
Nanta chairs URDA meeting ahead of SDCCM in Kapit
KAPIT (Aug 8): Upper Rajang Development Agency (URDA) chairman Dato Sri Alexander Nanta Linggi, who is also Kapit MP and Public Works Minister, chaired a URDA board meeting in Kuala Lumpur last Friday at the Public Works Ministry.
Nanta said the meeting also served as a pre-meeting for the Sarawak Development Coordinating Committee Meeting (SDCCM), scheduled to be held in Kapit soon.
The upcoming meeting will be chaired by Premier Datuk Patinggi Tan Sri Abang Johari Tun Openg.
According to Nanta, discussions focused on updating the implementation of URDA projects in rural areas such as Song, Bukit Mabong, Belaga, and Kapit.
URDA has been allocated RM1.5 billion for the implementation of infrastructure and public amenity projects.
'The main focus is to ensure that each project implementation goes according to plan and truly brings impact to the well-being of the rural community,' said Nanta.
He also called on the team to work closely together to make the regional development agenda a success.
Also present at the meeting were Deputy Minister for Digital Development Datuk Wilson Ugak Kumbong, who is also Hulu Rejang MP; Deputy Minister for Utility and Telecommunication Datuk Liwan Lagang, who is also Belaga assemblyman; Deputy Minister in the Premier's Department (Native Laws and Customs) Datuk Jefferson Jamit Unyat, who is also Bukit Mabong assemblyman; Katibas assemblyman Lidam Assan; Pelagus assemblyman Wilson Nyabong Ijang; Baleh assemblyman Nicholas Kudi Jantai and Murum assemblyman Kennedy Chukpai Uggon.

RM195mil Kelantan-Terengganu road upgrade completed, says minister
BACHOK: The upgrading of the route from Melor-Ketereh junction to Kampung Pak Badol, here, has been completed, said Works Minister Datuk Seri Alexander Nanta Linggi. He said the project, spanning 3.3 km, which began on Nov 3, 2020, was completed on June 28, at a total cost of RM195 million. "This road upgrading project is part of the government's commitment under the 11th Malaysia Plan to strengthen the federal road network nationwide, particularly in the East Coast region," he told reporters after the project's handover ceremony here today. Nanta said the RM195 million project was implemented through the Public Works Department's internal conventional method, meeting both the scheduled timeline and the required engineering standards. He said the upgraded stretch completes the connection to the route from Kota Bharu to Pekan Melor, which had previously been upgraded to a four-lane dual carriageway of R5 standard. "This route is a vital artery in the land transport system, linking key areas in Kelantan and Terengganu. "It is expected to ease traffic congestion in the district while serving as an enabler to improve regional connectivity, speed up daily commutes, encourage social activities, and boost the local economy," he said, adding that the FT003 route will be extended by another six kilometres to Pasir Puteh at a cost of RM169 million soon. He said roads are a symbol of progress, a link between communities, and a catalyst for sustainable regional development. "This is what is meant by the Madani principle, building infrastructure that not only functions but also benefits the people's lives, bridges development gaps, and reflects a deep sense of responsibility for the well-being and unity of the people," he said. Meanwhile, Nanta denied claims that went viral on social media that motorcyclists would be charged tolls starting in October. "Do not spread such false claims, as they can affect the people. We have never proposed such a measure, and the reports circulating on social media are incorrect," he added.

KLCC land buy to bolster Mah Sing's landbank, near-term earnings
KUALA LUMPUR: Mah Sing Group Bhd's recent acquisition of prime freehold land in the KLCC area is expected to bolster its landbank and improve its near-term earnings, said CGS International Research. Mah Sing has proposed to acquire a 0.60-hectare (ha) prime freehold plot in the KLCC precinct from Malayan United Industries Bhd for RM260 million. This acquisition translates to a land cost of RM4,019 per square foot, which falls within the historical range of RM4,000 to RM7,000, according to the management. CGS International Research views the land deal positively but believes the announcement may not be enough to significantly lift the group's share price, given the modest impact on its revised net asset value (RNAV). "Based on a pre-tax profit margin assumption of 20 per cent and full take-up by the end of the financial year 2028 (FY28), we estimate this new redevelopment project could raise our RNAV by eight sen, or 3 per cent. "We also expect the group's net gearing to remain manageable at 19 per cent, from 0.17 times as of the end of the first quarter FY25, after the completion of the land acquisition, given its healthy operating cash flows," it said. CGS International Research said it was encouraged by the strong response to the recently launched M Grand Minori, the group's first project under its premium M Grand Series, with a gross development value of RM1.5 billion. M Grand Minori is a freehold mixed-use residential and commercial development spanning 2.42ha in Taman Pelangi, Johor Bahru. It is strategically located within three kilometres of the upcoming Bukit Chagar Rapid Transit System (RTS) station. "According to Mah Sing, the project has achieved an impressive 90 per cent take-up rate for Phase 1 of Tower A within two days of the launch. "This reflects the robust property demand in Johor Bahru, boosted by the upcoming completion of the RTS and the anticipation of accelerated economic growth driven by the Johor-Singapore Special Economic Zone. "We reiterate our 'Add' recommendation with an unchanged target price of RM1.75 on the stock, pending completion of the land acquisition, as we believe its fundamentals remain intact despite recent market concerns over its data centre venture," it added.
