Fresno, California, or, more specifically, the census-designated place known as Friant, may not be the first place that comes to mind when you envision multimillion-dollar living, but for one couple it was just the ticket.
Back in the 1990s, the local pair saw great potential in this Central California property, trading their home at the time plus $100,000 to make it their own. Instead of tearing down the original home that stood on the 6.4-acre rural property, they donated it to the local fire department and SWAT team for training exercises. And, during the process of building up the more than 6,000-square-foot compound, they lived in a tiny guest house with their pets.

What they ended up with is a highly personalized abode modeled on the Southwestern-style architecture they saw admired during trips to New Mexico and Arizona. The six-bedroom, five-bath complex is now on the market for $6 million, with Sarah Hedrick at Realty Concepts holding the listing.
To achieve an authentic Santa Fe style, the house was built with hand-troweled plaster walls, and Saltillo floor tile is found throughout the home, from the high-ceilinged living room to the bathrooms. The chef's kitchen sports travertine countertops, dual copper sinks, and not just one but two pantries. There's a mini wine fridge here too, but you'll want to store most of your vino in the 1,600-bottle wine cellar, which is accessible by elevator and has a tasting room, to boot.
The primary bedroom, meanwhile, has its own gas fireplace—one of five throughout the property. The closets here are lined with cedar, and the ensuite bathroom includes a jetted tub as well as a sauna/steam shower. Friends or family members can make use of the two separate guest houses.
Outside, the owners have created a resort-style paradise, complete with a built-in barbecue and outdoor fireplace for alfresco dining. The pool is accompanied by a mosaic-tiled hot tub, and there are ample options for sports enthusiasts. The court complex encompasses tennis, pickleball, and basketball, and there's a putting green for perfecting your stroke. Gearheads can keep up to 14 cars in the massive garage, and if you're planning to arrive via helicopter—because why not?—a helipad is found on the grounds for your convenience.
While the Southwestern-inspired residence is perhaps one-of-a-kind in its Central California setting, Fresno and its surrounding towns are steeped in agricultural history. Among the area's most interesting properties is a grand, 1910 Colonial Revival in nearby Del Rey that hit the market earlier this year for $4 million.Best of Robb Report

Restaurant Jackman & Co. opens, pays tribute to Glenview founder

There's a very good reason why Ballyhoo Hospitality decided to open its newest restaurant, Jackman & Co., in Glenview. 'Glenview chose us,' explained founder and CEO Ryan O'Donnell. 'They came to Ballyhoo and asked if we would do a restaurant in Glenview. Glenview is a great village and I do have lots of friends who are there.' O'Donnell added that he, his wife Anna, and their children live down the street in Wilmette. The chain already had restaurants nearby in Wilmette, Winnetka, Highland Park, and Lake Forest. O'Donnell noted that he took into account Glenview's plans for redevelopment of the downtown area. 'We created a deal together that allowed us to put a business plan in place that made a lot of sense,' O'Donnell explained. 'They gave us grant money and they also secured a loan.' The Village Board reported the details of the agreement in an e-newsletter sent to residents in September 2023. It included the fact that the redevelopment agreement required the village to prepare the site for construction. It also provides a $1.75 million grant. In addition, the village and Ballyhoo have a loan agreement for $2.25 million to be paid back to the Village at 2% interest over the next 15 years, per a village spokesperson. There is also an intercreditor agreement that details how the village would assume responsibility to pay off Ballyhoo's portion of a second loan from a private bank. It further noted that a 'reverter clause' states that if Ballyhoo doesn't fulfill its obligations, ownership of the land and building would revert back to the village, per village information. O'Donnell noted that Jackman & Co. is fully owned by Ballyhoo Hospitality. The restaurant was named in honor of Edwin Stanton Jackman, a 'founding father of Glenview,' O'Donnell said. 'He was a steel magnate who delivered steel to the railroads back in the 1800s.' Jackman donated a bear fountain to Glenview that has become a beloved symbol of the village. It is also the mascot of the new restaurant named in Jackman's honor. It took a year for Ballyhoo to construct the new building on the space at 1749 Glenview Road. The 5,800-square-foot restaurant seats about 170 inside and 50 outside. O'Donnell reported that Jackman & Co. is a 'British-inspired gastropub that meets the Midwest.' Executive Chef Matt Lehto was not available for an interview. The menu includes British comfort food and Indian aromatics, with such menu items as red Thai curry prawns, battered fish and chips, and British beef roast with duck fat potatoes and Yorkshire pudding. The cocktail list includes such playfully-named selections as 'The Queen Doesn't Need a Passport,' which combines vodka, blackberry, thyme, and lemon. London dry gin with italicus and dry vermouth are served in 'A Happy Marriage.' The bar features an extensive selection of whiskeys. Nonalcoholic selections include, 'If These Walls Could Talk,' a mocktail of strawberry, cardamom, lemon, and ginger. Ballyhoo Hospitality officially started in 2018 but its first restaurant, Gemini, was opened in 2009 in Lincoln Park. There are currently 15 Ballyhoo restaurants in Chicago and suburbs. O'Donnell said that he chooses the location and format of each Ballyhoo restaurant by instinct. 'I don't have a grand plan and I don't usually preplan what I want to put and where,' he said. 'I look for opportunities with different neighborhoods and communities that I like and that I spend time in. I like to be part of the communities that I know will support us.' NYC's Lipstick Building to bring Soho restaurant MAMO to Midtown

New York City's famed Lipstick Building in Midtown has had its ups and downs over the decades — most notably as the headquarters of Ponzi king Bernie Madoff — but the revitalized tower's dining scene is getting a fresh makeover. Well-regarded Soho Italian restaurant MAMO will replace buttoned-down Wolfgang's steakhouse at the iconic property, Realty Check has learned. The new restaurant on Lipstick's East 53rd Street side is expected to open early next year, sources said. 3 The Lipstick Building at 885 Third Ave. The revitalized tower's dining scene is getting a fresh makeover. Lois Weiss 'MAMO belongs at the center of where design and distinction matter most — nestled in one of Manhattan's most architecturally bold addresses,' said CBRE's Spencer Levy, who repped the tenant. SL Green, which rescued the troubled, Philip Johnson- and John Burgee-designed tower at 885 Third Ave. five years ago, signed a 7,000 square-foot lease with the Italian Riviera-inspired eatery on West Broadway. MAMO's space includes 5,000 square feet on the ground floor and 2,000 square feet on the lower level. Wolfgang's, which has closed, was at the building for 15 years. 'It was critical for the ownership to curate a tenant that not only activated the space, but enhanced the overall experience of the building,' said Newmark's Adam Weinblatt, the tower's s retail leasing agent. The deal marks the latest surprising twist at the 34-story Lipstick, which opened in 1986 as a prime symbol of the Postmodernist trend in architecture that also included Johnson and Burgee's 'Chippendale'-topped 550 Madison Ave., originally the headquarters of AT&T. SL Green, the city's largest commercial landlord, took control of the Lipstick Building after a previous owner defaulted on a mortgage. 3 MAMO is expected to open early next year on Lipstick's East 53rd Street side. Stephen Yang The developer quickly bolstered the sagging Third Avenue scene, and electrified the investment-sale market, by selling about two-thirds of the 580,000 square-foot tower to Memorial Sloan-Kettering for $300 million three years ago. The medical institution's arrival marked a dramatic return to glory for the property, which had seen foreclosures, bankruptcy filings and a revolving door of previous owners. Madoff added another layer of infamy, leasing three floors at the building for years before his scheme finally unraveled in 2008. 3 SL Green, the city's largest commercial landlord, took control of the Lipstick Building after a previous owner defaulted on a mortgage. William Farrington SL Green recently spent $16 million to renovate, redesign and brighten the lobby, which is home to a Daniel Boulud coffee bar. Major office tenants include EuroConsult, Inc., and law firm Reitler Kailas & Rosenblatt. Previous owners of the Lipstick included Hines, the tower's developer, as well as Tishman Speyer, Royal Canadian Bank, Marciano Investment Group and Ceruzzi Properties.
