Infra boost, lower repo rates, ready units aid market recovery: CREDAI
Sharp growth in registrations, steady sales of the residential units and a resilient housing market has emerged in the January-March 2025 period, the study prepared by the Confederation of Real Estate Developers' Associations of India (CREDAI), Chennai said on Sunday.
Projects nearing completion or ready-to-occupy continued to be the preferred choice among buyers, it said.
The recent reduction in the repo rate by the Reserve Bank of India and the Central government's revised income tax slabs has further supported buyer sentiment, particularly among first time buyers, the report said.
Sales of residential units grew 7 per cent quarter on quarter to 3,783 units during the three month period while it was 27 per cent growth year-on-year. Southern suburbs accounted for the majority of the project registrations with the demand being driven by the improved infrastructure, Metro Phase II project, among others.
Areas like Parandur where the proposed airport is expected to come up, Minjur, Chengalpattu and Sriperumbudur were also largely preferred by the buyers. "These locations are expected to witness continued momentum in the coming quarters," it said.
CREDAI Chennai President A Mohamed Ali said, "the Government's focus on inclusive urban development through schemes and new infrastructure investments in suburban corridors is enhancing liveability and making homeownership more accessible to a wider section of the population." "We are seeing measured optimism in the market. Developers are taking a calibrated approach to new launches while strengthening regulatory compliance. The result is a more mature, balanced housing sector ready to scale with upcoming urbanisation," he said.
The total residential unit registrations across Tamil Nadu stood at 9,480 units during the January-March 2025 quarter, marking a 24 per cent increase quarter on quarter. These numbers reinforce the broader market rebound, led by strong participation from established developers and an improving policy environment, the study said.
"We expect this momentum to carry through into the next quarter as well, especially with infrastructure-led locations attracting renewed investor and end-user interest" commented CREDAI Chennai Secretary Aslam Packeer Mohamed.

While unit sales volumes grew only about 18%, the value spike is owed to a sharp rise in average ticket size, which grew from ₹81 lakh in FY'22 to ₹1.35 crore in FY'25. Notably, despite healthy demand, new launches fell by about 8% compared to FY'22, indicating a tightening supply even as luxury and upper-mid units command the market spotlight. Mumbai Metropolitan Region saw primary sales hit ₹1.62 lakh crore, up 57% since FY'22, while unit sales grew 23% to 1.43 lakh. Average ticket size reached ₹1.13 crore, continuing an upward trend. A notable trend: the share of properties above ₹3.5 crore emerged as the largest revenue segment for the first time. Nalgonda: 'CREDAI (Confederation of Real Estate Developers' Associations of India) is not only involved in real estate business but also plays an active role in various social service initiatives,' said CREDAI State Joint Secretary and District Chamber Chairman Bandaru Prasad. He was speaking at the CREDAI district executive committee meeting held on Monday. He stated that CREDAI has been conducting several community welfare programmes such as Haritha Haram, installation of drinking water points, and Engineers' Day celebrations, with the aim of serving the public. Former Municipal Chairman Burri Srinivas Reddy also addressed the gathering and assured efforts to resolve issues faced by CREDAI members. He expressed his commitment to contribute towards the construction of a CREDAI district building. Meanwhile, Prasad was elected as Chairman, Burri Srinivas Reddy as President, Amanchi Raja Lingam as Elected President, and Nampally Manohar as General Secretary. Dudipala Venkata Reddy was chosen as Treasurer. Vice Presidents elected include Edurla Sridhar Reddy, Samudrala Srinivasa Rao, Avula Srinu, and Mandadi Venkat Reddy.

‘Housing sales in Ahmedabad up 3%, new launches drop 61%'
Ahmedabad: Real estate developers in Ahmedabad are postponing new project launches, leading to a sharp 61% decline in new housing units introduced during the first six months of 2025, according to a report released by the Confederation of Real Estate Developers' Associations of India (CREDAI). Despite this huge drop in new launches, the city's primary housing market showed a 3% uptick in sales and a 7% increase in average property prices. The CREDAI and CRE Matrix Report reveals that Ahmedabad's residential real estate market demonstrated strong financial performance, with the total value of primary units sold increasing by 10% in the first half of 2025 (H1 CY'25) compared to the same period in 2024. The city recorded sales of approximately 25,000 primary units during this period, marking a 3% year-on-year increase, positioning the city's housing sales volume close to that of the National Capital Region (NCR). However, the market showed signs of seasonal fluctuation, with sales declining from 28,122 units sold in the second half of 2024 (H2 CY'24). New unit launches declined from approximately 31,000 units in the first half of 2024 to just 11,000 units in the first half of 2025. The report states that the average ticket size has seen an upward trend of around 7% in the first half of 2025 compared to the first half of 2024. Despite this, new launches have been on a declining trend over the past one-and-a-half years. The number of units sold saw a modest decline of approximately 4%, from 2.67 lakh units in the first half of 2024 to 2.53 lakh units in the first half of 2025. This disparity between revenue and volume growth suggests a significant rise in average ticket size, with the average unit price increasing from Rs 1.24 crore in the first half of 2024 to Rs 1.42 crore in the first half of this year, according to the report.
