'I used to be terrible with money': 39-year-old went from living 'paycheck to paycheck' to earning nearly $900,000 last year

Even as a child, Dr. Anna Chacon knew she wanted to follow in her father's footsteps and pursue a career in medicine.
She was drawn to the idea that her skills and knowledge could help people. "I observed my father a lot. I went to work with him. I would study on his lap. He had to study many hours as a physician, and I really liked it," the 39-year-old tells CNBC Make It.
Chacon made her childhood dream come true in 2012, when she graduated from Brown University's Warren Alpert Medical School. She attended Brown for her undergraduate degree as well, studying economics.
Now, she runs her own private dermatology practice in Coral Gables, Florida, just outside of Miami where she grew up. In addition to seeing patients at her clinic, Chacon works with several hospital networks to provide telehealth services to patients around the country.
She earned around $896,000 in 2024 through her own practice, contract work through other hospitals, rental income and brand partnerships. Though she "used to be bad with money," she says, Chacon has built a small dermatology empire, as well as an investment portfolio worth over $3.2 million, bringing her total net worth to around $6 million, including the two properties she owns.
Her pathway to success wasn't easy, though. She was often discouraged by people who didn't believe she could be successful in medicine or running her own practice, especially as a minority.
"When I told people I wanted to do dermatology or be a physician, I was met, unfortunately, with a lot of discouragement because it was very competitive," she says. "I was told to do something else or that I wouldn't get in, and that actually just encouraged me to work harder."
After finishing her residency, Chacon worked as a staff dermatologist at the Cleveland Clinic in Weston, Florida. Her father worked at a nearby hospital, but was laid off at the beginning of the Covid-19 pandemic.
"It was a shock for me and everyone else in the family, but it inspired me to know that I couldn't rely on one source [of income]," she says. "As comforting as it sometimes is to work for a big hospital system, a pandemic can happen at any time, and you can go through something unexpected."
So, in September 2021, Chacon decided to open her own practice where she could expand her patient list and work on her own terms.
From there, she obtained licensure in all 50 states, plus the District of Columbia, Puerto Rico and Guam, a lengthy process that cost around $180,000, she says. Costs included travel, fees for things like background checks and professional assistance.
"I wanted that ability to work from anywhere," Chacon says.
Her father's layoff not only inspired Chacon to start her own practice, but also to get serious about saving.
"I used to be terrible with money. I didn't know how to save. I didn't know how to take advantage of retirement accounts," she says. "Growing up in Miami, there's a lot of focus on materialism … I pretty much lived day by day and paycheck to paycheck."
Running her own practice helped Chacon boost her income, but to get better at managing her finances, she started educating herself about investing, including reading outlets like CNBC and The Wall Street Journal, she says. She also downloaded an app to track and manage her finances all in one place.
"When I initially started tracking my net worth, I was shocked at how low it was," Chacon says. "My one regret is I didn't start sooner. Most of my growth has actually been in the past five years."
Although she didn't have much saved, Chacon was lucky to be debt-free — she didn't even own a credit card when she finished her residency. Her parents and scholarships helped pay for her schooling, so she didn't have student debt either.
In 2022, Chacon purchased an office building in Coral Gables for $1.1 million. She put around $300,000 down and paid off the mortgage in 2023. Her practice occupies a portion of the building and she rents out the rest to a medical spa that pays her $7,500 a month.
The next year, she purchased a home in Pinecrest, Florida, for $1.9 million. She paid off the mortgage in early 2025, but has never actually lived in the house, choosing instead to continue living with her family and renting out the property for $7,500 a month.
She spent a lot of time away from her family while she was in residency in Los Angeles, so she's happy to get plenty of time with them now.
"I'm proud to [live with them]," she says. "I want to spend every moment I can with them. I want to learn from them ... I also think it's kind of a waste of money for me to move out because I'm single."
Despite earning a high income, Chacon doesn't spend too much beyond her needs.
"I try to immerse myself into how to invest properly, and I also try to save for another pandemic because of what my family went through and what we all went through just a few years ago," she says. "I also have gotten just more modest as a physician. A lot of my patients live below the poverty line."
She'll occasionally splurge on clothes and shoes when sales are good, she says, but she's trying to rein in her shopping.
Here's how she spent her money in April 2025.
Chacon also paid around $27,000 for some business expenses, including licensure renewals, tech equipment, marketing and legal fees, subscriptions and services.
Chacon pays her family $3,000 a month as a contribution to rent and groceries, as well as payment for some administrative help and errands her family members do for her. Because of that, her personal food budget is often on the low side.
She doesn't make regular monthly contributions to her savings and investment accounts, but she front-loaded her retirement accounts at the beginning of the year with contributions totaling $170,000.
Chacon prioritizes travel. She'll often add leisure time into her work trips to to maximize her time away from home, she says. She also flies business class most of the time so she can do computer work during flights, she says.
Chacon's practice is open 24/7 and she works 80 to 120 hours a week, so she doesn't have much free time. While she recognizes she won't be able to maintain this busy pace forever, "I never want to retire," she says. "I love working. I wouldn't be here if I didn't love to work."
Still, she's continuing to save and invest for the future so she can maintain her independence and have the financial means to make decisions "when I want to on my own terms," she says.
Ultimately, she wants to make sure she and her family are taken care of and can weather any surprises or downturns that could come their way. She hopes to expand her practice in the future to create something "on a national level."
"I want to be known as 'America's dermatologist' that can practice everywhere, because ideally I want to have the biggest reach possible," she says.

LAS VEGAS -- Tourism in Las Vegas is slumping this summer, with resorts and convention centers reporting fewer visitors compared to last year, especially from abroad, and some officials are blaming the Trump administration's tariffs and immigration policies for the decline. The city known for lavish shows, endless buffets and around-the-clock gambling welcomed just under 3.1 million tourists in June, an 11% drop compared to the same time in 2024. There were 13% fewer international travelers, and hotel occupancy fell by about 15%, according to data from the Las Vegas Convention and Visitors Authority. Mayor Shelley Berkley said tourism from Canada — Nevada's largest international market — has dried up from a torrent 'to a drip.' Same with Mexico. 'We have a number of very high rollers that come in from Mexico that aren't so keen on coming in right now. And that seems to be the prevailing attitude internationally,' Berkley told reporters earlier this month. Ted Pappageorge, head of the powerful Culinary Workers Union, called it the 'Trump slump.' He said visits from Southern California, home to a large Latino population, were also drying up because people are afraid of the administration's immigration crackdown. 'If you if you tell the rest of the world they're not welcome, then they won't come,' Pappageorge said. Canadian airline data shows fewer passengers from north of the border are arriving at Harry Reid International Airport in Las Vegas. Air Canada saw its passenger numbers fall by 33% in June compared to the same time a year ago, while WestJet had a 31% drop. The low-cost carrier Flair reported a whopping 62% decline. Travel agents in Canada said there's been a significant downturn in clients wanting to visit the U.S. overall, and Las Vegas in particular. Wendy Hart, who books trips from Windsor, Ontario, said the reason was 'politics, for sure.' She speculated that it was a point of 'national pride' that people were staying away from the U.S. after President Donald Trump said he wanted to make Canada the 51st state. 'The tariffs are a big thing too. They seem to be contributing to the rising cost of everything,' Hart said. At downtown's Circa Resort and Casino, international visits have dipped, especially from Canada and Japan, according to owner and CEO Derek Stevens. But the downturn comes after a post-COVID spike, Stevens said. And while hotel room bookings are slack, gaming numbers, especially for sports betting, are still strong, he said. 'It's not as if the sky is falling,' he said. Wealthier visitors are still coming, he said, and Circa has introduced cheaper package deals to lure those with less money to spend. 'There have been many stories written about how the 'end is near' in Vegas,' he said. 'But Vegas continues to reinvent itself as a destination worth visiting.' On AAA's annual top ten list of top Labor Day destinations, Las Vegas slipped this year to the last spot, from number six in 2024. Seattle and Orlando, Florida — home to Disneyworld — hold steady in the top two spots, with New York City moving up to third for 2025. Reports of declining tourism were news to Alison Ferry, who arrived from Donegal, Ireland, to find big crowds at casinos and the Vegas Strip. 'It's very busy. It has been busy everywhere that we've gone. And really, really hot,' Ferry said. She added that she doesn't pay much attention to U.S. politics. Just off the strip, there's been no slowdown at the Pinball Museum, which showcases games from the 1930s through today. Manager Jim Arnold said the two-decade-old attraction is recession-proof because it's one of the few places to offer free parking and free admission. 'We've decided that our plan is just to ignore inflation and pretend it doesn't exist," Arnold said. 'So you still take a quarter out of your pocket and put it in a game, and you don't pay a resort fee or a cancelation fee or any of that jazz.' But Arnold said he's not surprised that overall tourism might be slowing because of skyrocketing prices at high-end restaurants and resorts, which 'squeezes out the low end tourist.' The mayor said the rising cost of food, hotel rooms and attractions also keeps visitors away. 'People are feeling that they're getting nickeled and dimed, and they're not getting value for their dollar,' Berkley said. She called on business owners to 'see if we can't make it more affordable' for tourists.

From dumpling-making to pub quizzes: Gen Z's recipe to making friends in real life

Fatigued by everything virtual, the youngest generation at work are now leaning into in-person networking events to find their tribe. A large number of Generation Z — born between 1997 and 2012 — entered the workforce during the Covid-19 pandemic and were forced to tune in remotely. U.S. Surgeon General Vivek Murthy even declared a loneliness epidemic in the U.S. in 2023, saying it was especially affecting young people. Some Gen Z workers are even returning to the office in a bid to expand their network. One recent Freeman survey of nearly 2,000 U.S. adults in professional jobs found that 91% of Gen Z said it would be nice to have a balance of virtual and in-person events to connect with others at their company and in their industry. "In general, young people seek the social atmosphere because many of them just graduated college or are a few years out and are looking for similar social conveniences," Dan Schawbel, managing partner at Workplace Intelligence, explained. Some employers are catching on and trying to fill this gap. Canary Wharf, London's privately owned financial district, which houses companies like JPMorgan, Barclays, and Morgan Stanley, launched the Wharf Connect networking program in 2024 for professionals in the first 10 years of their career. Part of the area's return-to-office drive, Wharf Connect is accessible via an app and offers free events from LinkedIn workshops to pub quizzes. The initiative gets an average of 36 attendees per event and has seen 1,500 RSVPs since its inception last year. "Part of the return-to-office push is that young people, especially, yearn for those connections, and relative to older generations, they are much more isolated and lonely, so return to office at least partially allows them to meet their coworkers," Schawbel said. Last week, I took a trip to Canary Wharf to attend a Xiao Long Bao (dumpling) masterclass at Taiwanese restaurant Din Tai Fung — an event organized by Wharf Connect. Walking into a dining room nestled at the back of the restaurant where the workshop was taking place, I was stunned to see how busy it was with over 50 young professionals in attendance and chattering away. The event featured a hands-on dumpling-making session with the chef, accompanied by complimentary food and drinks. CNBC Make It spoke with three Gen Z attendees who shared how structured networking events are helping them find community. Twenty-five-year-old Vivek Haria, a senior tax advisor at a financial services firm, has attended 10 Wharf Connect events. Before starting his job in the Canary Wharf area, he was already seeking out social events or communities that would allow him to socialize and mingle outside of the workplace, but they left much to be desired. "In fact, there were hardly any, and the ones I went to were pretty much a bit crap. Then I moved here, and this was the last place that I expected these kinds of events. It's definitely filled that gap. I've made some really good friends that I meet up with on weekends as well," Haria said. For Sinny Wei, a 27-year-old human resources professional, moving from New Zealand to London meant she didn't have an established network or community in the U.K. "For me, personally, it is difficult to make friends, because I've moved over here as well, so you've really got to put yourself out there a lot. I really do like it [Wharf Connect] for that as well," she said. Wei said it's a good way to socialize informally, with free tickets, food and drinks being a great draw to the events. "I've only been to two events, so maybe if you ask me after three events, I'll have made some friends by then," she said. Haria noted that, although he returned to the office, many of his colleagues weren't physically at the workplace. The Wharf Connect events makes going to the office worthwhile, because he has something to look forward to in the evenings, he noted. "So I go into the office as many times a week as I can…working from home after Covid has been a bit s--- like I'll go into the office three or four times a week and most of my team won't be in," Haria said. In fact, a 2023 survey by employee background screening company Checkr, which polled 3,000 U.S. workers, found that 68% of managers were keen to continue remote and hybrid work in 2024, while only 48% of employees felt the same way. Senior professionals have less motivation to be in the office, according to Schawbel. With more established social lives, less of a need for mentorship, and better home office setups, older professionals are less drawn to the in-person workplace. This is creating a social void for younger workers. Organized in-person events, from professional networking to speed dating, are in vogue right now, and they are very appealing for Gen Z — some of whom may have underdeveloped social skills. "Covid, plus over-reliance on technology equals socially awkward," Schawbel said. "I'm not saying everyone is socially awkward. I'm just saying it's a recipe to create socially awkward individuals." Activity-focused events enable young people to socialize in a structured environment, rather than forcing them to spark up conversations at random. Dating giant Hinge is even funding free activity-based social events for young people in London, Los Angeles, and New York to make friends. Another example is social app Time Left, which arranges weekly dinners for strangers to meet up, with over 80,000 strangers brought together in 60 countries each month. Morayo Adesina, a 25-year-old equity research bank analyst, said that London changed after the Covid-19 pandemic, with many restaurants and bars not staying open as late — making it hard to get out of the house spontaneously. "Speed dating has definitely become very popular amongst my friends. I just think in general, there's been, a real push to have different kinds of events," she said. Wharf Connect has been an opportunity for Adesina to meet "a lot of cool people" and try new things. "The events that they put on are quite fun, like it's not every day that I get to go to Din Tai Fung to do dumpling making or sushi making." Schawbel said that for many years, people have over-relied on technology to form connections, such as on dating apps or social media, but the abundance of options has created a sense of overwhelm. The rise of in-person events and the demand for them is a rejection of online culture, he added. "They're resisting this digital age, because the digital age has become very cluttered and unreliable, therefore, they're yearning to connect in person more," Schawbel said.

Shares in human resources management software group Dayforce (DAY) rocketed over 20% higher today on reports that it is set to be bought by private equity firm Thoma Bravo. According to a report in Bloomberg, Thoma Bravo wants to take Dayforce, which is valued at around $8.4 billion, private in a deal that could be announced as soon as the next few weeks. Bidding War Potential However, the Bloomberg report cautioned that while discussions are said to be advanced, they could still be delayed or falter. It is also possible that a bidding war could emerge if another bidder steps forward. Dayforce has struggled to find much light in the last few years. Its shares have fallen about 60% from their peak in 2021. This is despite its revenue racing over 70% higher between 2021 and 2024 and becoming more profitable. The main drag on its shares has been the difficulties faced by the enterprise software market. It has struggled to maintain the momentum it gained while many people were forced to work from home during the Covid-19 lockdowns. During those turbulent times, companies invested in upgrading their systems only to pull back after offices reopened. AI Offering The uncertain economy has also squeezed corporate spending, but in Dayforce's favor is that it is well-placed to take advantage of the relentless rise of AI. That's because it provides AI-powered software for managing recruitment, payrolls and employee career development. Its customers include companies in the health-care, retail and hospitality and financial services sectors. 'We would not be surprised if DAY chose to sell given the lack of appreciation for the stock in the public markets,' Jefferies Financial Group Inc. analysts including Samad Samana wrote in a note to clients after the Bloomberg report. 'It has been tough sledding for DAY the last few years post-Covid highs, not unlike the rest of the HR/payroll coverage universe. However, it has also underperformed the entire group.' This deal would also signal a more aggressive approach from Thoma Bravo in an uncertain environment for private equity firms. It agreed to buy Boeing (BA) Co.'s flight navigation unit and other digital assets for $10.6 billion in April, and in July it struck a $2 billion deal to buy restaurant software maker Olo (OLO). The firm has also reportedly been in talks about a potential takeover of Verint Systems (VRNT). Is DAY a Good Stock to Buy Now? On TipRanks, DAY has a Moderate Buy consensus based on 9 Buy, 4 Hold and 1 Sell ratings. Its highest price target is $95. DAY stock's consensus price target is $68.08, implying a 28.74% upside.
