A home a day: Qld's top-selling property hotspots revealed
Suburbs with the highest volume of sales since July 2024 comprised a mix of city apartment hubs and outer metro and regional growth suburbs, many with house prices below Greater Brisbane's $1m median.
Surfers Paradise was top-ranked overall, with more than three apartments sold each day since last year – eclipsing runner-up Brisbane City by a whopping 452.
Median unit prices in those hotspots sit at $760,000 and $670,000.
PropTrack's Market Trends report showed an almost even split between units and houses among the suburbs where more than 365 annual sales were recorded.
Brisbane's inner ring markets including Fortitude Valley, South Brisbane, West End and Newstead performed strongly, with 639, 533, 413 and 387 units sold respectively. Nundah in the city's north was another standout, notching up 374 apartment sales.
For houses, buyers seeking more bang for their buck ventured further, led by Redbank Plains (482 sales), then Caboolture (479), Morayfield (404), Springfield Lakes (378), and Narangba (373).
The Gold Coast's Pimpama took the crown for most house sales overall, at 492. Nearby Upper Coomera (384) and Coomera (377) also made the cut, with first-home buyers snapping up much of the stock previously held by investors in the region's northern growth corridor.
The Coast's CBD suburb, Southport, also featured with 744 apartment sales, along with nearby Labrador, 454.
Other regional top sellers included Buderim and Maroochydore on the Sunshine Coast, and Kirwan in Townsville.
Brisbane buyers agent Andrew Cumming said the city suburbs on the list generally offered more opportunities to get into an otherwise competitive market.
'The volume of transaction is really driven by affordability – it is easy to get in because there are so many properties available. Lifestyle and proximity to the city are the main reason these areas are doing well,' Mr Cumming said.
But he cautioned about the potential for fluctuating values.
'Growth is good now while demand is high, but it might not last forever,' the co-director of Purchased.com.au said.
'From my experience as a sales agent prior to being a buyers agent, there is too much volatility in those high-volume markets and that can hurt your value as a homeowner.
'The more transactions, the more risk there is of someone selling at a lower value that can impact your investment.'
He advised seeking properties with a 'point of difference', such as those in a smaller, boutique building, or located in a quieter, more exclusive pocket.
'We tend to focus on suburbs with a lower transaction volume. But suburbs like Newstead and Fortitude Valley have quality investment merits, where the super-high volume of transactions is anchored by the number of developments, but also by the lifestyle amenities.'
Mr Cumming bought a two-bedroom, one-bathroom unit in Fortitude Valley in 2020 for $400,000, which is now valued at about $720,000.
'Mine is in a smaller building and sits within a really nice character pocket with a fixed supply.'
In Newstead, an influx of new strata developments had propelled the suburb, located 3km from the CBD, with unit prices soaring 22 per cent since last year to a median of $666,000.
New projects on the market range from spacious luxury apartments priced from $2.295m to a riverfront tower designed for retirees with units from $830,000.
Surfers Paradise agent Katrina Keegan, of Coastal, put the Glitter Strip capital's surge down to increased buyer confidence, and the diversity of local real estate on offer.
She and partner Penelope Nicholls sold 124 Surfers Paradise properties over the past 12 months, including both on and off-market sales, with local stock ranging from one-bedroom studios priced at $250,000 to an $8m beachfront penthouse.
'Prices per square metre and days on market have really dramatically come down,' Ms Keegan said.
'We are dealing with some really smart and savvy buyers who know the market and what they are prepared to buy, but they don't necessarily want a bargain.'
She said the proportion of owner-occupiers purchasing properties priced above $700,000 had doubled in the past two years, while 70 per cent of buyers for homes under $750,000 were investors.
First-home buyer activity had also spiked, along with Boomers looking to acquire a Gold Coast holiday home.
Unit owner Harry Laumets near doubled his return on a two-bedder in a 2005-built beachside tower. He bought the apartment for $450,000 in 2020 and has just sold it for $800,000 after three weeks on the market.
'Prices were quite reasonable at the time I bought. In hindsight, people were trying to offload investment properties. But since then, prices have just been going up and up, even with the glut of units that were already here,' Mr Laumets said.
The retiree is returning to Melbourne after a five-year Queensland sojourn.
The data aligned with quarterly results by prop tech firm InfoTrack, with Springfield Lakes and Surfers Paradise recording the most house and unit sales from April to June this year.
'Springfield Lakes continues to gain traction due to its blend of lifestyle, community, and affordability,' InfoTrack head of property Lee Bailie said.
'Nearby Redbank Plains also made the top 10 [last quarter].
'Both suburbs offer their own unique character but are also well within commuting distance to central Ipswich and the Brisbane CBD,' he said.
How first-home buyers can turbocharge their chances
Mr Cumming said soaring house sales in outer metro suburbs like Caboolture reflected rapid population growth.
'Buying and selling is challenging in Brisbane, whereas in suburbs like Caboolture there is more of an abundance.
'People are selling out of there to get into Brisbane, but Caboolture and the Moreton Bay region are growing really fast and the number of transactions is fuelled by the amount of interest driven by affordability and proximity to Brisbane giving it the benefit of growth piggybacking off Brisbane,' he said.
House prices in Caboolture were up 13 per cent from last year, to a median of $750,000.

Sydney family buys $14m waterfront home to knock it down
A Sydney property has for $14m for its land value alone, with the new owners planning to knock down the existing house in pursuit of their dream home. The four-bedroom, four-bathroom property on Phillips St, Cabarita was purchased in a private sale for a fee over $10.3m above the suburb's median house price. According to Horwood Nolan founder and director Ben Horwood, the home was purchased by a local family who wanted nothing but the best block in the area. 'It's a local family that are looking to build their absolute dream home,' he said. 'They're really welded to this area and don't want to move. 'They were born and bred in the area, their kids go to the school here and they wanted to buy the best property they could locally and this was the one. The property had previously been owned for 65 years by a woman now in her 90s who is looking to downsize. Mr Norwood said the existing house was built around 30 years ago. He said it was 'a nice home' that the new owners will be looking to rent out while plans are being completed for their dream abode. Mr Norwood said the block commanded a high price due to its rarity in the area. 'It's a rare block in the sense that it's flat waterfront land that faces north,' he said. It is not the first home to crack the $14m mark in the area, with (another home on) Phillips St selling for $14.62m in December 2022.

Melbourne tipped to lead 2026 property boom
Melbourne is set to lead the nation for home price growth in 2026, with new forecasts suggesting a typical home could surge almost $65,000. Nationally, house prices are only expected to increase by 4.5 per cent next year, according to the latest Residential Property Outlook from KPMG. Increases will be driven by improving sentiment, renewed investor activity and the growing likelihood of further rate relief. KPMG has updated its national forecast and named Melbourne as the top-performing capital in 2026, with house prices expected to rise 6.6 per cent — which would add $64,878 to the city's current $983,000 house price median, based on latest PropTrack home value data. It would equate a whopping about $178 a day. Melbourne unit prices in the city are also tipped to lift by 7.1 per cent, increasing the $609,000 typical unit's price by more than $43,000, and only surpassed by Darwin — with national growth only tipped for 5.1 per cent. KPMG chief economist Dr Brendan Rynne said Melbourne's property market was on the verge of coming out of its post-Covid slumber. 'We expect strong gains next year, particularly in the unit market, where affordability is much more favourable,' Dr Rynne said. Mortgage Choice Cheltenham's Rhys Elmi said demand in Melbourne was already picking up, especially among buyers trying to get ahead of future price growth. 'The people who were asking questions 12 to 24 months ago are finally acting,' Mr Elmi said. 'They know once rates fall, prices will rise, and they want to get in before that.' Mr Elmi said most borrowers were still choosing variable rates, even as fixed rates fell below 5 per cent. 'Ninety to ninety-five per cent of our clients are going variable,' Mr Elmi said. 'Everyone's expecting at least two more cuts over the next 12 months.' Arin Russell Property director and buyers advocate Arin Russell said high-income Western Australian investors had already begun shifting their focus to Melbourne, looking to cash in 'before the recovery accelerates.' 'They've had their Perth growth and now they're diversifying,' Mr Russell said. 'We're seeing people from Western Australia targeting Melbourne, some first-home buyers, some experienced investors, and they're chasing value.' In contrast, Perth's house price growth is forecast to be just 1.6 per cent in 2026, down from 4.7 per cent this year. It would mean an about $15,000 increase, with Mr Russell tipping worsening affordability and tight land supply to force buyers to look elsewhere. 'There's still demand in Perth, but it does feel like it's tapering,' he said. 'And the government hasn't kept up, they're too far behind to catch up now.' Sydney is expected to post $65,688 (4.2 per cent) house price growth based on its current $1.564m median and a $52,460 (6.1 per cent) lift in unit values next year, supported by strong employment and infrastructure-led demand. Dr Rynne said Sydney's sustainable growth was set to continue. 'The city offers world-class amenities, lifestyle, and job opportunities,' he said. In Brisbane, the $1.067m median house price could rise a more modest $33,000 (3.1 per cent) and units by $10,725 (1.5 per cent) from $715,000, after years of rapid post-Covid growth pushed the city out of the 'affordable alternative' category. Adelaide, which has led house price growth nationally this year, is expected to gain a more restrained $46,716 (5.1 per cent) from $916,000. A 3.7 per cent increase for units in 2026 would add about $23,000. Canberra's market is expected to rebound after a flat 2024, with house prices to rise about $46,000 (4.8 per cent) from $959,000. Units could be in for a 5.6 per cent uptick, worth about $33,000 when applied to today's $590,000 typical price. Darwin is tipped to outperform on the rental and investment front, with units set to jump almost $30,000 (7.3 per cent) for a $410,000 typical offering — the highest in the nation. The Northern Territory's typical house has been earmarked for a 5.1 per cent rise, worth $30,804. Hobart will record the slowest growth, with the city's $710,000 typical house price only likely to gain $12,000 as it rises 1.7 per cent. Its units will fare slightly better, with a 2.7 per cent increase likely to equate to a $15,687 rise for a $581,000 home.

Green light for developer's shock $1.5b mega-estate sale
The developer behind a mega estate on the Gold Coast has listed its stake for sale, with the $1.5b project still a decade from completion. Western Australia-based Perron Group, alongside Queensland businessman Ross Atkins, has appointed Ray White Special Projects (RWSP) and Melbourne-based B&S Land to jointly sell the development interests for SkyRidge Estate at Worongary. Twenty years in the making, the site west of the motorway spans 297ha with planning approval for 3,500 dwellings. To date, 322 lots have been completed and settled. SkyRidge is expected to be home to more than 10,000 people once completed in 2036. The developer's exit, to be handled via an expression of interest campaign, creates an opportunity for new investors to take the reins on the project, which is sold as a 'going concern' with production underway on the next 300 house lots. RWSP director Mark Creevey said SkyRidge was the city's largest development holding of its size. 'With all current planning approvals in place and all EPBC matters in hand there is little approval risk in developing the project which has a life span of a further 10 years,' he said. 'This is truly a once-in-a-generation opportunity to acquire the developer interests in a project of this scale, prestige, and strategic significance. 'SkyRidge is unmatched in terms of size and location; it is simply irreplaceable.' SkyRidge has its own planning code with flexibility and includes provision for small lot residential, traditional home sites through to medium-rise apartment development and non-residential uses such as a neighbourhood retail centre, food and beverage opportunities, retirement and other commercial uses. 'The Gold Coast continues to face major undersupply in residential land and SkyRidge is uniquely placed to meet that demand, and its scale allows for delivery flexibility and long-term value creation,' Mr Creevey said. The estate recently notched up its first $1m-sale of a 700 sqm block of land, while a Metricon display home was snapped up for a record $2.8m in September 2024. B&S Land managing director Frank Nagle said the development offered planning certainty and delivery momentum, underpinned by its location in one of Australia's tightest housing markets. 'Queensland is the state to be now with all our major land clients buying here over the last five years, and with Victoria struggling and other states tapering off, this opportunity is perfectly positioned to create a lot of competition from Tier 1 and Tier 2 operators and Capital Partners,' Mr Nagle said. 'Very rarely does something of this magnitude and size come to market, and we expect significant national and offshore interest.' The development interests for sale are entirely separate from ownership of the land on which the SkyRidge Estate is being developed. 'Demanding' Aussie lodges 312 complaints While Pacific View Farm (Queensland) Pty Ltd owns a small parcel of the land, the vast majority is owned by a deceased estate with a court-appointed administrator. The owner interests in the estate and underlying land are not a part of the developer sale process. This campaign marks the latest in a series of property interests the Perron Group has moved to divest since the company founder Stan Perron died in 2018. Mr Perron built the family business into a multibillion-dollar operation spanning real estate, infrastructure, car dealerships, and iron ore royalties. The family manages the Stan Perron Charitable Foundation, one of the largest of its kind in the country which has ramped up its philanthropic activity over the past six years.
