Property firm take over Hamilton Regent Shopping Centre earmarked for 'radical' redevelopment

The centre has been identified as a key site in South Lanarkshire Council's masterplan vision for the regeneration of Hamilton town centre.
A property developer has acquired Hamilton's Regent Shopping Centre for an undisclosed sum.
Tahir Ali, of national property development and asset management group Evergold, has had a series of "detailed discussions" with South Lanarkshire Council on the future of the town centre site which is part of a local authority masterplan to construct 450 new homes.

Occupying a dominant position in Hamilton town centre, the centre's positioning and scale means that it makes up a significant proportion of the town centre core.

The centre has been identified as a key site in South Lanarkshire Council's masterplan vision for the regeneration of Hamilton town centre to create a vibrant, accessible, and resilient town centre with a focus on living, leisure, healthcare and workspace as well as incorporating a significantly reduced retail element.
Radical plans include reducing the town centre's vacant retail spaces by more than two-thirds, building houses and creating new leisure uses including an urban park.
Lanarkshire Live previously reported that the sweeping changes would include knocking down both the Regent and New Cross shopping centres, repurposing or demolishing Bairds and the former Marks & Spencer, and creating a hotel or student accommodation on the site of Duke Street car park.
Evergold say the redevelopment of Regent Shopping Centre "would by far" be the largest and most important repositioning project identified in the council's masterplan.

Mr Ali said: 'We have already held a series of detailed discussions with South Lanarkshire Council and are looking forward to working closely with them, together with the current tenants, local community and key stakeholders, over the coming years to ensure the most productive use is continued to be achieved for this six-acre gateway site.
'The centre's previous owners have been judicious investors for Hamilton and continue to be through their ownership of the Palace Grounds Retail Park in the town centre.

'Our plans for the centre are aligned closely with the council's aim to have a diverse and sustainable mixed use town centre that not only serves its immediate catchment but also becomes a vibrant hub for the wider region.
'Over the coming months and years, we will explore the many ways that can be achieved."
Alison Brown, Head of Enterprise and Sustainable Development at South Lanarkshire Council, said: 'As a council we have been in dialogue with Mr Ali for some months in respect of delivering the ambition of the Hamilton Town Centre Masterplan. We look forward to continuing to work with him as we move forward.'

Evergold have instructed Calvin Molinari from Shepherd Chartered Surveyors to deal with new letting enquiries.

Edinburgh business owners are bracing themselves for the arrival of Oasis, who kick off their three sold-out shows at Murrayfield this weekend. Up to 210,000 fans are expected to descend on the city over the three shows beginning on Friday. For some, it's a business bonanza, but for others, disruptions in the area mean they will lose trade. Graeme, who has operated a car garage right beside Murrayfield stadium for 20 years, says the road closures in place mean he could lose thousands of pounds of business. STV News Graeme claims he won't make any money during the concerts. 'I'll be obviously shut, all of Friday, most of Tuesday, not back open until Wednesday', he told STV News. 'Then we've got AC/DC the following week. 'Obviously, I can't make money, but I've still got to pay my rent, still got to pay my wages, still got to pay all my bills. 'I won't make any money. I'm a small business and I've been here 20 years. I know the council has given the green light for more and more concerts.' The closures will impact several streets around the stadium, including the surrounding ones by Ali's Deli. He says the disruption will mean his customers may be impacted on the first date of the run. STV News Ali runs a deli by Murrayfield Stadium. 'It's a very busy day', he told STV News. 'People are still coming back from holidays in the meantime so, I think it's going to have a really bad effect on the business that day because people will not be able to access the area. 'However, as a business owner and manager, it is going to affect our delivery, even the rubbish collection on a Friday. 'Compared to the May concert, which was really busy. That was good. Here's hoping the day will be the same, but on Friday, I'm not sure. 'We will just see how it goes.' The local council has urged Oasis fans only travel to Murrayfield and the surrounding area if they have a ticket to the sold-out shows. They have also appealed to those attending to 'remember our residents'. Extra trains, trams and buses will be put in place to accommodate the crowds, while key areas surrounding Murrayfield will be tidied up after each show. City of Edinburgh Council Leader Cllr Jane Meagher, said: 'Excitement is building in Edinburgh for Oasis Live 25 as it's our turn to witness rock history. 'With all of our partners in the city we've been planning for this for some time to make sure we're ready to welcome thousands of Oasis fans over three nights. 'There will be extra trains, trams, and buses to accommodate concert goers, along with those attending our summer festivals. With this in mind, we urge you to plan ahead. 'We are keen for everyone to have an enjoyable experience, not only at the show, but on their way before and after. Whilst we relish hosting the biggest and best events and want everyone attending to truly enjoy themselves, it's important that we remember our residents. 'We ask that visitors are considerate and respectful of them whilst enjoying our fantastic capital city. We're urging people to only travel to Murrayfield and the surrounding area if you have a ticket.' ASNsory Crew submitted a community asset transfer (CAT) request to South Lanarkshire Council on July 30. The stay and play group, which supports children and young people with ASN, hopes to take over the former St Andrews Day Centre on St Andrew's Drive in the town. The charity has proposed taking over the building on a 25-year lease at a rate of £2 per month in rent. According to documents, ASNsory Crew aims to provide a permanent, safe, inclusive, and accessible environment for youngsters aged two to 16 to play and socialise whilst also offering support and connection for parents and carers. They deliver a range of activities such as inclusive play sessions, peer support for parents and carers, community building and family support. The team say they want to increase access to inclusive play opportunities for children with disabilities. Additionally, documents state that the charity would provide monthly support sessions for at least 20 families, offering education, community, and emotional support. These include reconfiguration of the internal layout, conversion of a surplus toilet area, and secure use of an outdoor space. Several letters from MSPs, MPs, and members of the public have been submitted in support of the request. A date for the local authority to make a decision has not yet been set. Huge boost in South Lanarkshire with new park and ride unveiled Major new parking provision has been unveiled at a new £16m train station in South Lanarkshire and can accommodate more than 300 vehicles. ‌ Park and Ride facilities at the new Hairmyres rail station in East Kilbride have been completed. ‌ The north car park is now open, offering an extra 321 spaces and 23 motorcycle spaces in addition to the 194 spaces available in the south car park. ‌ The new £16 million train station was officially opened in May, with South Lanarkshire Council delivering a £7.2million interchange as part of the project. As well as the park and ride and bus facilities, the interchange includes traffic signal-controlled junctions to access the car parks. ‌ There will also be new active travel connections and cycle parking, as well as an upgraded junction nearby and a new pedestrian crossing on Eaglesham Road. The new station is 600 metres west of its original site and features modern waiting areas and step-free access to ensure a safe, comfortable and accessible journey for everyone. The whole project was a partnership between the council, Scottish Government, Transport Scotland, Network Rail, Strathclyde Partnership for Transport and the Glasgow City Region City Deal. He said: 'The completion of the north car park means even more accessibility to the new station for the people of East Kilbride and beyond. 'The whole project is a great example of partnership working. ‌ 'The passenger experience has been enhanced significantly by the improvements to Hairmyres and adds further to the provision of public transport in East Kilbride.'
