
RHB: MVV 2.0 set to drive earnings growth for Matrix Concepts in FY26
The firm noted that lower land costs will offer the company greater flexibility in pricing and help support stronger profit margins.
"Negri Sembilan makes up 88 per cent of Matrix Concept's total revenue in nine months of the financial year 2025 and almost 80 per cent of total landbank.
"Upon the maiden launch of the first residential product in FY26, MVV City is expected to be the next property sales growth driver over the longer term," it said.
RHB Research noted that prior to this, the company had already begun marketing its industrial land plots, securing between RM300 million and RM400 million in sales, which are expected to be recognised starting from the second half of financial year 2026.
The firm added that management is also expected to pursue a joint venture for the development of its managed industrial park, with both initiatives to be located within the 1,000-acre industrial zone in MVV City.
RHB Research further stated that the upcoming development in Negeri Sembilan is expected to benefit Matrix Concepts, as the creation of new job opportunities will likely drive demand for housing in the area.
"We note that Matrix Concepts already has a long track record in property development in the state, and it has acquired 2,382 acres of land in MVV 2.0 over the last three to four years (1,000 acres pending completion in the second half of financial year 2026).
"This is on top of its current remaining landbank of 1,366 acres for the Sendayan developments," it said.
RHB Research said Negeri Sembilan is poised for accelerated economic growth in the medium term, driven by recent progress in MVV 2.0 and Port Dickson.
It noted that aside from Matrix Concepts, which has already held a groundbreaking ceremony for its MVV City project, Gamuda Bhd has purchased 389 acres in Springhill Industrial Park, Port Dickson, to develop cloud and data centre facilities.
In addition, SD Guthrie Bhd and NS Corporation have officially partnered with a well-known developer to jointly develop 1,195 acres in Bukit Pelandok into an industrial park.

Gamuda prospects enhanced by global footprint
RHB Research said the group is currently eyeing more green-related project opportunities in Australia. PETALING JAYA: RHB Research continues to favour Gamuda Bhd for its diverse geographical portfolio, the variety of jobs being tendered for renewable energy (RE)-related projects, data centres (DC) and water-related infrastructure. The brokerage firm in a report said the group is currently eyeing more green-related project opportunities in Australia. Note that Australia has raised its capacity investment scheme target to 40GW from 32GW in July, which is set to drive nearly A$52bil in solar and wind technology investments. Gamuda, via DT Infrastructure Pty Ltd, has already secured an onshore wind farm project in Queensland (RM700mil) and a solar farm project in New South Wales (RM1.8bil) in the financial year 2025 (FY25), RHB Research pointed out. In addition, the Integrated System Plan released by the Australian Energy Market Operator shows that by 2050, Australia requires 10,000km of high voltage new transmission lines to carry RE nationwide. 'There are currently AU$53bil worth of transmission projects approved – earmarked or in planning – ahead of achieving Australia's target of an 82% RE mix by 2030,' said RHB Research. In December 2024, Gamuda via a joint-venture with Seymour Whyte Constructions, was shortlisted for the AU$1.1bil Hunter Transmission Project. This ties well with Gamuda's teaming agreement with Rohas Tecnic Bhd , a leading Malaysian supplier of turnkey solutions for transmission networks in April 2024 to bid for and build Australian transmission projects. Meanwhile, RHB Research said it took comfort in Gamuda's involvement in domestic RE-related and water projects such as the Ulu Padas Hydroelectric (UPH) dam in Sabah, which is expected for operation in 2030 and North Perak Water Supply Scheme (NPWSS) slated for operation in 2031. 'They not only provide engineering, procurement, construction and commissioning opportunities with a total estimate of over RM6bil, but also an avenue for recurring income at least RM50mil per annum combined as per our projections,' said the research house. While there were no changes in its earnings estimates, RHB Research said 'we take the opportunity to impute the valuations of the UPH and NPWSS projects into our sum-of-parts valuation, with UPH having an assumed tariff of 31.5 sen per kWh (similar to the 162MW Project Oriole hydropower project in Sabah) and NPWSS having an assumed blended water tariff of RM1.48 per cubic m (average of blended tariffs of Penang and Perak) with adjustments expected to take place every three years.' Hence, RHB Research has arrived at a new target price of RM6.52 per share from RM5.86 previously. Risks include slower-than-expected job replenishment.

RHB Research: Loan growth, non-interest margin relief to lift Hong Leong Bank
KUALA LUMPUR: Hong Leong Bank Bhd is expected to post a decent set of results for the fourth quarter of the financial year 2025 (4Q25), according to RHB Investment Bank Bhd (RHB Research). In a note, the firm said the performance would be supported by strong loan growth outpacing the industry, net interest margin (NIM) relief from the statutory reserve requirement (SRR) cut, and robust non-interest income (non-II). "Our full-year earnings forecast implies a 4Q25 net profit of RM1.07 billion, up two per cent quarter-on-quarter and three per cent year-on-year. "That said, stronger than expected non-II and a higher than expected dividend payout could present upside surprises," it added. RHB Research noted that Hong Leong recorded strong loan growth in 4Q25, largely from its SME banking segment, particularly in the industrial, real estate, and electrical and electronics (E&E) industries, as well as among other data centre supply chain players. The firm said the bank's retail banking segment was also sound, with residential mortgages being a key driver. "As SME and consumer loans account for 19 per cent and 64 per cent of group loans, we believe Hong Leong's 4Q25 loan growth could reach the upper end of its six to seven per cent FY25 target, if not exceed it. "Management also observed strong current account and savings account (CASA) traction in 4Q25, although signs of seasonal year-end competition for deposits are emerging, particularly in the wealthy deposits segment," it said. RHB Research added that the combined impact of the SRR and overnight policy rate (OPR) cuts in May and July 2025 is expected to reduce NIM, which measures the difference between interest income and interest paid, by two to three basis points over a full year. However, it said management believes this impact could be offset by stronger non-II from falling bond yields and improving market sentiment, as well as potentially lower credit costs from reduced borrowing costs for customers. On asset quality, RHB Research said the bank's position remained stable in 4QFY25, with the gross impaired loans (GIL) ratio at 0.57 per cent in 3QFY25 and no signs of stress. The firm noted that exposure to US exporters is minimal, mostly in manufacturing and E&E, but management continues to monitor these accounts closely. "Strong loan growth during the quarter suggests a net credit charge is more likely than a writeback. "If GILs remain stable, the loan loss coverage (LLC) ratio, which measures how much provision a bank has set aside to cover impaired loans, at 95 per cent in 3Q25 should improve slightly. "Management plans to gradually rebuild it to above 100 per cent," it said. In terms of capital, RHB Research said that through internal capital optimisation, Hong Leong expects some capital uplift in 4Q25, with the CET-1 ratio at 12.8 per cent in 3Q25. It said along with the phased adoption of new Basel regulations, this may allow the group to raise dividend payouts to 40 per cent earlier than the FY27 guidance, compared to 33 per cent in FY24. "We estimate a full-year dividend per share (DPS) of RM0.74, which represents a 36 per cent payout. "This implies a 2H25 DPS of RM0.46 or a 47 per cent payout for the second half, assuming our full-year earnings forecast is met," it noted.
