Crumbling Toorak mansion linked to royal family hits market

News.com.au6 days ago

A once-grand mansion linked to the British royal family has hit the market in a state of disrepair, with a $4.75m-$5.225m price guide.
Known as Cloyne, the 1926 Georgian Revival residence sits behind a semicircular driveway and lion-flanked pool on a 1025sq m block at 611 Toorak Rd.
The home's spiral staircase, gallery-style landing, timber-panelled study and original colonnades remain intact, though extensive cosmetic works are needed after years of vacancy and halted renovation plans.
The decaying property has heritage protections preventing demolition.
Jellis Craig Stonnington's Michael Armstrong said the home protected by a council heritage overlay held 'enormous potential' for a buyer prepared to restore a piece of Melbourne's architectural and social history.
'Structurally, the home is sound,' Mr Armstrong said.
'Cosmetically, however, it presents a rare opportunity for a full-scale renovation, from the ground up. Many of the preparatory works are already in place.
'This is a start-to-finish transformation, and opportunities of this calibre are increasingly hard to come by in today's market.'
Cloyne was one of Desbrowe-Annear's few original commissions in Toorak.
The influential architect is best known for his early 1900s Chadwick Houses in Eaglemont and is considered a pioneer of Australian modernism.
Mr Armstrong said the Toorak mansion holds significant architectural weight.
'His work is highly sought after, and this property in particular resonates with buyers who have an appreciation for his distinctive style,' he said.
The home even has a distinguished lineage.
The original owner Louis Nelken, was reportedly one of King George VI's butlers who married into the Melbourne elite Baillieu family.
In the 1960s Melbourne playboy Don Busch renovated it in the 1960s before selling to Toorak businessman William Drever.
Since then the home has been held by prominent local and international business elite.
The Jellis Craig prestige agent said buyers would be securing a slice of Melbourne's social and architectural history and while Toorak's prestige market typically cools during winter, Armstrong said Cloyne had already attracted 'three or four' interested parties from Sydney and offshore, as well as multiple architectural firms.
'There's a clear appetite among buyers who want to honour the past while reimagining the future,' Mr Armstrong said.
'With a north-facing rear and expansive garden, there's massive scope to create something truly extraordinary at the back.'
Toorak's median house price is currently $4.8m, according to PropTrack, and high-end sales have continued to perform through the colder months.
'Very few buyers have focused on preserving and enhancing these timeless homes,' Mr Armstrong said.
'This property stands out — it embodies classical elegance and architectural integrity, and it deserves to be restored with care and skill.'
The five-bedroom home will go under the hammer at 12pm, June 7.

Unusual two-for-one Moolap property sells for record price

An unusual two-for-one deal has helped a sprawling residential property in Moolap achieve a record price. The $1.8m sale marks a new chapter for 20 High St, Moolap, where the twin benefits of dual houses attracted a not-for-profit buyer. First National, Golden Plains agent Owen Sharkey said the organisation had 'big plans' to create client accommodation at the 4740sq m corner property. Geelong West cottage thrown a lifeline It currently comprises a renovated, four-bedroom family home and a separate period residence that had been operating as a successful Airbnb. Mr Sharkey said the unconventional property initially proved a tough sell but it's flexibility eventually attracted several potential buyers. 'It just went gangbusters and we ended up having two or three parties fighting for it,' he said. 'We had a lot of people looking at it from an alternative type living arrangement, as in dual families, and there are a lot of properties around there that seem to be taken up by government agencies so we tapped into a few of them to see if they had any interest in the area and, as it turned out, one of them did.' He said the organisation trumped one other group, which saw a chance for a multigenerational base with the parents in one house and younger family members in another. 'I think that's probably going to be something that's exciting properties into the future is those dual occupancy ones where mum and dad can chip in and throw a million bucks into rather than heading off to a nursing home,' he said. 'You are able to leave that wealth creation to the kids down the road.' The renovated two-storey house at the property provides spacious accommodation, with dual living zones, two home offices and a large rumpus room with a wood fire in a converted garage. Granite benchtops and dual Smeg ovens feature in the kitchen, while three of the four bedrooms have modern ensuite bathrooms. Nearby another three-bedroom character home, 'Montreaux on High', had been lovingly restored and renovated. It has its own secure front garden and had been generating an annual holiday let income of $58,500 a year with a 55 per cent vacancy rate. 'It was a very interesting property given its proximity to Geelong and the size of it. You do forget you have that area there in Moolap … it's a really unusual pocket,' Mr Sharkey said. The $1.8m price tag is the most expensive price for a house on a residential block under 2ha in Moolap. The suburb's median house price has lifted slightly to $1.145m over the past year, according to PropTrack data.

‘So good': Macca's unveils new permanent menu item

In a move set to thrill chicken enthusiasts, McDonald's is adding its fan-favourite Chicken McWings to the permanent menu from Wednesday, June 11. Following a successful trial that sparked buzz on social media earlier this year, Chicken McWings will be available in three-piece or five-piece servings, either on their own or as part of a meal, at restaurants nationwide. The juicy wings are made from 100 per cent Aussie, RSPCA Approved chicken, wrapped in a golden, crispy coating. Also joining the line-up are two permanent dipping sauces to accompany the McWings: a new Ranch Sauce and a returning Spicy Buffalo Sauce. Amanda Nakad, Marketing Director of Menu and Brand for McDonald's Australia, said, 'It's been a while since we have added something new to the permanent menu, but the response to Chicken McWings during the trial made it clear: Aussies want more chicken options with their order'. She added: 'Chicken McWings are now claiming their spot next to other legends like the McChicken, McSpicy, McCrispy and Chicken McNuggets. It's the golden era of chicken at Macca's – and we're just getting started.' A McDonald's spokesperson explained that prices are set at a restaurant level, and people are advised to check their nearest Macca's for more information. Aussie foodie influencer, Nectorious Papi, raved about the new addition. 'There's a lot of wings on the market, but Chicken McWings have totally won me over, and they're even better with Ranch Sauce and Spicy Buffalo Sauce,' he said. 'I love that Macca's is a one-stop shop now – you can grab all your faves in one order. My go-to combo is Chicken McWings with Ranch Sauce and a McFlurry to finish – it's seriously so good.' This move comes after Macca's confirmed to in December that it was trialling the crispy snacks in select New South Wales restaurants. Then in March, it confirmed the McWings trial had been extended. 'Macca's is always looking for new ways to tantalise those tastebuds,' a spokesman said at the time. 'We are trialling juicy, tender Chicken McWings in select restaurants across New South Wales and South Australia only.' Foodies caught wind of the trial, taking to social media to let their followers in on the 'hidden' menu item. Popular food content creator Adrian Widjy made the discovery at the West Ryde location in Sydney. 'Run for this hidden menu item at West Ryde Macca's,' he said. 'They now serve fried, battered chicken wings. It is thick, juicy, super savoury and has a peppery kick.' Russ Eats also reviewed the McWings at the end of last year, saying they tasted 'hot and fresh'. Social media users were over the moon, with some drawing comparisons to a popular Macca's item in Indonesia. 'OMG I gotta try this,' one said. Another social media user wrote: 'Just like ayam goreng in Indonesian Maccas. Now we need rice'.

$130m project to build 195-home village for over-55s downsizing

A new entrant to the growing lend lease community space targeting downsizers has made a start to a $130m Waurn Ponds project. Oliver Hume's ReGen Living has commenced work on the 195-home project at Hams Rd that will feature a $10m clubhouse, dedicated active sports precinct, health and wellness space, and a workshop adjacent to an edible garden and greenhouse hub. The homes will sit within more than 3ha of parkland, including walking and bicycle trails, playgrounds and sporting ovals. 1960s Highton original gives buyer the chance to unlock value ReGen Living general manager Ashley Duster said changing demographics required a new approach to downsizing for people in the over-55 age bracket. Oliver Hume research shows the population aged between 55 and over 85 in Waurn Ponds is forecast to grow 119 per cent by 2046. Already an older population, more people are expected to consider downsizing options. 'This is a true masterplanned community that puts lifestyle first with best-practice design and a financial model that allows buyers to own their home while leasing the land,' Mr Duster said. ReGen Living chose the Waurn Ponds location for its first project due to its proximity to established everyday amenities, such as shopping centres and services that are ready to use now. 'We spent considerable time researching how people over 55 want to live,' Mr Duster said. 'In listening to these needs we have turned land lease living on its head and will deliver a truly innovative community. 'Homes will be priced to allow local downsizers to release funds from the sale of their existing home. For some people, this means money to travel, buying a new car, or helping out the kids.' Lend lease villages are becoming an increasingly competitive space, with operators involved in an arms race of design features to lure customers. Such as the clubhouse which is designed to offer an indoor and outdoor pool, gymnasium, private cinema, his-and-her steam rooms, wine bar, billiards parlour, a co-working space and private dining room. Tennis and pickleball, a golf similar and sports bar pavilion will be features of the active sports precinct. The nearby Lakehouse Wellness and Creative Centre features a yoga and pilates studio, as well as a creative arts hub. A range of two, two-and-a-half and three-bedroom homes with single or double garages are designed for the community, which can accommodate between two and four cars and contain ready-to-move-in inclusions, oversized storage and private outdoor open space. Two-bedroom options at ReGen Living Waurn Ponds are expected to start from around $580,000, with prerelease purchase benefits available for buyers who register before September. The development comes after Levande submitted $70m plans for a 125-unit retirement village at Highton.
