Why The US' Biggest BBQ Chain Is Struggling
As of the beginning of 2025, the chain was down to just 318 locations because of closures and restaurant sales. Additionally, many of these sales and closures occurred between 2024 and 2025, which doesn't portend good things for the barbecue brand. Dickey's virtual kitchens (delivery-exclusive establishments operating out of external kitchens) were particularly hard hit, as most of them have ceased operating. Dickey's hopes that the closures strengthen the overall brand and free up resources for the remaining locations that are thriving. However, it's not yet clear that the chain has the ability to withstand the rocky roads ahead.

Dickey's Might Be To Blame For Its Own Undoing
Many beloved chains seem to be on the chopping block in 2025, including Applebee's and Denny's. A tumultuous economy and rising prices have fewer people dining out, which can affect an establishment's revenue. However, a restaurant's practices can also play a role in its demise, and franchisees of Dickey's say the company puts up too many roadblocks to success. A swathe of franchise operators claim that recurring customer discounts and limits on how high food can be priced affect their bottom lines, as does elevated food and supply costs (franchisees source these items from a subsidiary of Dickey's, which the company itself operates).
Decreasing sales and closed restaurants only account for a portion of Dickey's woes. The restaurant has also been subject to numerous lawsuits, including one in which franchisees and operators in Ohio and Idaho alleged fraudulent claims regarding cost estimates. Despite differences in location and real estate pricing, both groups received the same estimate. Additionally, they claim first year revenue was vastly overstated compared to that of existing franchises over the same period. Thanks to the myriad of issues experienced by this once-iconic chain, homemade brisket recipes look more tempting with each passing minute.

Construction commences on The Dunes Fort Lauderdale hotel
Moss, a US-based construction company, has partnered with G. Holdings and Marriott International to commence construction of The Dunes Fort Lauderdale, an Autograph Collection Hotel, in Florida. This project aims to be the first Autograph Collection-branded property in Fort Lauderdale, and is strategically located at A1A at 441 South Fort Lauderdale Beach Boulevard. The hotel is being developed by GraniteFL, a part of the G. Holdings Group, with Moss appointed as the construction manager. The 16-storey hotel, spanning approximately 206,000ft², is estimated at over $175m, and will offer 205 guest rooms. Amenities at the hotel will include an ocean-facing restaurant, a mezzanine-level event venue, a pool and bar deck on the third floor, and a rooftop bar and dining space offering panoramic views. G. Holdings founder and CEO Harry Gross said: 'The Dunes Fort Lauderdale represents a long-held vision for Fort Lauderdale Beach. 'We're proud to work with Marriott and Moss to bring to life this distinctive destination - a place for locals and global travellers to gather, recharge, and enjoy the vibrancy of the neighbourhood.' Designed by FSMY Architects & Planners, the hotel will be a blend of contemporary style with coastal influences, utilising natural materials and clean lines to suit its surroundings. Studio Munge's interior design aims to include textural details, warm colours, and features to enhance the guest experience. Local officials, civic leaders, project partners, and the design team have attended the ground-breaking ceremony. Moss president Brett Atkinson stated: 'This project reflects everything Moss values - collaboration, community, and excellence. 'We're honoured to work alongside G. Holdings, Marriott, and the talented design and engineering team to shape a new chapter in Fort Lauderdale's architectural story.' Robert Rivani lands Playboy HQ for Miami Beach office building
Playboy will take its ongoing makeover from Los Angeles to Miami Beach, as the once-iconic brand is moving its headquarters to Robert Rivani's office building. PLBY Group, the Los Angeles-based publicly traded company that owns Playboy magazine, its website and its trademarks, is moving its roughly 250-employee operation into a 20,000-square-foot penthouse office suite at the Rivani, a seven-story mixed-use building at 1691 Washington Avenue that is currently undergoing a $100 million renovation, a press release states. Playboy signed a 10-year lease with a corporate guarantee, a spokesperson for Rivani said. Tony Jones with Cushman Wakefield represented Playboy, and Jeremy Hakala with Newmark represented the landlord. The new star tenant is expected to move in next year when the renovations are completed, the spokesperson said. Rivani, founder of Miami-based Black Lion, bought a ground lease as well as the building, formerly known as The Lincoln, for $62.5 million last year. The land underneath is owned by the city of Miami Beach. Black Lion recently changed its name to Rivani, the release states. As part of the move to Miami Beach, Playboy is also planning a content studio for its online creator network and a new members-only Playboy Club in Miami Beach 'with a leading hospitality company,' the release states. Playboy did not comment on the name of its members-only club partner. The facility would feature a restaurant and a members-only space inspired by the Playboy Mansion, the former Los Angeles home of the brand's late founder and longtime editor-in-chief Hugh Hefner, who died in 2017. Since before Hefner's death, Playboy has been in decline, a reflection of the overall decimation of the print magazine industry. PLBY Group ceased production of the monthly men's lifestyle magazine, while the company has struggled to keep up with online competition from other adult content companies and streaming platforms such as OnlyFans. In February, Playboy published an annual edition of the magazine. A majority of Playboy's revenue is derived from brand licensing. In the second quarter, PLBY Group reported $28.1 million in total revenue, largely due to a 105 percent increase in licensing revenue, an earnings report states. In recent months, Rivani has sold portions of its restaurant portfolio. In May, the firm sold a space at the SLS Lux Brickell leased to Gekkõ, a Japanese steakhouse owned by musician Bad Bunny and Miami Beach-based hospitality mogul David Grutman, and a space at Dua Miami Hotel leased to Mexican restaurant RosaNegra Miami. The combined sale price was $38.2 million. In January, Rivani sold a commercial building in Miami Beach's South of Fifth neighborhood for $28.2 million. That property is leased to seafood restaurant Catch. This article originally appeared on The Real Deal. Click here to read the full story. Sign in to access your portfolio

SiriusPoint to offer capacity for Arden Insurance's wildfire cover
Arden Insurance Services, a US-based managing general underwriter, has received capacity support from SiriusPoint for its new insurance programme designed to protect against wildfire risks. The programme, known as the Consolidated Fire Insurance Policy (CFIP), will initially be available to property owners in California. The CFIP offers parametric coverage, which is integrated within the policy. Arden plans to extend this coverage to additional states that are similarly vulnerable to wildfires. The company has a particular focus on multifamily residential buildings with its current portfolio covering more than 120,000 buildings. The capacity agreement was facilitated by Augment Risk. Arden Insurance Services CEO and co-founder Brian Cohen said: 'The recent LA wildfires further exacerbated the insurability crisis for properties located in wildfire exposed areas and CFIP provides comprehensive coverage for this underserved market. 'Our broker partners in California and other parts of the western US have been asking for a solution that would provide peace of mind in a distressed market. We are excited to partner with SiriusPoint to deliver for the industry.' SiriusPoint North America Insurance head Patrick Charles stated: 'We are proud to become a capacity partner to Arden, working together to meet critical market needs with a programme that is both creative and impactful. 'Arden's thoughtful programme strategy, backed by a decade of proven success in this class of business, is filling a vital gap in an underserved segment.' In June, SiriusPoint appointed Andrew Pryde as group chief risk officer, a position he will take up in September 2025. Pryde's responsibilities will include steering SiriusPoint's risk management strategies on a global scale.
