
Emirates Reit reports a strong Q1 2025 with 24% increase in property income
Operational efficiency remained a key driver of performance in Q1 2025, with property operating expenses down 8.4 per cent year-on-year to $3 million. Despite the exclusion of income from divested assets, net property income held steady at $16 million, underscoring the resilience and income-generating strength of the core portfolio. At the same time, net finance costs declined sharply by 57 per cent to $6 million, driven by the successful Sukuk refinancing in late 2024 and reduced financing exposure, directly enhancing earnings and cash flow.
The fair value of investment properties rose 14 per cent year-on-year to $1.2 billion (Dh4.0 billion) despite strategic asset disposals. This growth was underpinned by unrealised revaluation gains of $149 million.
Portfolio fundamentals remained exceptionally strong, with occupancy reaching 95 per cent, supported by a 17 per cent year-on-year increase in commercial and retail rental rates.
Earlier in June, the shareholders of Emirates Reit approved the resolution to distribute a final cash dividend of $7 million or $0.02 per ordinary share, for the financial year ending on 31 December 2024, as well as authorising the Reit manager to allow the payment of another dividend later in the year. 'We executed a two-stage strategy, which saw us first increase occupancy rates, aggressively manage operating costs and boost rental revenue. Then we sold selected assets at a premium in a dynamic market, the proceeds of which enabled full repayment of a bank facility and partial Sukuk settlement, followed by refinancing to provide a leaner and more efficient capital structure. These initiatives equipped us with a resilient platform for sustainable returns, supporting our progressive dividend policy,' Thierry Delvaux, chief executive officer of Equitativa (Dubai), told Khaleej Times after the results were announced.
Delvaux believes this is a compelling time to invest in Reits in the UAE, because of the strong economic fundamentals, a maturing real estate sector, and ongoing investor confidence. 'The market has shown resilience, with high occupancy rates and rising rental yields across key segments. Our portfolio's occupancy reached 95 per cent in Q1 2025, with a 17 per cent year-on-year increase in commercial and retail rental rates—clear indicators of a robust leasing environment and strong demand for quality properties. Now that Reits may be exempt from the corporate tax, they will become an even more compelling vehicle for real estate investment in the UAE,' he added.
Demand for commercial, educational, and retail space continues to grow, driven by the UAE's strong economic momentum and population growth. Sustainability is also front and center, and energy-efficient buildings are increasingly important to tenants and investors alike.
Importantly, the office market continues to be under-supplied and there is room for significant new stock. 'The challenge for Dubai is to incentivise developers to build office assets, which has proven to be difficult. If demand continues to outstrip supply, we are likely to see pre-leasing emerging as the only option for organisations looking to secure future space. However, a surge in the number of pre-lease commitments will further limit availability,' Delvaux said.
The Equitativa CEO remains confident about the resilience of both investor and tenant demand, despite ongoing macroeconomic uncertainty. 'Investors are increasingly focused on stable, income-generating assets, and real estate, particularly in high-growth sectors, remains a strong choice,' Delvaux said.
On the tenant side, demand continues to rise for premium commercial properties. This reflects a broader market trend where sustainability and quality are becoming key decision drivers. Overall, we see a positive outlook for the year ahead, with strong fundamentals supporting continued growth and long-term value creation across the commercial real estate sector.
Emirates Reit is not looking at fractional ownership/tokenisation at the moment. 'Fractional ownership and tokenization are interesting developments, but our current focus is on delivering a stable, efficient, profitable Reit that delivers long-term value to our stakeholders. Tokenization's main objective is to enable retail investors to invest in a fraction of a real estate asset, while a public Reit achieves a similar outcome since anyone can buy shares on the stock market. So, in the future, blockchain-based tokenization could be deployed to make traditionally illiquid real estate investments more accessible and tradable. However, any such consideration would need to align with our strategic objectives and regulatory framework. For now, our priority is to strengthen our portfolio and capital structure to support sustainable growth,' Delvaux said.

'Vote of confidence': Trump's lifting of Syria sanctions raises hopes for investment
US President Donald Trump 's executive order to permanently lift most sanctions on Syria is a 'vote of confidence' in the country's new leaders, removing some of the final barriers for foreign investors, Syrian officials and experts told The National. The move implements a promise Mr Trump made in May to lift crippling sanctions on Syria's new government, in a major policy shift aimed at giving the country a chance at 'greatness'. The signing of the executive order 'will definitely encourage more investors to take the step and enter the Syrian market,' Ayman Hamawiye, head of Syria's Investment Authority, told The National. In late May, Mr Hamawiye told The National that the authority had received hundreds of letters expressing interest, including letters from dozens of Western companies, following Mr Trump's pledge to end sanctions. Now, Mr Trump's order terminating those sanctions will 'definitely' help turn those expressions of interest into concrete investments, though expectations around the time frame should be managed, Mr Hamawiye said. The regime of Bashar Al Assad was under a dense web of sanctions, which intensified after 2011 following a brutal crackdown on peaceful protests, which led to a 14-year civil war. Since the regime was toppled in December by Sunni rebel groups, Syria has had a surge of investment pledges, particularly from Gulf countries. The latest, announced this week, was a $1.5 billion deal backed by a Qatari company to develop an artistic and media production hub in Damascus. 'Of course, we'll keep in mind that even executive orders need some time before they're implemented on the ground, but in any case, this is a positive and encouraging development,' Mr Hamawiye added. 'There's strong interest in investment, and it's constantly growing. The more the security and international concerns diminish, the more investment interest increases, especially from major international investors,' a source at Syria's Ministry of Economy told The National. The sanctions relief does not apply to Mr Al Assad or his associates. It also excludes people accused of human rights abuses, drug trafficking, chemical weapons activities, or linked to ISIS or Iranian proxies, White House press secretary Karoline Leavitt said on Monday. A 'vote of confidence' Benjamin Feve, a senior researcher at Karam Shaar Advisory, told The National the move was significant for investor confidence and Syria's international reputation, and demonstrated Washington's seriousness in supporting the country. 'This is really a vote of confidence from the US government towards the Syrian government. It also shows that the American administration – even its most senior figures, including those most opposed to [Syrian President Ahmad] Al Shara – were unable to convince Trump to reverse his decision on lifting the sanctions,' Mr Feve said. 'This reflects a real, radical shift within the US administration itself,' he added. During a brief, historic meeting with Mr Al Shara – a formerly Al Qaeda-linked fighter described by Mr Trump as a 'handsome man' with a 'tough past' – the US President urged him to meet specific conditions, including establishing ties with Israel. Back-channel talks have taken place between Syria and Israel are continuing but have yet to yield tangible results, with the issues highly sensitive. Syria has a long history of war with Israel, which has occupied the Golan Heights, a rocky plateau bordering the two countries, since 1967. 'It's also kind of a test for the Syrian authorities, will they manage this post-Assad transitional phase well?' Mr Feve added. Outbreaks of sectarian violence have also raised questions about the interim government's ability to stabilise Syria, despite its pledges of inclusivity. Some sanctions will remain on Syria, including those mandated by the US Congress, as well as the US designation of Syria as a state sponsor of terrorism. Sanctions on Hayat Tahrir al-Sham (HTS), the now-disbanded group that led the December offensive and whose former members lead the government, also remain in place. 'Obviously, none of these sanctions explicitly prevent investments, but they do damage Syria's reputation,' Mr Feve said. Challenges ahead Experts and officials told The National that while the lifting of sanctions is a milestone, the path to recovery remains long. For Mr Feve, the reintegration of Syrian banks into the global financial system, a necessary step to manage the expected flow of billions in reconstruction funds, is a top priority. 'What still blocks things today are the interbank links between Syrian banks and international banks,' Mr Feve said. He said the end of sanctions does not mean foreign banks will automatically resume long-cut ties. 'International banks still don't know whether Syrian banks are really compliant with all the measures meant to prevent money laundering and terrorism financing. So it's taking time, but those connections will gradually be re-established.' Syria's central bank governor told The National last week that Syria's banks are expected to resume ties with international lenders within weeks. According to the source at the Ministry of Economy, challenges also lie in the urgent need for administrative reforms and the state's capacity to manage massive investments. 'The legal complications and the old chaos within government institutions will take time to dismantle. We are in the process of building a new government system – not from zero, but from a point below that, due to the presence of the old system,' the source said.

Gold soars on safe-haven demand amid trade uncertainty, weak dollar
Gold prices surged this week as heightened investor anxiety over stalled US trade negotiations, a weakening dollar, and expectations of lower interest rates drove strong safe-haven demand. Spot gold rose by 0.8 per cent to $3,328.71 an ounce on Tuesday, while gold futures for August delivery climbed 1 per cent to $3,339.70. This follows a 1.5 per cent gain on Monday, nearly offsetting losses from the previous week, which had been triggered by a short-lived ceasefire between Israel and Iran. The rally in gold prices is being driven by several macroeconomic factors, most notably concerns over the upcoming July 9 deadline set by President Donald Trump for concluding trade deals with several key nations. Investors are bracing for the possibility of steep reciprocal tariffs — up to 50 per cent — if agreements are not secured with countries including Japan. In the UAE, rising global prices are already being reflected in local bullion rates. As of Tuesday, 24-carat gold was priced at Dh400.25 per gram, while 22-carat stood at Dh370.75, 21-carat at Dh355.50, and 18-carat at Dh304.75. The increase has arrived at a time when footfall at Dubai's Gold Souk and other jewellery outlets had just begun recovering, aided by the Summer Surprises 2025 shopping festival. However, jewellers warn that consumer enthusiasm may taper off if prices continue to hold above Dh370 per gram — a level historically associated with reduced demand among price-sensitive shoppers. 'Many customers had locked in prices around Dh365.75, and their strategy seems to be paying off,' said a leading Dubai-based retailer. 'We're seeing an uptick in forward bookings, but if prices remain elevated, retail volumes may cool.' To stimulate buying, retailers are leaning on promotional campaigns. Vijay Valecha, chief investment officer at Century Financial, said the rebound reflects investors' flight to safety amid rising macroeconomic uncertainty. 'Despite recent profit-taking, gold has rebounded strongly after bouncing off a key long-term bullish trendline,' he said. 'The weakening US dollar, coupled with renewed fears about the government's fiscal deficit and legislative wrangling over a massive tax and spending bill, has only added to gold's appeal.' Valecha added that further support could come from anticipated interest rate cuts by the Federal Reserve. 'If the Fed signals dovishness in upcoming meetings, gold is likely to attract even more investor attention,' he said. Market focus now turns to key economic indicators this week, including Thursday's US non-farm payrolls report and purchasing managers' index (PMI) data from S&P Global and the Institute for Supply Management. These releases could offer clearer direction on the Fed's policy stance, influencing both Treasury yields and gold's trajectory. From a technical standpoint, analysts say gold has breached a descending channel resistance on the 4-hour chart, with upward momentum possibly pushing prices toward $3,350 — the upper boundary of the Bollinger Band and the 100-day simple moving average. A breakout beyond this level could set the stage for a test of the $3,377 mark, a previous support level from mid-May. On the downside, $3,300 and $3,275 remain key support levels. Globally, gold's appeal is further underpinned by investor expectations of continued dollar weakness. The US Dollar Index remained near three-year lows during Asian trading hours, making dollar-denominated gold more attractive to holders of other currencies. Lower US Treasury yields are also playing a role, reducing the opportunity cost of holding non-yielding bullion. Despite the absence of new geopolitical flare-ups, gold's upward momentum has been steady, supported by broader concerns over global fiscal health and trade volatility. Analysts at Commerzbank and HSBC believe gold will remain within a range of $3,100 to $3,500 through the third quarter, with fiscal policies, currency movements, and global growth indicators determining its next move. In parallel, silver futures rose 0.4 per cent to $36.00 an ounce, while platinum futures slipped 0.4 per cent to $1,360.45. Industrial metals also saw mixed movement — copper futures on the London Metal Exchange rose 0.2 per cent to $9,839.95 a ton, and US copper futures jumped 1.2 per cent to $5.1145 a pound, buoyed by stronger-than-expected growth in China's Caixin manufacturing PMI for June. Precious metals analysts at Metals Focus note that strong central bank buying and persistent inflation concerns could also lend longer-term support to gold. 'Central banks are not only diversifying away from the US dollar but also hedging against systemic risks. This sustained demand creates a floor for prices even in times of calm,' a recent report from the consultancy noted.
