SmartCrowd launches luxury Dubai Downtown penthouse Flip
This new launch comes as SmartCrowd continues to open up access to premium fractional real estate, having executed the highest number of Flip projects on a crowdfunding platform to date.
Interest in SmartCrowd's Flip product is rapidly growing, with an earlier Dubai Hills Estate Flip project funding in record time, raising nearly AED5 million ($1.3 million) in under 48 hours of launching on the platform.
The Flip model allows users to co-invest in premium properties with strong value-add potential, which are then renovated and sold within a targeted 9 to 15 months.
While long-term investments focus on steady income and appreciation over time, Flip caters to those seeking quicker exits and potentially higher short-term returns, without the hassle of managing the renovation and sale.
The latest Downtown Flip is no exception. Situated on the highest floor, this penthouse boasts panoramic, unobstructed views of the Burj Khalifa. Its oversized layout and double-height ceilings, well above market norms, offer unmatched potential for a significant value-add renovation.
With a target raise of AED10.9 million over a nine-month expected timeline, this Flip launch reflects SmartCrowd's ongoing focus on sourcing undervalued, high-potential properties in prime locations, then transforming them into highly marketable, premium residences.
"With growing demand for diversification and greater liquidity, we're expanding our Flip model to meet investor appetite,' remarked Riz Ahmed, CEO of SmartCrowd.
"This Downtown penthouse is exactly the kind of opportunity we aim to deliver, bringing high-potential, exclusive real estate within reach of everyday investors. With Nawy's backing, we're excited to scale this product even further," he added.
While the Flip model has gained strong traction, it's designed to complement, not replace, longer-term investments, like Buy and Hold, by offering a broader menu of options tailored to different timelines and return expectations.
Following the same design language as SmartCrowd's recent Flip success in Central Park Towers, DIFC, this Downtown renovation will blend timeless minimalism with soft, sculptural luxury, a high-demand aesthetic that has already resonated with SmartCrowd investors and the Dubai buyer market.
This Downtown Flip comes just weeks after SmartCrowd's majority acquisition by Nawy, a leading Cairo-based PropTech backed by e& Capital. The acquisition strengthens SmartCrowd's operational foundation and unlocks new opportunities for growth, technology integration, and investor reach across Mena.
With over AED207 million in Flip projects launched to date and four successful exits generating an average 28% net investor return over a 15-month holding period, SmartCrowd's Flip has established itself as a leading product in Dubai's dynamic short-term property investment space.
As the UAE's real estate investment market heads toward a projected $33 billion valuation by 2030, this Flip represents a strategic entry into one of the world's most exciting and accessible real estate markets.- TradeArabia News Service

Electric vs Hybrid Cars: Which Is Best for Gulf Drivers?
If you live in the GCC, your car isn't just a ride — it's your partner for weekend road trips, desert camping, and dodging bumper-to-bumper traffic on Sheikh Zayed Road. But with fuel prices fluctuating and a growing wave of sustainable living, many drivers are now stuck between two choices: go full electric (EV) or play it safe with a hybrid. So, which is better for Gulf roads, heat, and lifestyle? Let's plug in, fuel up, and find out. Round 1: Performance in Gulf Heat EVs: Modern electric cars are built to handle heat, but battery performance can still take a hit in extreme temperatures. Charging in 45°C weather? Possible, but you'll want shaded or air-conditioned charging stations — thankfully, the UAE and Saudi Arabia are installing more of these every year. Hybrids: With a mix of petrol and electric power, hybrids aren't as dependent on charging stations. Hot weather can still affect battery health over time, but the petrol engine takes the pressure off during peak heat hours. Winner: Hybrid for long-term battery life in scorching summers, EV for those with reliable shade-equipped charging. Round 2: Range & Road Trips EVs: Range anxiety is real, especially if you love spontaneous weekend drives to Ras Al Khaimah or Salalah. While EVs like the Tesla Model S boast over 600km range, that drops if you're running AC at full blast all day (and in the Gulf, you always are). Hybrids: No charging station? No problem. Hybrids can switch to petrol instantly, making them ideal for long drives across the desert where charging points are scarce. Winner: Hybrid for road trip warriors, EV for city-based drivers with access to fast chargers. Round 3: Cost & Maintenance EVs: Higher upfront cost, but lower running costs thanks to no petrol bills and fewer moving parts to maintain. No oil changes, no exhaust issues — just keep an eye on battery health. Hybrids: Lower purchase price compared to many EVs, but you're still paying for fuel and servicing a traditional engine alongside the electric components. Winner: EV for long-term savings, hybrid for lower entry cost. Round 4: Eco-Factor EVs: Zero tailpipe emissions make EVs the cleanest option for Gulf cities working towards greener air. Hybrids: Lower emissions than petrol cars, but still dependent on fossil fuels. Winner: EV for eco-purists. Round 5: Lifestyle Fit If you live in Dubai, Abu Dhabi, Riyadh, or Doha: EVs are getting more practical every month thanks to expanding charging networks. If you live in smaller cities or like long desert drives: Hybrids still offer more flexibility without planning charging stops. If you're tech-obsessed: EVs win with futuristic features, over-the-air updates, and advanced infotainment systems. Final Verdict For daily urban driving with easy access to chargers, EVs are the future — cleaner, cheaper to maintain, and full of cutting-edge tech. But if you're the type to disappear into the Empty Quarter for a weekend, or you don't want to think twice about range, hybrids remain the smarter choice for now. The real winner? You, Gulf driver — because whichever you choose, the region is speeding toward an exciting, greener motoring era.

UAE: How teen built business from home with mum after Ras Al Khaimah programme
At just 17 years old, Mouza Ibrahim Al Sharhan is already carving out a place for herself in the world of small business. Together with her mother, she runs Mare Sweets, a homemade sweets venture that has quickly gained popularity in Ras Al Khaimah. Mouza's journey into entrepreneurship began at the age of 16. With guidance from the Ras Al Khaimah Department of Economic Development (RAK DED) and its Little Promiser Programme, she received her first business license. She turned a personal passion into a family-run business. 'We started Mare Sweets at home, just me and my mom,' Mouza shared. 'All of our products are handmade by us. We began with small orders, and step by step, the business started to grow.' Today, just a year later, Mare Sweets is thriving. A partnership with online delivery platform Talabat has opened new doors for Mouza, enabling her to reach a broader customer base and manage a steady stream of orders. Her success, however, didn't happen overnight. Mouza credits much of her early progress to the Little Promiser Programme. The youth entrepreneurship initiative that teaches students the fundamentals of running a business, from management and marketing to hands-on operational skills. 'Before joining the programme, I never imagined I could explain things to people or even be social,' Mouza admitted. 'I used to be shy and closed off, but through the programme, I learned how to communicate, network, and introduce my business to customers.' The programme exposed Mouza and other participants to real-world experiences. Students visited restaurants, coffee shops, and small businesses to gain an understanding of logistics, product design, and the practical challenges of entrepreneurship. One of those visits, to Santra, a Dubai-based delivery platform specializing in homemade products, provided Mouza with valuable insights into how small businesses can scale their operations. 'I always wanted to start a sweets business, but I didn't know where to begin,' she said. 'Joining the programme gave me the chance to gain real experience and learn how to take those first steps.' Mouza obtained her business license at the age of 16, choosing sweets as her primary product category. Now, as she approaches her 18th birthday, she reflects on how the experience has transformed her outlook on life and business. She showcased her sweets last December at a local event organized by the Ras Al Khaimah Department of Economic Development, called the National Touches Exhibition, held at Al Qawasim Corniche, where she learned to interact with large crowds and promote her brand directly to customers. According to Aisha Obaid Al Ayyan, Director of the Business Development Department at RAK DED, the Little Promiser Programme is about much more than teaching business basics. 'This programme goes far beyond a typical summer activity,' Al Ayyan explained. 'We've built a structured, multi-phase experience that combines theory with hands-on learning. Students aren't just participants, they're future entrepreneurs.' The programme consists of four core stages: Learning and Knowledge Week: Workshops and training sessions on financial management, content creation, and entrepreneurial skills. Fieldwork Phase: Visits to local and international businesses, where students learn directly from business owners and observe daily operations. Product Analysis and Feedback: Students analyze the businesses they've visited to understand what makes a product or service successful. Project Presentation and Evaluation: Participants pitch their business ideas, reflect on their learning journey, and receive feedback from mentors. Beyond business education, the program aims to foster confidence and develop essential life skills. 'This is about changing lives,' Al Ayyan said. 'It's helping young people discover who they are, what they're capable of, and opening the door to a future in entrepreneurship.' One of the programme's long-term goals is to nurture the next generation of entrepreneurs in Ras Al Khaimah. By encouraging participants to obtain business licenses and launch small enterprises, RAK DED aims to foster sustainable growth in the emirate's business sector. As for Mouza, she's already thinking bigger. "People have started asking if we deliver to Saudi Arabia or other places,' she said. 'I want this business to become something huge, not just known here in Ras Al Khaimah, but maybe one day, globally.'
