BCCI's IT and Data Management Sub-Committee. Following this, several quid pro quo favours were allegedly exchanged. The TCA general secretary alleged that KTR's brother-in-law, Rajendra Pakala's company, was awarded contracts for IPL ticketing. 'In return, KTR facilitated relief for HCA regarding the payment of Rs 14 crore in property tax to IALA, allowing it to be paid in tiny instalments of just Rs 25 lakh annually,' Reddy claimed. The TCA also questioned HCA's financial practices, alleging that for the last ten years, the association has been 'copy-pasting' the same audit report. Guruva Reddy pointed out that Rs 6.10 crore was given annually for the development of clubs, even to those without teams, and that Rs 12 crore per annum was allocated to HCA administrative affairs. He questioned the justification for such high expenses. Additionally, Guruva Reddy highlighted that HCA's own President's Report (by Arshad Ayub) recorded that with KTR's intervention, negotiations were made to settle outstanding Income Tax and Service Tax dues in flexible instalments. He also noted that even after the ticketing contract ended in 2019, audit books from 2017-2025 still showed annual payments of Rs 12 lakhs to the same company, raising suspicion of ongoing kickbacks. Guruva Reddy also pointed out that the current HCA President was elected fraudulently by manipulating the list of government institutional voters. He informed that the TCA has already written to the CID to expand the investigation to cover the past 10 years of financial irregularities. He claimed that 76 clubs do not fulfil compliance norms of the BCCI bylaws and a total of 155 clubs were liable for suspension. Reddy appealed to the Government and the CID to register criminal cases against all those responsible for the crisis and strongly demanded that the TCA be recognised as a full member of the BCCI to protect and nurture cricket in Telangana.
