‘Housing sales in Ahmedabad up 3%, new launches drop 61%'

Ahmedabad: Real estate developers in Ahmedabad are postponing new project launches, leading to a sharp 61% decline in new housing units introduced during the first six months of 2025, according to a report released by the Confederation of Real Estate Developers' Associations of India (CREDAI).
Despite this huge drop in new launches, the city's primary housing market showed a 3% uptick in sales and a 7% increase in average property prices.
The CREDAI and CRE Matrix Report reveals that Ahmedabad's residential real estate market demonstrated strong financial performance, with the total value of primary units sold increasing by 10% in the first half of 2025 (H1 CY'25) compared to the same period in 2024. The city recorded sales of approximately 25,000 primary units during this period, marking a 3% year-on-year increase, positioning the city's housing sales volume close to that of the National Capital Region (NCR).
However, the market showed signs of seasonal fluctuation, with sales declining from 28,122 units sold in the second half of 2024 (H2 CY'24). New unit launches declined from approximately 31,000 units in the first half of 2024 to just 11,000 units in the first half of 2025.
The report states that the average ticket size has seen an upward trend of around 7% in the first half of 2025 compared to the first half of 2024. The market share of properties less than Rs 70 lakh has increased by 2 percentage points, increasing from 27% in the first half of 2024 to 29% in the first half of 2025.

CREDAI Ahmedabad chairman Chitrak Shah said, "The sentiment was a bit affected, and due to that, many developers deferred new launches, and it can be seen in the report. However, now we see the impact of interest rate reduction, and the next quarter will see more launches in the city because of the festival season and good monsoon and liquidity."
Ahmedabad generated Rs 21,849 crore in new house sales during the first half of 2025, representing a substantial increase from Rs 19,806 crore in the same period of 2024.
According to the report, the housing market across India's Tier-1 cities witnessed a strong surge in demand in the first half of 2025, with primary housing sales reaching a record Rs 3,60,000 crore, indicating robust market appetite.
The report says that NCR led in revenue contribution with a 26% share, followed closely by Mumbai Metropolitan Region (MMR) at 23%. Despite this, new launches have been on a declining trend over the past one-and-a-half years. The number of units sold saw a modest decline of approximately 4%, from 2.67 lakh units in the first half of 2024 to 2.53 lakh units in the first half of 2025. This disparity between revenue and volume growth suggests a significant rise in average ticket size, with the average unit price increasing from Rs 1.24 crore in the first half of 2024 to Rs 1.42 crore in the first half of this year, according to the report.

New Delhi, Aug. 4: The Posts and Telegraphs Department is working on a rural dialling plan to benefit subscribers in small towns and villages. The plan is based on the traffic pattern obtaining in the rural areas. It will enable the subscribers in a district to have automatic dialling of calls between the towns and with the district headquarters. Sixty per cent of the calls in the rural areas have been found to be within a revenue district. Subscribers also put through more calls to the district headquarters rather than among themselves. Most of the calls are within a range of 50 kms. The rural dialling plan will provide quick communication in an economic way. Calls from places outside the district will be initially on a manual basis, but will become automatic in course of time. Several advantages are claimed for the plan from the pattern of traffic. The cost of handling a short distance trunk call is Rs. 3 on average, while the revenue earned remains around one rupee only. Hence it is more advantageous to provide STD service in a revenue district. Already exchanges of 100 or 50 lines are automatic whereas the trunk service is manual. Under the proposed scheme, there will be more customer satisfaction as 60 per cent to 70 per cent can dial themselves. The loss to the Department will also be reduced. The Telecommunication Research Centre (TRC) is fully equipped to meet the demand. It has already evolved a new technique in telephone exchanges or switching centres which will bring down the cost of the network.

Kochi: Greater Cochin Development Authority (GCDA) initiated procedures to publish the notification for land pooling for the much-awaited Phase III of Infopark GCDA is planning to pool nearly 1,000 acres to establish the new campus across 300 acres in Kizhakkambalam and Kunnathunadu villages of the district. The project will be the first land-pooling project in Kerala. Govt tasked GCDA with land pooling through an order last year. Following this, GCDA engaged in discussions with Infopark at various stages, conducted site inspections and began efforts to identify suitable land. However, GCDA faced technical hurdles as the identified lands were outside GCDA's jurisdiction. The authority approached govt, which subsequently issued an order last month assigning GCDA a special task for land pooling in the area. The first step for land pooling is issuing an initial notification by determining the suitable land. The area intended for pooling, along with details including survey numbers, will be published with the help of a boundary map. Subsequently, a meeting of landowners in the area will be convened to present the project details. If 75% of total landowners agree to pooling, GCDA will proceed with the project. After implementing projects on the pooled land, a specified percentage of land will be returned to landowners. If 75% of landowners do not consent, steps will be initiated to identify other suitable land, said GCDA authorities. A press note issued by GCDA on Monday said Phase III campus will feature six key components: carbon neutrality, self-sufficiency in water resources, a complete waste management system, road, rail and airport connectivity, an inclusive IT park and a maintenance system that doesn't disrupt the functioning of IT companies. Besides IT companies, there will be residential facilities, commercial establishments, sports and cultural facilities, recreational areas, hospitals and educational institutions, it said.

Ghaziabad: GDA will take action against several current and former officials who allowed a private developer to construct and sell 134 extra flats beyond the sanctioned 400 units at Express Garden society in Indirapuram's Vaibhav Khand in 2005. A GDA panel, set up on the direction of the Allahabad High Court, is set to submit its report to the Authority's additional secretary later this week. The high court is due to hear the matter in Sept.
