Groq and HUMAIN launch OpenAI models

Brought online in just eight days, the rapid installation established a critical AI hub to serve surging compute demand globally.
From its data centre in Dammam, Groq is now delivering market-leading AI inference capabilities to customers worldwide through GroqCloud, and the new announcement is another extension of that partnership.
Groq's global data centre footprint across North America, Europe, and the Middle East ensures reliable, high-performance AI inference. Through GroqCloud, the new open models are now available worldwide with minimal latency.
Groq's purpose-built stack delivers the lowest cost per token for OpenAI's new models while maintaining speed and accuracy. For a limited time, tool calls used with OpenAI's open models will not be charged.
gpt-oss-120B is currently running at 500+ t/s and gpt-oss-20B is currently running at 1000+ t/s on GroqCloud. It is available at $0.15/M input tokens and $0.75/M output tokens.
gpt-oss-20B is available at $0.10/M input tokens and $0.50/M output tokens.
Groq has long supported OpenAI's open-source efforts, including the large-scale deployment of Whisper. This launch builds on that foundation, bringing their newest models to production with global access and local support through HUMAIN.

Majid Developments targets affordable luxury with second residential project in Dubai
As part of its strategic push into Dubai's 'affordable luxury' segment, Majid Developments recently launched its second residential project, Arlington Park, located in the Dubai Land Residence Complex. The move follows last year's successful market entry of the company's first project, Mayfair Gardens, in Jumeirah Garden City. Both projects are part of a five-project portfolio worth approximately AED 500 million ($136 million). 'Dubai has one of the most dynamic real estate markets in the world, consistently attracting strong demand from investors and end-users alike,' said Mansoor Majid, CEO of Majid Developments. 'The overwhelming investor interest during the EOI phase for Mayfair Gardens and Arlington Park is a clear indicator of market demand and a validation of our strategic entry into real estate development.' Mayfair Gardens, which broke ground in August 2024, is scheduled for completion in the second quarter of 2026. The main contractor is CJ Tec Contracting. The construction of Arlington Park started in June 2025 and is scheduled for completion in the fourth quarter of 2027. A shoring contractor has been appointed to handle excavation and dewatering for the project's two basement levels. With Mayfair Gardens and Arlington Park accounting for 50 percent of the target investment of $136 million, the company is on track to launching the remaining three projects, Mansoor noted. Majid Developments' COO Mustafa Majid said the company owns land adjacent to Mayfair and Arlington Park projects, presenting an opportunity to launch follow-up developments tentatively named Mayfair 2 and Arlington 2. 'We are also exploring locations such as Dubai Islands and Bu Kadra for future projects,' he disclosed. Affordable luxury Majid Developments entered the UAE real estate development sector in 2024, leveraging over 20 years of experience in construction and contracting across the UAE, Turkey, and Afghanistan. According to Mansoor, the company is responding to demand for smart, connected communities that include amenities like gyms, co-working spaces, landscaped areas, and wellness facilities - in a single location and within an accessible price range. 'The challenge for us is to offer all these amenities at an affordable price,' he said. 'We have addressed this challenge through curated design, global sourcing of premium materials and competitive pricing.' Elaborating further, Mansoor said the company prioritises sourcing materials before finalising project designs. 'This process is technically complex, especially when dealing with premium materials. For instance, high-quality materials from Italy can range in price from $50 to $700. Despite the price variation, Italy maintains strict quality controls across all factories, ensuring consistent standards throughout the supply chain. Our challenge lies in selecting the right material at the right price and importing it to our region. 'Another technical consideration is furniture design. Importing finished furniture products from Italy is costly due to high shipping expenses. Instead, we source premium textiles from Italy and manufacture the furniture locally in Dubai. This approach is not only cost-efficient but also allows greater flexibility in design. By combining world-class quality with local production, we deliver what we call 'affordable luxury'. 'By 'affordable luxury', we mean offering a lifestyle that reflects the public's image of luxury at a price point that's both accessible and sustainable for long-term living,' added Mustafa. Abu Dhabi citizens can now apply for up to Dh500,000 in additional housing loans
Abu Dhabi citizens will soon benefit from expanded financing options aimed at making home ownership more attainable, thanks to a partnership between the emirate's Housing Authority and leading national banks. The initiative was announced through cooperation agreements with First Abu Dhabi Bank, Abu Dhabi Islamic Bank, and Al Maryah Community Bank. It offers additional mortgage financing at interest rates and profit margins partially subsidised by the Abu Dhabi Government, making housing loans more affordable for Emirati families. Under the new scheme, citizens with existing Abu Dhabi Housing Authority loans for purchasing or building a home — and a monthly income above Dh30,000 — can apply for up to Dh500,000 in additional financing from partner banks. Repayment terms can extend up to 25 years, in line with UAE Central Bank regulations and Islamic Sharia principles, with the government covering 50 per cent of the interest or profit margins. The initiative also extends to citizens who have already received a loan worth Dh1.75 million from the authority but have not yet started disbursing funds to developers or contractors. This added flexibility will help them better plan and manage their home construction projects. The move is part of the authority's broader strategy to boost homeownership, provide cost-effective housing solutions, and ensure long-term social stability. By partnering with the banking sector, the Authority aims to build a sustainable housing system that supports citizens' needs and aspirations. "At the Abu Dhabi Housing Authority, we are committed to strengthening our strategic partnerships with the national banking sector, with the aim of providing flexible accessible financing solutions that meet the needs of citizens and meet their aspirations. "These agreements are an extension of our efforts to enable citizens to own suitable housing, within a sustainable housing system that supports family stability and social well-being," said Hamad Hareb Al Mehyas, Director General of the Abu Dhabi Housing Authority. "We are committed to expanding the scope of our services and offering additional financing options that contribute to improving citizens' quality of life and facilitating their journey to building or purchasing suitable housing with ease and convenience," he added.
