The UK's most expensive street outside of London has been revealed as East Road in Weybridge, Surrey, where houses cost an eye-watering £8 million on average
A recent study has unveiled the UK's most prestigious residential areas, showcasing staggering property prices nationwide. Although London continues to top the charts, with Kensington boasting an average house price of a whopping £21.4 million on one street, there are also areas of immense wealth beyond the capital.
Outside of London, the priciest homes can be found on East Road in Weybridge, Surrey, situated within the exclusive St George's Hill gated community, according to data released by Lloyds Bank. The average home here now fetches an astounding £8 million, making it the most expensive street outside of London in the UK.
This ultra-private estate is renowned for its high-profile residents and top security, contributing to its status as the most costly street beyond the capital.
St George's Hill is a 964-acre private gated community consisting of approximately 450 luxury properties, with prices soaring up to £25 million.
The area has been home to numerous celebrities and public figures, including Beatles icon John Lennon, Elton John, Cliff Richard, Ringo Starr, Sue Baker, golfer Nick Faldo, and Formula 1 champion Jenson Button, reports the Express.
The estate provides a high-end lifestyle supported by premier amenities such as the St George's Hill Golf Club, designed in 1912 by Harry Colt, and the estate's Lawn Tennis Club, established in 1915, which boasts 13 grass courts and indoor options, along with a health club and spa.
Access to the area is meticulously regulated through gated roads, with vigilant on-site staff and sophisticated automatic number plate recognition systems in place. In a 2023 feature, Country Life bestowed upon St George's Hill the title of "the safest place in Britain to buy a home".
Home to an array of architectural marvels, St George's Hill boasts properties ranging from original Arts and Crafts-style Tarrant homes to modern mansions with Georgian or Queen Anne-style exteriors, some valued at tens of millions, complete with vast gardens and as many as ten bedrooms.
The site holds historical significance, dating back to its origins as an Iron Age hillfort and later, in 1649, becoming notable for the Diggers' movement, led by Gerard Winstanley, who sought to establish the land for communal use.
The estate as we know it began to emerge in 1911 when property developer Walter George Tarrant acquired the land, envisioning an exclusive retreat for affluent Londoners seeking countryside serenity.
Tarrant's vision was to create a sanctuary that harmonised privacy, refined architecture and a lifestyle rich in leisure and sporting activities.
St George's Hill doesn't just boast East Road; other prestigious addresses within the estate, such as Camp End Road (with an average price tag of £6.1 million), are also listed among the most expensive in the UK.

Tully's enjoys busy start after opening in Llandrindod
IT'S been a busy few weeks for renowned Powys chef Jamie Tully, who opened his own American-style diner and sports bar in Llandrindod Wells at the end of May. Tully's Sports Diner opened on the ground floor of the Hampton Hotel on Wednesday, May 21, with the talented 31-year-old chef determined to bring customers a 'one-of-a-kind experience'. Tully's is open Wednesday and Thursday nights, as well as throughout the day on Fridays and Saturdays, and Jamie says it's been a frenetic start to life at the venue. 'It has been a very busy two weeks,' said Jamie, from Builth Wells. 'We are open and we have got off to a great start with a full restaurant every day since we opened. 'We have for sure had some teething issues, which was to be expected, but everything is hopefully on the right track.' Tully's is based at the spa town's Hampton Hotel. The idea for an American-themed restaurant came from Jamie's extensive travels across the world, and his longing for a genuine US road-style diner, combining that with a sports bar. 'The biggest thing I missed from my travels and work in the US was a proper American bar and a place where you can watch all of the American and global sports events,' he said previously. 'Tully's will be a food-led, American-style sports bar, serving up great food and a place where you can watch all of your favourite sports, including all the US sports. Tully's moved a step closer to becoming a reality when Jamie had a conversation with Neil Sanders, owner of the Hampton Hotel, with the Temple Street diner now occupying the building that was formerly the home of the Worth Your Salt burger joint. 'Together, we wanted to create something different for the town,' added Jamie. 'I am extremely excited to bring something different and with my travels and experience I hope to create a special place in the town.' Tully's advertises itself as classic American-style dining – 'Think crispy wings, juicy burgers and perfectly crafted sandwiches,' it said in a post on its Facebook page. 'Step into a space filled with old-school American charm, from US car plates to vintage beer signs," it reads. Jamie set up his own private chef business, Tully's Unit 13, in Llandrindod about a year ago.

Clothing sale will be ‘largest Princess Diana auction ever'
An auction featuring more than 200 items will be the 'largest Princess Diana auction ever', according to its director. Julien's Auctions' Princess Diana's Style And A Royal Collection live sale will take place on Thursday June 26 and will include clothing worn by the late Diana, Princess of Wales, with the aim of celebrating her style and preserving her legacy. Items include a silk floral printed day dress designed by Bellville Sassoon, estimated to fetch between 200,000 and 300,000 US dollars (£148,000 to £222,000), and an embroidered evening gown, designed by Catherine Walker, with the same estimated selling price. Martin Nolan, co-founder of Julien's Auctions, told the PA news agency: 'This is the largest Princess Diana auction ever. Diana herself did an auction in 1997 to raise money for charity, sadly two months before we tragically lost Diana. 'So now we have over 100 items representing her amazing life and her career, and of course, she's the mum of the future king of England, Prince William, so we have really iconic outfits. 'Diana was a style icon, she knew what to wear, when to wear it, what was appropriate, she knew how to send a message by what she was wearing. 'She was very shy, but she knew by the items of clothing, it became sort of her uniform if you will and, of course, with all the amazing power suits you see behind me, the message she sent. 'She knew how to dress when she went on a royal visit to Saudi Arabia, or the United Arab Emirates, and when she was going to a hospital, she knew to wear bright colours that sick children would feel that she was likeable, huggable, approachable, and she brought hope wherever she went.' Up for auction will be a collection of clothes and artefacts from British royal history, including items that belonged to the late Queen Elizabeth II, Queen Elizabeth the Queen Mother and other members of the royal family, some dating as far back as the 19th century. Nolan said the market for items relating to Diana had increased thanks to Netflix series The Crown. He said: 'The Crown certainly has introduced Diana to a whole new younger generation, and they relate to her and they love her, and they love her style, they love her innocence, they love her sense of fun. 'They love her messaging, and they love what she had to live through, the challenges she had to deal with, and she overcame them all, and so it's a success story. 'Sad ending, of course, but like the younger generation loved that, and that's why Diana's prices have been impacted so much, and are increasing more and more.' Elizabeth Emanuel, who designed a number of items of clothing for Diana, including her wedding dress, said: 'When Diana first came to us for all of these dresses, she didn't have a lot of ideas of her own, because fashion wasn't her number one subject 'She didn't really take much of an interest in it, and we were very lucky to have been involved with her at the beginning, when she was developing her own style. 'And then over the years, you could see her being more and more confident in what she was wearing and knowing her own style, so we were very lucky to have been there in the formative years.' Julien's Auctions held a sale of Diana's items last year, billed as the most extensive collection of Diana's personal belongings since 1997. The auction house previously sold one of Diana's gowns for 1.14 million US dollars (£843,000) and a pair of her shoes for 390,000 US dollars (£288,000). The live auction will take place at The Peninsula Beverly Hills, California, in the US, on Thursday June 26. A portion of the sale of the Diana items will benefit Muscular Dystrophy UK.
