Rise of real estate development in North Chennai

North Chennai plays a protagonist in Tamil films such as Pudhupettai, Polladhavan, and Vada Chennai. From Madhavaram, Tiruvottiyur, Ennore, and Manali to Kolathur, Royapuram, Perambur, Purasawalkam, and Tondiarpet, they have all been showcased for their notoriety, featuring cramped living conditions and a lack of infrastructure. However, there has noticeable plot twist in the last three years. Long-time residents here are now seeking improved housing options, while local traders who were once confined to compact living spaces are now upgrading to larger and more luxurious homes. Recognising the untapped potential here, developers are queuing up to put up their projects here. And not just that, in the last three years, north Chennai has experienced a notable increase in property prices. Developers say that people in this zone are now looking at properties priced anywhere between ₹80 lakh up to a few crore. According to CREDAI (Confederation of Real Estate Developers Associations of India) Chennai, real estate values have appreciated significantly over the last two years in north Chennai, with land prices rising by 30% to 60% across key locations.
In particular, Madhavaram, Perambur, and Minjur have seen notable growth. Rental values have also increased by 15% to 20%, driven by rising demand from working families, migrants, and improved connectivity to the city's commercial hubs, says CREDAI, the apex body of private real estate developers in India.
Another set of data that was collated by V.S. Sridhar, executive managing director, Tamil Nadu and Kerala, and Head GCC Advisory-Operations, Cushman & Wakefield, shows that between 2022 and the first-half of 2025, north Chennai saw close to 7,000 residential units launched across key localities. Madhavaram leads the pack. 'Madhavaram led with 2,390 units, followed closely by Perambur with 2,349 units. Tiruvottiyur recorded 687 units, while Kolathur and Villivakkam contributed 319 and 299 units, respectively,' says Sridhar. 'Other areas like Tondiarpet, Royapuram, and smaller localities added modest numbers.' The first half of 2025 has already seen a healthy momentum with nearly 1,400 units being launched, indicating that the second half will witness steady activity, he adds.
Recently, G Square acquired 62.38 acres of land to develop 1,091 ready-to-construct villa plots spread across key micro-markets, including Red Hills, Puzhal, and Karanodai, entailing investments to the tune of ₹230 crore. Casagrand is also evaluating some projects in the North Chennai area. Diptakirti Chaudhuri, chief marketing officer of Casagrand, says that localities such as Madhavaram, Perambur, and Kolathur are witnessing a wave of premium gated communities and high-rise apartment projects. 'Casagrand's offerings in these prime pockets are priced between ₹7,000 to ₹9,000 per sq.ft. In contrast, certain locations in north Chennai have already crossed ₹15,000 per sq.ft., surpassing average prices in the OMR belt,' he says.
Sanjay Chugh, director and city head, Chennai, Anarock Property Consultants Private Limited, says areas such as Minjur, Moolakadai, and Avadi are drawing attention due to proximity to proposed economic hubs like the TIDEL Park at Pattabiram and upcoming metro extensions. 'Perambur continues to attract mid-segment buyers,' he shares.
Commercial development
While residential developments have been on the rise, the region is also witnessing commercial growth, which includes IT parks, retail hubs and logistics centers. 'Looking ahead, the submarket is expected to see an additional two MSF [million square feet] of supply from developers such as Voora and Purvika Kwality Group, to meet the rising demand for good quality office spaces,' Sridhar says.
Chugh points out that the Tamil Nadu government's warehouse policy would be a game-changer for north Chennai. He says, 'With the Tamil Nadu Warehousing Policy expected to be unveiled by late 2025, industry players are eyeing streamlined approvals, single-window clearances, and zoning clarity for cold storage, logistics parks, and multi-modal hubs. For hubs like Ennore and Manali — already gaining traction due to port proximity and NDR's FTWZ [Free Trade Warehousing Zone] — this policy could catalyse large-scale investments and infrastructure-grade leasing.' He also highlights that the NDR Group, which is strengthening the region's logistics backbone with over 7,00,000 sq.ft. Free Trade Warehousing Zone (FTWZ) in Ennore, is now reshaping the retail landscape with a ₹200-crore shopping mall in Madhavaram.
The challenges
Despite all this, developers feel that a lot needs to be changed as the region continues to grapple with long-standing urban and environmental challenges that threaten to cap its true potential. They state that chronic flooding during monsoons — largely due to inadequate stormwater infrastructure and encroachments on key water bodies such as the Buckingham Canal and Otteri Nullah — remains a seasonal crisis. Layered over this are the effects of unregulated urbanisation, which has led to rampant solid waste mismanagement and groundwater contamination, especially around industrial hubs like Ennore, Manali, and Kodungaiyur.
Developers suggest that immediate steps should focus on reviving the Kosasthalaiyar River Basin through desilting, rejuvenation, and encroachment clearance. This would provide long-term flood resilience. In parallel, scaling up the Integrated Stormwater Drainage (ISWD) system using climate-adaptive designs could bring relief to the flood-prone wards.
A developer shares that in these dense, mixed-use neighbourhoods, residents regularly face the harsh realities of fly ash emissions, sewage overflows, and airborne industrial pollutants, posing serious public health and ecological risks. While state-led initiatives such as the North Chennai Development Scheme aim to address these issues, progress has been uneven, often slowed by fragmented execution and ageing civic systems. For private developers and institutional investors, this lack of consistency continues to be a barrier to long-term commitment.

Bhavish Aggarwal's artificial intelligence (AI) startup Krutrim has initiated a second wave of layoffs, just weeks after launching its flagship assistant Kruti. According to a report by The Economic Times, more than 100 employees, primarily from the linguistics division, were let go last week, following a smaller round of job cuts in June. The downsizing comes even as Krutrim positions Kruti as India's answer to OpenAI's ChatGPT and Google's Gemini, with ambitions rooted in localisation, multilingual capabilities, and voice-first interactivity tailored to the Indian market. Kruti's language training nears completion In a statement, Krutrim said the layoffs are part of a 'strategic realignment' to build 'leaner, more agile teams", aligning with evolving business priorities. The company declined to confirm exact figures but cautioned against 'publishing unverified reports.' Citing multiple sources, The Economic Times reported that the cuts heavily impacted linguists hired for full-time roles across 10 Indian languages, including Tamil, Odia, Telugu, and Marathi. Many employees had relocated to Bengaluru just months ago. The linguistics team had reportedly grown to around 600 people before the reductions. Krutrim cuts funding target amid tepid investor interest Krutrim had become a unicorn in 2024 after raising $50 million from Z47 Partners. Around the same time, it launched Krutrim AI Labs and announced a ₹2,000 crore investment into AI development, with founder Bhavish Aggarwal pledging to scale this up to ₹10,000 crore by next year. While Krutrim had initially aimed to raise $500 million, the target was reduced to $300 million due to tepid investor interest. The company's large language model and cloud services, launched in 2024, have reportedly struggled to gain momentum, with several startups opting instead for more mature platforms offered by global hyperscalers. Leadership changes have also added to challenges as nearly a dozen senior executives exited the company in 2024, with further departures taking place in early 2025. Kruti: India's first agentic AI assistant Despite the operational shakeup, Krutrim continues to claim Kruti as India's first agentic AI assistant —designed not just to respond to prompts, but to perform tasks such as booking cabs, paying bills, or ordering food. It currently supports 13 Indian languages. 'Our key differentiator will come with integrating local services,' said Sunit Singh, Senior Vice-President for Product at Krutrim, as earlier reported by Business Standard. 'That's not something that will be very easy for global players to do.' Krutrim aims to embed Kruti into everyday Indian digital life by offering voice-driven services that cater to regional and non-English-speaking populations. In 2019, in the UN General Assembly, Modi invoked Tamil poet Kaniyan Poonkundranar and cited his popular 'Yaadum Oore' verse that underscored unity. Modi said: "Our Shaivite tradition has played a vital role in shaping India's cultural identity. The Chola emperors were key architects of this legacy. Even today, Tamil Nadu remains one of the most significant centres where this living tradition continues to thrive." Further, he said: "The legacy of Rajaraja Chola and Rajendra Chola is synonymous with India's identity and pride", the prime minister said, adding the history and heritage of the Chola Empire proclaim the true potential of India. The historians consider the Chola period to be among the golden eras of India, an era distinguished by its military strength, the PM said. The Chola Empire advanced India's democratic traditions, often overlooked in global narratives. While historians speak of Britain's Magna Carta in the context of democracy, the Chola empire had implemented democratic election practices centuries earlier through the Kudavolai system. He said global discourse often centers around water management and ecology preservation, emphasising that India's ancestors understood the importance of these issues long ago. He cited that while many kings are remembered for acquiring gold, silver, or livestock from other regions, Rajendra Chola is recognised for bringing sacred Ganga water. The prime minister recalled that Rajendra Chola transported Ganga water from North India and established it in the South. He referred to the phrase "Ganga Jalamayam Jayastambham", explaining that the water was channeled into the Chola Ganga lake, now known as the Ponneri lake. Rajendra Chola established the Gangaikonda Cholapuram temple, which continues to be recognised globally as an architectural wonder. The PM remarked that the celebration of Ganga on the land of Mother Kaveri is also a legacy of the Chola Empire. In memory of this historic episode, the prime minister said Ganga water has once again been brought from Kashi to Tamil Nadu, noting that a formal ritual was conducted at the site. As the elected representative from Kashi, the PM shared his deep emotional connection with Mother Ganga. He said the efforts and programmes associated with the Chola kings are akin to a sacred endeavour-symbolic of "Ek Bharat, Shreshtha Bharat", giving the initiative a new and fresh momentum. The PM said: "The Chola emperors had woven India into a thread of cultural unity. Today, our government is carrying forward the same vision of the Chola era. Through initiatives like the Kashi-Tamil Sangamam and the Saurashtra-Tamil Sangamam, we are strengthening these centuries-old bonds of unity." The PM recalled that when the new Parliament building was inaugurated in May 2023, the saints from the Shaivite Adheenams led the ceremony spiritually. The sacred Sengol, deeply rooted in Tamil culture, was ceremoniously installed in the new Parliament. The PM also recalled that an idol of Lord Nataraja adorns Bharat Mandapam in Delhi, where global leaders had gathered during the G-20 summit in 2023. India's heritage and the influence of Shaiva philosophy are no longer confined to its geographic borders. When India became the first country to land on the Moon's South Pole, the designated lunar site was named "Shiv-Shakti" and it is recognised globally, he said. Earlier, the PM visited an exhibition organised by the Archaeological Survey of India on Chola Shaivism and architecture. In a post on 'X', the PM said, "Witnessed a very good exhibition, 'Shaiva Siddhanta & Chola Temple Arts', which showcases the greatness of Tamil history, culture and spiritual greatness." Gangaikonda Cholapuram in Ariyalur district is near Kumbakonam in the Cauvery delta region of Tamil Nadu. PTI
