Realty firm ordered to refund Dhs1.9m to a woman in Dubai

The Dubai Court of First Instance ordered a real estate development company to refund Dhs1,935,000 (Dhs1.935 million) to an Arab woman after it was proved that the company failed to fulfill its obligations under an agreement following the cancellation of a real estate project, on the basis of which the woman had contracted to purchase a plot of land to build a villa on it.
The court obligated the company to return Dhs1,785,000, representing the amount owed to the plaintiff under the settlement, in addition to Dhs150,000 as compensation for the damages she incurred due to the delayed payment. The case details date back to the time when an Arab woman filed a lawsuit with the Dubai Real Estate Court, demanding the refund of Dhs2.6 million she had paid to a real estate development company, along with a 12% legal interest.
The case documents revealed that the plaintiff had taken a bank loan and paid its interest to purchase a plot of land and build a villa through the appellee company.
It was revealed also that she paid the company Dhs2.1 million, but shortly before the delivery date, the company informed her of the project's cancellation without providing clear reasons.
The company allegedly proposed an amicable settlement, which the plaintiff accepted, and an agreement was signed stating that the plaintiff was entitled to Dhs1,879,000 to be transferred to her bank account, but the company failed to comply, paying only Dhs94,000 despite receiving legal notices.
The plaintiff's legal representative, Dr Alaa Nasr, stated that the court deemed the original contract canceled due to the settlement, and the plaintiff's request for a full refund of all payments was legally unacceptable in light of the settlement agreement. Dr Nasr added that the court considered the Dhs150,000 compensation to be proportionate to the actual damages the plaintiff incurred due to the company's failure to fulfill its contractual obligations.

The Red Sea Fund, an initiative of the Red Sea Film Foundation, has opened applications for its fourth 2025 cycle, inviting filmmakers from Saudi Arabia, the Arab world, Africa and Asia to apply for post-production grants. The deadline for submissions is August 21. This funding round is dedicated to projects that have completed filming and are entering the post-production stage, covering essential processes such as editing, colour grading, sound design, mixing and other technical elements required to finalise a film for festival screenings or distribution. Since its launch in 2021, the Red Sea Fund has backed more than 280 film projects, many of which have gone on to win critical acclaim and prestigious awards at major international festivals. Eligible projects must be feature-length fiction, documentary, or animation films with a minimum runtime of 60 minutes. The director must be of African, Asian or Arab nationality or origin, and applicants must submit a complete rough cut of the film, at least 60 minutes long, via a private online viewing link. Non-English dialogue must be subtitled in English. Applications must also include a range of mandatory materials, such as a logline, synopsis, chain of titles, final script or treatment, full budget breakdown, financial plan, post-production spending plan, project timelines, director/producer biographies, a mood board and a release and distribution strategy. Only complete online applications submitted according to the form's requirements will be reviewed. Applicants will be notified of the Red Sea Fund Committee's decision approximately ten weeks after the closing date. The committee's decision is final and will not be accompanied by feedback. Selected projects will receive an official letter outlining the amount of financial support and next steps. Successful applicants must confirm acceptance within the specified time and sign a post-production funding agreement within four weeks of acceptance.

In a statement today, the company said it recorded revenue of Dhs774.79 million for the H1 period, with Net Profit soaring by a remarkable 80% to Dhs160.6 million – compared to Dhs89.06 million registered for the first half last year. The newly released figures also resonated with a 101% increase in Sales Value to Dhs1,411 million – up from Dhs703 million last year. As a result, RAKP Properties' development backlog – a clear indicator of future revenue and cash flow certainty – stands at Dhs2,624 million, up 42% year on year. This was fueled by a 59% surge in the number of units sold – reaching 788 – a core indicator of both demand and consistently positive traction across RAK Properties' ecosystem of assets and projects.
