Fractional ownership in India is moving beyond commercial offices and warehouses to tap into lifestyle-driven demand.According to Harish Fabiani, Group Chairman of IndiaLand Properties, holiday homes and luxury second homes are emerging as the next growth frontier.
Rising property prices, evolving lifestyle preferences, and the booming travel economy are set to accelerate this trend, with the vacation home fractional market alone expected to reach USD 25 million in AUM over the next few years. Edited Excerpts –

A) To begin with, fractional ownership has democratized access to real estate investment in India. Through regulated digital platforms and SM REITs, both retail investors and HNIs can now co-own premium commercial properties such as office spaces and warehouses with as little as INR 5-10 lakh, which previously required crores to own.
In return, they earn rental income and benefit from capital appreciation while enjoying perks like professional management and enhanced liquidity options that were previously unavailable. This simplified access and benefits are further supporting the growth of India's USD 500 million fractional real estate market.
Q) With interest rates stabilising and inflation cooling, is fractional real estate becoming a more attractive alternative to fixed income?
A) Yes, fractional real estate is getting recognized as a lucrative alternative to traditional fixed-income options. A) Industry-wide trends suggest a rise in fractional ownership due to rising property prices, consumers' changing lifestyle preferences, and an increasing number of travel tech startups.Notably, the holiday homes market, in particular, is expanding rapidly and is expected to grow by more than 20% annually over 5 years. These properties typically record 8 to 10% capital appreciation annually.Meanwhile, homes that can be let out fetch rental yields of around 5 to 6% annually. Even though the rental yields are relatively lower than commercial assets, they offer better returns than traditional homes.Taking a cue from these trends, fractional ownership platforms are expanding to luxury second homes. Currently, the vacation home fractional ownership market is at a nascent stage but it is estimated to become USD 25 million in terms of AUM.While the sector is nascent compared to commercial real estate, digital real estate platforms and regulatory support could drive the expansion of this investment model into lifestyle-oriented properties.

Gold rate today : Gold prices fell Rs 400 to Rs 1,00,020 per 10 grams in the national capital on Wednesday amid sustained selling by stockists, the All India Sarafa Association said. The yellow metal of 99.9 per cent purity had ended at Rs 1,00,420 per 10 grams in the previous session. In line with the weakness, gold of 99.5 per cent purity also declined Rs 350 to Rs 99,700 per 10 grams (inclusive of taxes), compared with the earlier close of Rs 1,00,050 per 10 grams, PTI reported. "Gold prices extended losses on Wednesday as the US dollar continued to trade with minimal gains, surging to a one-week high. A decline in the geopolitical risk premium followed a positive outcome from President Donald Trump's meetings with Vladimir Putin, Volodymyr Zelenskyy, and European leaders. This development raised hopes for a potential resolution to the ongoing conflict, which appears to be the leading factor in the decline in gold prices in recent times," said Saumil Gandhi, Senior Analyst, Commodities at HDFC Securities. Silver prices witnessed a steeper fall, plunging Rs 1,500 to Rs 1,12,500 per kilogram (inclusive of taxes). The white metal had closed at Rs 1,14,000 per kg in the previous session. In the global markets, spot gold was quoting at USD 3,326.04 per ounce, while spot silver traded at USD 37.07 per ounce, down nearly 1 per cent. "Gold prices inched lower to their lowest level in nearly three weeks as the dollar strengthened, while investors awaited US Federal Reserve Chair Jerome Powell's last speech at the Jackson Hole symposium on Friday. Meanwhile, the US dollar index climbed to its highest level in more than a week and USD/INR fell at 87 level, weighing further on domestic prices," said Manav Modi, Analyst, Precious Metal Research at Motilal Oswal Financial Services. Investors will also be tracking the minutes of the Federal Reserve's policy meeting, expected later in the day, for further cues on the central bank's monetary stance and the bullion outlook, he added. Last Updated: Mumbai, Aug 20 (PTI) The rupee pared initial losses and settled on a higher note at 87.07 against the US dollar on Wednesday, up by 6 paise on the back of a rise in risk appetite in global markets. Forex traders said easing tensions over trade tariffs and hopes of peace between Russia and Ukraine enthused investors. Moreover, the proposed GST reforms and a recent credit rating upgrade by a foreign agency have bolstered confidence in the Indian economy. The rupee declined in the first half of the day on a positive US dollar and a recovery in crude oil prices. However, the domestic currency recovered losses on gains in domestic stock markets and possible foreign fund inflows, traders added. The local unit opened lower at 87.16 but later recovered losses to hit a high of 86.98 against the greenback, as GST rationalisation and easing worries over additional tariffs by the US supported investor sentiment. At the interbank foreign exchange market, the rupee settled at 87.07, registering a gain of 6 paise over its previous close. On Tuesday, the rupee appreciated 26 paise to close at 87.13 against the US dollar. 'We expect the rupee to trade with a positive bias on rise in risk appetite in the global markets amid easing tensions over trade tariffs and hopes of peace between Russia and Ukraine," said Anuj Chaudhary, Research Analyst, Commodities and Currencies, Mirae Asset Sharekhan. Upbeat domestic market sentiments also supported the local unit. 'USD/INR spot price is expected to trade in a range of 86.60 to 87.30," Chaudhary said. Meanwhile, Brent crude, the global oil benchmark, was trading higher by 0.67 per cent at USD 66.23 per barrel in futures trade, amid cautious optimism around the Ukraine-Russia conflict. The dollar index, which gauges the greenback's strength against a basket of six currencies, was lower by 0.06 per cent at 98.20. On the domestic equity market front, Sensex climbed 213.45 points to settle at 81,857.84, while the Nifty advanced 69.90 points to 25,050.55. Foreign Institutional Investors offloaded equities worth Rs 1,100.09 crore on Wednesday, according to exchange data. Meanwhile, US Treasury Secretary Scott Bessent on Tuesday accused India of 'profiteering" by reselling Russian oil while sparing China for the same, saying it has 'diversified inputs of their oil". The remarks came amid strain in India-US relations after US President Donald Trump imposed tariffs totalling 50 per cent on India. This includes 25 per cent for New Delhi's purchases of Russian oil that will come into effect from August 27. He further said that this 'Indian arbitrage, buying cheap oil and reselling it as a product, has just sprung up during the war…is just unacceptable".
