Homes with a sea view ‘command average premium of more than £88,000'

The website's analysis indicates that coastal home buyers wanting to be able to see the sea face paying a price premium of nearly a third (32%).
The average asking price for a home with a sea view stands at just over £363,181, its analysis found.
The property website looked at more than 200 coastal areas, comparing the average asking price of homes in these areas when a sea view was mentioned compared with those without a sea view.
The average price for a home with a sea view is £363,181.51, while the average price for a coastal home where no sea view was mentioned is £275,074.81, the analysis indicated.
This makes a price difference of £88,106.70.
At a regional level, the East Midlands leads the charge with a 68% premium, with homes with a sea view having a price tag of £428,330 on average.
The South West had the next biggest premium at 44%, with Scotland a close third at 43%.
Torbay in Devon was found to be a sea view hotspot – being the area with the biggest cluster of available homes listed with a sea view in Rightmove's analysis.
Colleen Babcock, a property expert at Rightmove, said: 'Sea views have always been a highly sought after feature for home buyers, and our latest research highlights just how much more people are willing to pay for one.
'The East Midlands claims top spot as the region with the highest price premium for homes with a sea view at 68%, compared to homes with a sea view in the South East which has a much lower sea view premium of 22%.
'A contributing factor for this difference could be the exclusivity of properties with a sea view in these areas.'
Rightmove's analysis involved looking at properties on its website that mention 'sea view' in the listing description. The data covered January to June 2025.
Here are the average asking prices for homes with a sea view, followed by the percentage price premium compared with asking prices for coastal homes without a sea view being mentioned, according to Rightmove:

Easy access The top easy access rate on offer is still 5% AER - that's through the Chase saver, with a boosted rate of 2.25% for 12 months. Its underlying rate is variable, so if we see the base interest rate cut over the next few months, this could well fall. Elsewhere, Atom Bank has reduced its Reward Saver Account from 4.75% to 4.60%. The new rate is still competitive, although the access is extremely restricted. Make more than one withdrawal a year, and the rate will fall to 2.5%. Cahoot's Simple Saver is still offering the top unrestricted easy access account that doesn't require you to open a current account with them too, paying 4.55% AER. But after 12 months, any remaining funds in this account will be transferred to a Cahoot Savings Account, which currently pays only 1.20% AER. For those who want a straightforward, easy access account, the Family Building Society could be your top choice, even though it's no longer in our top five. It's paying 4.52% AER and you can only withdraw up to £25,000 a day. Fixed-rate bonds The best one-year fixed rate on offer is still with financial app provider Prosper, via Al Rayan bank, which has a bond paying 4.6%. This is a Sharia-compliant account, which means that rather than an interest rate, the rate offered is an Expected Profit Rate (EPR) - so it is not guaranteed. That said, Al Rayan has always paid out the EPRs and if the worst should happen and it drops the rate, it would offer penalty-free access to the bond, paying the original promoted EPR up to that point. Most importantly, the funds deposited are fully protected by the Financial Services Compensation Scheme (FSCS). GB Bank is still offering the top traditional fixed-rate bond but the rate has dropped slightly to 4.53%, from 4.58%. The five-year table has seen the most activity this week, with the top rates now higher than they were a week ago. Chetwood Bank launched a new bond paying 4.5%, taking it to the top of the table, pushing DF Capital into second place. But Birmingham Bank wanted in on the action and launched a market-leading account paying 4.51%, which is the highest rate we've seen since the beginning of May. Fixed-rate cash ISAs The top one-year ISA is slightly higher than a week ago, after the introduction of a one-year cash ISA from Tembo paying 4.27%. The top two-year ISA rates have taken the biggest battering, with Vanquis dropping the rate it's offering from 4.23% to 4.18%. United Trust Bank has also dropped its rate from 4.20% to 4.16%. Easy access cash ISAs The freeze on activity in the easy access cash ISA table has continued, and all of our top five are the same as they have been since early July this year.

The so-called Clean Flexibility Roadmap is part of the UK Government's net-zero goals. Households will be able to switch to flexible energy tariffs and use smart appliances to help cut electricity bills under plans set out by the UK Government. ‌ Energy minister Michael Shanks unveiled the next steps to give households and businesses more freedom and choice over how and when they use energy as part of aims to make savings of up to £70 billion in system costs by 2050. ‌ The Labour Government wants to offer consumers new ways to take advantage of off-peak, lower electricity prices, through flexible tariffs and smart technology. This includes helping electric vehicle (EV) drivers get discounts on their electricity when using public chargers at off-peak times. ‌ It also plans to ensure suppliers make information on smart tariffs more accessible to consumers, while taking the next steps to offer tailored products and services based on electricity usage. The so-called Clean Flexibility Roadmap comes as part of the UK's net-zero aims, while also helping lower bills and boosting the resilience of the power network. Britain will need to shift towards more flexible energy use as the UK becomes more dependent on wind and solar power, such as charging EV batteries when wind is generating a lot of electricity. ‌ Mr Shanks said: 'This roadmap gives households and businesses the choice and control over when and how they use their energy. 'The flexible electricity system we are working to build will help make that a reality for consumers across the country, by supporting them to bring down their bills through using new tariffs and technologies. 'In this way we will protect working people's pockets and ensure they are the first to benefit from our clean power mission.' ‌ A flexibility commissioner will be appointed to lead the policy work, and an annual forum will be set up to track progress on the initiative. Akshay Kaul, Ofgem's director general for infrastructure group, said: 'A more flexible energy market will be a real game changer, giving households more control over what they pay for their energy. ‌ 'Small lifestyle tweaks such as programming a dishwasher or tumble dryer to run overnight when costs are low or charging your electric car during high winds can have a material impact on people's bills. 'At Ofgem we're opening up flexibility markets to bring better tariffs and products to consumers to make cheaper bills a reality.' The Government has also launched a two-month consultation looking at how more consumers can be supported to use energy flexibly.
