Why an increase in mortgage-free young people is a worrisome sign

'Generation Z is unprecedentedly rich.' That was the bold headline of a recent Economist article, drawing on international data showing many young adults today financially outpace boomers when they were the same age.
Since I often report the opposite for younger Canadians, the claim gave me pause. So, I revisited national data on income, unemployment and home ownership for those aged 20 to 34. Canada tells a different story from the Economist headline, except for one notable trend: home ownership among young adults surged during the pandemic.
This raises a deeper concern. Canada may be drifting from a meritocracy (albeit an imperfect, and often tilted toward white men, meritocracy) toward a landed aristocracy, where access to secure housing increasingly depends on being born into the right family.
The concern doesn't show up in income data. In 1976, when most boomers were young adults, the median full-time, full-year earnings for 20- to 24-year-olds was $43,800 in today's dollars, according to Statistics Canada. The contemporary figure is slightly lower at $41,400. For 25- to 34-year-olds, median earnings dipped from $64,400 in 1976 to $62,500 today.
But things shift when we turn to housing.
I combined data from Statistics Canada's surveys of consumer finance and financial security, along with five-year mortgage interest rates with average price data from the Canadian Real Estate Association. The result is telling.
In 1977, 41 per cent of Canadians under 35 owned a home. The average house cost $253,000 (in today's dollars), it took five years of full-time work to save a 20-per-cent down payment and mortgage rates averaged 10.75 per cent.
By 2019, home ownership for young Canadians had dropped to 36 per cent. The average home (now more often a condo) cost $598,000, and it took 13 years to save the down payment. Lower interest rates around 4.6 per cent made carrying a larger mortgage more manageable.
Then came the pandemic.
As emergency-level interest rates fell to around 3 per cent for 5-year fixed mortgages, home prices soared to $789,000 in 2021 before easing to $700,000 in 2023. Despite the sharp rise in costs – and the 14 years now needed to save a 20-per-cent down payment – home ownership among Canadians under age 35 jumped to 44 per cent, the highest level in five decades.
That surge is striking when compared to older peers, whose home-ownership rates remain below historical norms. Among 35- to 44-year-olds today, just 63 per cent own a home – 10 points lower than the same age group in 1977.
One clue behind the surge in home ownership among Canadians under 35 stands out: in 2023, 18 per cent of young homeowners reported having no mortgage. The only time this figure was higher was in 1984 – when home values were a third of today's, and interest rates were three times as high.
Since 1977, the net value of Canadian principal residences – the total worth of homes minus outstanding mortgages – has grown by $1.5-trillion, after adjusting for population, economic growth and inflation. Canadians over 55, who represent just 30 per cent of the population, captured 60 per cent of that windfall.
During the pandemic, record-low interest rates allowed many older homeowners to liquify their housing wealth through refinancing. The data – particularly the number of mortgage-free young people - suggest some may have used that wealth to help younger family members enter the market.
At the family level, it's a beautiful act of intergenerational love.
At the societal level, it's deeply troubling.
Because entering the housing market increasingly depends on how much housing wealth your family has accumulated – not how hard you work. That's the textbook definition of a landed aristocracy.
This trend is already driving a sharp divide among younger Canadians. The median net worth of homeowners under 35 is $457,000. For their peers who rent, it's just $44,000.
In my last column, I called for a national task force to confront a question too many politicians dodge: should home prices rise, stall or fall? That same task force should also take up a related challenge – how to address the growing housing wealth divide between generations, and now increasingly within them.
If we believe Canada should reward effort over inheritance, then we must face a hard truth: our housing system is failing the meritocracy test.

(Robert Lothian/CTV News Windsor) Nearly four years after an explosion rocked the community of Wheatley, officials are charting a course to turn the wreckage into a welcoming space. Residents gathered at the explosion site in the downtown core Saturday morning for the release of the new conceptual plans. 'This town rallied, it supported neighbours, it asked hard questions, it collaborated and above all, it never gave up on what could be,' Darrin Canniff, the Mayor of Chatham-Kent, told a crowd of more than 200 people. 070625 About 200 people walked the lot in downtown Wheatley, where an explosion levelled several buildings in 2021. (Robert Lothian/CTV News Windsor) Dignitaries from all three levels of government and representatives from frontline stakeholders spoke on the lengthy recovery process needed to restore Wheatley. Moving forward, Canniff predicted the town would become the fastest-growing community in Chatham-Kent. 'We're here today to dream a dream of the future of Wheatley, of what it can be,' Canniff said. 'I believe in this community that five years, ten years from now, we will look back and say, wow, look at how amazing this community is.' On July 19, 2021, an emergency was declared in Wheatley following the detection of Hydrogen Sulfide gas. The following month, on Aug. 26, an explosion occurred at 15 Erie Street North and expanded the emergency evacuation zone. In 2024, following site demolition, a successful investigation, and the plugging of an uncovered well, municipal officials deemed the emergency order over. Developed by Fotenn Planning and Design, two conceptual plan options released on Saturday feature a heavy incorporation of green space, gardens and places for people to gather. The space would be anchored by the many small businesses that fill the downtown core. Howard Gabert, the chair of the Wheatley Task Force, told CTV News they are still working to decide the fate of existing infrastructure on the property. As of Saturday, a scrubbing system and an abandoned wellhead were still visible at the site. 'So, that's what the two designs are, one of them retains it on an above-ground structure for managing the scrubber system, while the other one has a design that doesn't incorporate all of that,' Gabert said. Last year, council approved the acquisition of buildings affected by the explosion, beginning the demolition process and paving the way forward for a streamlined process. Because of Wheatley's ties to the water and fishing, one design plans for a boat in the park's core. Gabert said the designs are heavily fuelled by community feedback they've received. 'I think what you see in the design is elements of appreciation for nature, you'll have systems that are going to integrate into the community and to be what we're referring to as Wheatley's backyard,' Gabert added. After a long road, Gabert said they are looking forward to moving past the 'tragic' event. With solidified funding from the province, Gabert said there's hope work can begin in the coming months while they continue to solidify the final design. -With files from CTV's Chris Campbell.

That's the highest it has been since September 2016, excluding the 2020 and 2021 pandemic years, and a 12.9% increase from 6.2% a year ago in May. The Canadian economy generated a net increase of just 8,800 jobs in May, far short of the roughly 30,000 per month needed to keep pace with population growth. A total of 1.6 million Canadians were unemployed in May, an increase of 191,000, or 13.8%, compared to May 2024. A smaller share of people who were unemployed in April found jobs in May (22.6%), compared to a year ago (24.0%), and spent an average of 21.8 weeks searching for work, compared to 18.4 weeks in May 2024. Unemployment in Ontario (7.9%); Alberta (7.4%); Newfoundland and Labrador (9.7%); Prince Edward Island (8.2%); and Nunavut (9.0%) were all above the national average, as was the case in a number of cities, including Windsor (10.8%); Oshawa (9.1%); Toronto (8.8%); Calgary (7.8%); and Edmonton (7.3%). Canada recorded its largest merchandise trade deficit of $7.1 billion in April, the first full month of the tariff war with U.S. President Donald Trump, compared to $2.3 billion in March. The Organization for Economic Co-operation and Development last week projected meagre 1% economic growth for Canada this year and 1.1% in 2026, noting Trump's global tariff war is expected to hit the economies of Canada, Mexico, China and the U.S. hardest. Prime Minister Mark Carney proposed measures to bolster the economy on Friday, including eliminating federal barriers to interprovincial trade, increasing labour mobility and shortening the process for approving major infrastructure projects. Those are worthy long-term goals, since internal impediments to trade cost our economy $200 billion annually, raise consumer prices up to 14.5% and reduce economic growth as measured by gross domestic product up to 8% annually. But they are also long-term solutions, underscoring the importance of Carney's government producing a budget as soon as possible to reveal the Liberals' specific plans to boost the economy. Local unemployment rate up to 6.9 per cent in May

London's unemployment rate is rising as people struggle to find work in the current labour market. According to Statistics Canada, the jobless rate in the region rose half a percentage point to 6.9 per cent in May. Approximately 1,700 jobs were lost locally, amid trade tensions with the United States. Nationally, unemployment has increased for three consecutive months, reaching seven per cent in May. This is the highest unemployment rates have been in nearly a decade, with 1.6 million people unemployed.
