The reserve price for the property was set at HK$49 million (US$6.3 million), a 32 per cent discount to the HK$72 million Zhao and Huang paid in 2012, according to filings from the Land Registry.
The 3,494 sq ft, four-bedroom unit on the 38th and 39th floors and two car parking spaces at The Westminster Terrace in Tsuen Wan, New Territories, did not receive any bids at an auction conducted by AA Property Auctioneers.
Less than 10 of the 52 properties, including parking spaces, residential units and office spaces that were put up for auction, were sold. Some 80 people turned up for the auction.

'As the property market has been stabilised after the government removed all curbs in February last year, we have seen more transactions,' said Peter Au, managing director at AA Property Auctioneers.

Hong Kong's stock rally still has room to run on ‘reasonable' valuations, Templeton says
Hong Kong stocks remain favourable, as attractive valuations and easing tariff uncertainty have enhanced the predictability of corporate earnings on the city's stock market, according to US fund manager Franklin Templeton. Advertisement The firm, which manages US$1.5 trillion of assets worldwide, was 'constructive' on Hong Kong and mainland China's stock markets, as the valuations remained reasonable and Beijing had introduced supportive policies, said Ferdinand Cheuk, portfolio manager at Templeton Global Equity Group, on Wednesday in a briefing. While the city's benchmark Hang Seng Index had surged more than 25 per cent so far this year, outperforming major indices globally, the momentum could be maintained through stock selection and positioning in certain sectors, he said. The average price-to-earnings ratio among Hong Kong stocks stood at around 10.8 times, slightly above the 10-year average of 10.4 times, Cheuk said. By comparison, the constituents of the Standard & Poor's 500 index traded at an average of 25 times, while Nasdaq stocks averaged 35 times, according to Bloomberg's data. Advertisement 'We believe it is fair to say that the risks from Trump's current trade war and trade policies will diminish in the future,' said Christy Tan, investment strategist at Franklin Templeton Institute, at the same briefing. Tan added that the US tariffs on China's imports were largely expected to be below 40 per cent.

Hong Kong Ferry buys New Territories retail space for US$33 million from ‘Cassette King'
Hong Kong Ferry Holdings is buying retail shops in the New Territories from Hong Kong's 'Cassette King' David Chan Ping-chi for HK$260 million (US$33 million) as part of an expansion of its property investment business. Prosper Link Investment, a wholly owned subsidiary of the company, entered into a provisional agreement with the seller, Man Hei International Investment, to acquire various shops at Tai Hung Fai (Tsuen Wan) Centre at 55 Chung On Street in Tsuen Wan, Hong Kong Ferry said in a filing with the stock exchange on Tuesday night. The monthly rental and licence fee income in August was around HK$1.22 million, representing an annual gross rental yield of about 5.6 per cent based on the purchase price, the filing said, adding that the purchase would be financed by the group's internal resources. 'The group currently intends to hold the property for investment purposes to receive rental and licence income after completion,' the filing said. 'The acquisition is in line with the group's strategy and represents an expansion of the group's existing property investment business. 'Considering the prime location of the property in Tsuen Wan and the existing tenancies and licences, the board believes that the acquisition could derive rental income and enhance its income base.'

Advertisement The company, one of the city's largest commercial landlords, said it would unveil the price list for the flats, which range from one to three bedrooms with areas from 400 sq ft to 1,400 sq ft, in the coming days. The launch of The Headland Residences in Chai Wan, which would have two phases, came at a good time, according to Adrian To, director of residential at Swire Properties. 'We have topped out the development already, and the market sentiment has improved quite a bit in the past six months,' he said in a press briefing on Wednesday, noting 'strong responses' from potential homebuyers that visited the project's showroom. In January, New World Development launched the 388-unit State Pavilia, the first phase of its redevelopment project at the site of the former State Theatre in North Point. Buying interest in the first-hand market improved in the first seven months of the year, with 5,981 flats sold, according to Midland Realty.
